I'm not a landscape architect... but I really hope the developer puts together a deliberate plan for those shared "courtyards". If well designed, the courtyards could be really neat spaces where residents socialize, kids play, and the courtyards could be really neat community features. But if left with just a concrete sidewalk and grass, I worry those shared spaces will feel sterile and be unused. 

 

It doesn't look like the plan has any provision for front porches/stoops, so I'm worried there won't be any reason for residents to hang out in their "front yards". 


This is why Michael Eliason is such a great follow on Twitter, constantly showing examples of better developments in Germany. Something like this would have much taller buildings on the periphery to block noise from the interstate and rail yard so residents would have a quiet, private space in the middle of the development that they could all share.

Hyde Park Plaza has the potential to be a re-imagined retail/residential center. It's location really cannot be recreated but it seems the owners are content with it as a single story strip center.

I've assumed that the only hope is that the manufacturing behind Hyde Park Plaza leaves, which then opens up that area to be converted into mixed-use that can be oriented with Wasson Way. It doesn't seem like the vacancy rate for HPP is going to increase anytime soon.

Cristo Homes gets zoning approval for Arcadia townhomes in Oakley

A major townhome project in Oakley took a step forward Friday morning after Cincinnati’s City Planning Commission approved a zoning change at the site. 

 

City Planning Commission approved a zoning change for Cristo Homes, one of the region's largest homebuilders, to construct its Arcadia townhomes development at 3033 Jared Ellis Dr. The site was changed from commercial general - auto zoning to a planned development, which officials said will allow for greater flexibility and economic development opportunities. Depending on construction costs, the project will be an estimated investment of $62 million.

 

The location is bordered by railroad tracks to the south and has proximity to Interstate 71.

We looked at these parcels not too long ago, the owners are looking to sell but wanted to close relatively quickly. There is a substantial amount of environmental remediation which needs to take place as there are quite a lot of PCEs present. Unless the seller's change their tune on contract length it's unlikely a redevelopment will take place.

Honestly not surprised, I think out of the hundreds of times I’ve been to the Kroger, I have only been to Remke maybe 4-5 times. 

 That use to be one of the nicest Thriftways in the City. When Lindner owned and ran Thriftway, they were very nice stores. Was good competition for Kroger to be competitive in pricing and store appearance. Once Winn-Dixie bought them, Kroger knew it was game over and they had won. 

That store was a nice break from the constant mind-numbingly boring Kroger trips.

Was reading some of the comments posted on Facebook. Love the comments of can anything else fit in Oakley?,  This is not the same neighborhood I grew up in, and isn’t Oakley station crowded enough? I don’t think these people know how an urban neighborhood works. 

Oakley Station will get hotel, food hall, entertainment space, replacing some office space

 

The master plan for Oakley Station, the massive mixed-use development along Interstate 71 on the city’s East Side, has shifted away from office space to more hotel and recreation in the wake of the Covid-19 pandemic that has sapped the need for work space.

 

The Cincinnati Planning Commission Friday approved a final development plan for the next phase of Oakley Station, which will be called Oakley Greens, an entertainment complex on 3.44 acres with a bar, food hall, mini-golf course and other recreation to be located at 3065 Vandercar Way. It will be developed by Covington-based Curo.

 

That followed city approval in September of broader changes to Oakley Station’s concept plan, which replaced a 90,000-square-foot office building with the entertainment complex.

I believe it is called Graphite Oakley. Wonder if the mini put put has started construction.

Drove by the tennis courts and basketball court along Paxton and and noticed that it was torn up. Just thought they were replacing with new courts. Didn’t know they are putting in a new rec center at the site. 

Any word on the hours and membership rates for the new Rec Center?

Fair Oaks Enterprises plans a 117-room, dual-branded Fairfield Inn/TownePlace Suites by Marriott at 3005 Vandercar Way near the Homewood Suites by Hilton it already has developed at Oakley Station. The 1.5-acre site currently is vacant land and a parking lot.

 

Meanwhile, a subsidiary of Keystone Management Group plans a 116-room Home2 Suites by Hilton at 2910 Disney Street in the 28-acre Cast-Fab subdivision.

 

Cincinnati City Council approved tax incentives for both projects on May 24.

