Ball Thursday, May 27, 2010, 6:15pm EDT A Columbus real estate developer has landed a $3 million state grant to assist in the redevelopment of the former Kimball Midwest Inc. property off Goodale Street into an 110-unit apartment complex. The Ohio Department of Development’s Clean Ohio Council on Thursday approved the grant Wagenbrenner Development Inc. and the City of Columbus applied for to assist in the partial demolition and an environmental cleanup of the 4.2-acre property at 582 W. Goodale Street. Wagenbrenner Development President Mark Wagenbrenner said the $11 million project calls for turning the lower level of the former distribution center into parking. The second and third floors of the 80,000-square-foot building would get converted into loft apartments with the possibility of building two more floors atop the structure. Ball Friday, June 4, 2010 A trio of developers have their hopes raised over plans to build at least 120 apartments at the Kimball Midwest Inc. property between downtown Columbus and Grandview Heights after the project received a $3 million state grant. Apartment developers Group 90 LLC and Metropolitan Holdings Ltd. will join Wagenbrenner Development Inc. to renovate and expand the 80,000-square-foot former industrial building at 582 W. Goodale St. The state Department of Development’s Clean Ohio Council on May 27 approved the grant to eliminate environmental hazards and demolish some ancillary buildings at the 3.5-acre site, which has a 120-year-long history of industrial production and distribution operations, including a foundry in the late 1800s. “We think this is a fabulous location,” said Ted Foster, Group 90’s managing member. “You can get to downtown and Grandview quickly. Goodale Street. The 3.5-acre site, which formerly housed factory and warehouse operations, was cleaned up over the past year with aid from a $3 million Clean Ohio grant. Demolition is under way at the site, with late summer 2012 targeted as the opening date for the first units in the complex. With apartments ranging from studios to 1,200-square-foot two-bedroom units, Kaufman expects rents to range from about $780 to $1,550. He said he isn’t able to estimate the project’s cost yet. The influx of new rental units isn’t expected to drain demand for apartments in the Downtown core, said Ken Danter, who leads real-estate market-research firm Danter Co. The other project is something more interesting to us at Urban Ohio. It is a five-story, 180-unit apartment project at the former Kimball Midwest distribution center at 582 W. This is a new 174-unit luxury apartment development at the northwest edge of downtown located across Goodale from the White Castle Headquarters Office. The 600 Goodale project has an estimated completion date of Spring 2013. The bike trail uses an abandoned rail line that goes over the SR315 to I-670 freeway lanes in the area to connect Goodale with the Harrison West neighborhood to the north. January 22, 201312 yr What I am surprised with was how clean the bike lanes were in the recent snow storm (from December). I was visiting Ink in the Short North and remarked about how... unclear the side streets were after several days of clear weather, whereas the bike paths were seemingly salted and bare. Good for Columbus!
January 22, 201312 yr The bike trails probably use different equipment (like John Deere Gators or Kawasaki Mules and snowblowers) that's not tied up doing city streets.

The first is a view from Goodale Street looking at the southern side of the project. The second view of 600 Goodale is from a spot north of all the freeway ramps in the area. This view shows the back side of the project (i.e. the north-facing side). This aerial view of the 600 Goodale project is from the Kaufman Development facebook page. The view is looking westward toward the Olentangy River. Goodale Street is to the left in the photo. The new city bike trail is to the bottom in the photo.
February 7, 201312 yr The Kaufman Development facebook page also contained some information on another City of Columbus bike trail project near the 600 Goodale project. It is a ramp that connects the higher-level Goodale Street sidewalk with the existing lower-level Olentangy River Bike Trail. Below is a rendering of the ramp project from the Kaufman facebook page. This would go on the opposite side of the river across from the 600 Goodale location. If you look at the aerial photo from the previous post, you can see the Olentangy River Bike Trail at the top of that image. This is the ramp project location.
July 17, 201311 yr Developer Encouraged by Early Interest in 600 Goodale By: Brent Warren, Columbus Underground Published on February 14, 2013 - 4:30 pm Kaufman Development began leasing 600 Goodale at the beginning of February and has been very encouraged so far by the level of interest. The five-story, 174-unit apartment building on the banks of the Olentangy River is currently under construction, and Kaufman hopes to have the first apartments completed and ready for tenants by June of this year. The majority of the building (about 70%) will be made up of one-bedroom units, which will start at $825. The floor plan options also include two- and three-bedroom units and a handful of larger penthouse units on the fifth floor. Amenities within individual units include a washer/dryer, walk-in closets and stainless steel appliances, while the building will feature a second-floor terrace and courtyard, a swimming pool, and a parking garage with electric car charging stations. Kaufman is also promoting covered bike parking for those hoping to take advantage of the recently-announced bike improvements on Goodale.