Oakley looks to eliminate parking minimums in its commercial districts

 

A Cincinnati neighborhood could become the latest to eliminate parking minimums in key commercial areas.

 

City Council unanimously approved a motion endorsed by the Oakley Community Council that removes rules requiring developments to have a certain number of parking spaces in the Oakley business district along Madison Road, as well as another commercial corridor along Wasson Road.

 

Now, the Cincinnati Planning Commission must review and approve the idea before it goes back to Cincinnati City Council for a final vote.

 

Oakley Community Council “has been engaging our members, neighbors and businesses for years now to determine whether this would be the appropriate path of progress and growth,” said the council’s president, Colleen Reynolds. “It’s reassuring to now have council’s support as we take this brave and bold step forward to remove barriers in attracting more local, diverse businesses to our core.”

At a recent Zoning Hearing, Christopher Hildebrandt from the Morelia Group stated that they are under contract to purchase the 1960's era apartment building along Kennedy Avenue that is west of his recent development along Madison, as well as attempting to purchase all of the homes along that block for "another commercial development." He also stated that his next development east of the bridge in Madisonville, will warrant a traffic light on Madison Road.

Are you meaning this area with the apartment building in the middle?

Looks like some demo has started on  the apartments next to Eiser’s Drive thru on Robertson. Anyone know what the plans are?

When I drove by a few days ago, the interior was being gutted but the exterior looked fine. Have they started demolishing the exterior? 

 

I thought it was going to be a full remodel but with the existing structure staying.

As far as I could tell only the interior has been gutted, and structure still intact. (Oops, demo was not the right word :) ) thanks for the response!

There are 2 permits filled for the building. One to altering of a residential building and one to repair a residential commercial building. They both say the same thing as they were applied on the same day: "demo plaster of apartments." An additional comment provides little more detail:

Neyer Properties, WP Land Co. unveil first homes at $200 million Oakley residential community

 

A pair of Cincinnati developers have cut the ribbon on the first homes that are part of a more than $200 million residential community in a hot Cincinnati neighborhood.

 

Neyer Properties and WP Land Co. held a ribbon-cutting ceremony Oct. 13 to showcase the first seven homes at Foundry Park, the single-family residential portion of the Three Oaks development in Oakley. Foundry Park is located at 2800 Robertson Ave. near Oakley Station.

I hate it. If they are going to make such large homes that close to each other, just make them rowhomes already!

I can't get over the fact that the sidewalk was completely torn up and rebuilt with a little tree lawn... but the utilities weren't buried.

That is DOTE's standard: 5 foot tree lawn, 5 foot sidewalk. If there is not enough RoW for that, the developer is required to dedicate to the RoW.

That said, this development was a PD and it is in the TIF so it would be interesting if that conversation was ever had, as well as whether or not to have specialized street lighting. To force the issue would likely require an update to the Land Development Code which IIRC was killed by Cranley.

I am not the best at commenting on architecture because I have zero taste though when I see something nice I take notice, but overall the amount of development in Oakley seems really good right now and putting in a lot of homes still is really good for the city. This area continues to build up which is great to see for the overall health of this area of town.

DO they have a mockup on this? 

I have spoken to a number of developers of similar type of properties and they are marketed as man-cave condos. essentially a poll barn that men keep their toys with the epoxy flooring, and then it has an upstairs loft that is used as a kitchen and loft area to watch games, drink beer and hang out. I would think it may be a better fit in a market like Harrison over Oakley. 

Problem in Oakley currently is if you're into cars you're stuck with a one-car garage that's probably super old, super tiny and leaky. Really sucks to actually work on a car in.

I just saw an update to this. The developer is NA1 Construction and they have setup a website for the project, which they are calling 28 Flats. It's a little concerning as the rendering posted has an all-new modern exterior façade, which seems unnecessary. They also have some videos and pictures on their Instagram and Facebook pages. The posts make it clear that they gutted the interiors all the way down to the studs and floor joists.

This building is up for lease. Would be a great spot for an apartment building.

Related, I noticed that those long-proposed homes on the other side of Wasson Road that really antagonized a lot of people, have started to go vertical. Also FWIW, Wasson Road is finally in the bid package to be resurfaced this year.

That’s good. That road has been pretty rough. It would also be nice if all of these lots along Wasson would be redeveloped.
