There’s a Rooftop deck on top of the 6th floor on the southeast side. It’s a walkout from the 7th floor.

The ghost tree represents an existing tree at the corner of the lot that is being retained. I assume they just made it translucent so you could see the building in the render. The resident feedback was to save trees so the developer is planning to keep the trees around the perimeter of the property.

I did think that was odd figured it was here because Cudell and Detroit Shoreway combined into Northwest Neighborhoods CDC so at this point they’re semi-synonymous. Is it also possible this area is considered Edgewater neighborhood?

Just received a letter that the CVS at Madison Ave and West Blvd is closing.    I guess not surprising as I rarely saw many customers there.

CVS is closing 300 stores and, I believe, just keeping the "health hubs" which the West Blvd/Lorain store is considered. CVS has been visibly pumping no money into the Madison store for a while now so I figured this was coming eventually. Still a massive inconvenience for a lot of people, though.

 

On the bright side, it's not allowed to be a dollar store. I would ideally love a small-format market/grocery store. Might not be the market for a Trader Joes but the intersection does have a lot of daily commuters and there is decent parking (as much as I hate to type those words). Also, the existence of the drive through could potentially facilitate a successful coffee operation (again, for the commuters). I wouldn't advocate something relying on car commuters get built, but since the building already exists in this form might as well use it.

Also a key difference with the erosion on Edgewater... the property owners  pay for and keep up with their own erosion mitigation out-of-pocket through revetment, fill, drainage projects, etc.  There's no erosion crisis threatening the homes.

 

There was no way that they could be bought off by promises to have that paid for by government (a la Euclid). Not a value trade off for the owners.

Affordable apartments planned at RTA station

An Indianapolis-based real estate developer is seeking to build affordable apartments just west of the Greater Cleveland Regional Transit Authority’s (GCRTA) West Boulevard-Cudell rapid transit station on land owned by the transit authority. Today, the GCRTA Board approved giving that developer, Flaherty & Collins LLC, an option to purchase the land for the development of 60 to 80 apartments. The option, priced at $5,000, gives the developer site control so it can nail down financing and city approvals over the next year. If the developer needs more time, RTA can extend the option for another year for another $5,000.

Fingers crossed on this. As a kid l used to live in one of those apartments on West Blvd. We used to "hop" the rapid all the time to go downtown. Never did get caught. 

 

Interesting that the developer is the same one doing Cedar hill and also the Cedar Lee Meadowbrook projects. Gives me encouragement that they will be able to pull this off. TOD is way under built in this town.

Six local housing projects win tax credits

Six housing developments in Cuyahoga County won federal Low-Income Housing Tax Credits (LIHTCs) yesterday from the Ohio Housing Finance Agency (OHFA), improving their chances of seeing construction in the near future. Those projects and 23 others elsewhere around the state received conditional LIHTC commitments. Developers will use those awards to leverage additional financing in the creation or rehabilitation of rental housing for low- to moderate-income Ohioans.

Of all the projects that won LIHTC awards this week, the Depot on Detroit is my favorite. Not only is it near where I live, but it's one of those developments that was built because of its proximity to a rail station. While I wouldn't call the project TOD, given its lack of mixed use and presence of a surface parking lot, every RTA rail station needs to have at least one 60-unit apartment building next door to them. If not tens of such apartment buildings. So this is a good next step, following on the likes of Aspen Place, Mayfield Station, Intro, Waterford Bluffs, and more.

Very excited about this one! I think this project will also be a great proof-of-location and encourage a second, larger project on the main RTA lot sooner rather than later. While the surface lot is unfortunate, I think it's reasonable that it could be developed eventually. Additionally, lessons from Aspen Place have shown that it isn't completely unwarranted, at least initially, since the spatial mismatch between affordable housing and jobs has put some Aspen Place residents in a position where they aren't using GCRTA to get to their jobs so they are clashing over parking, and if the Depot was to rely on street parking then it puts that in conflict with the bike lane. I wouldn't mourn the loss of the lot, but the fact it exists, is out of sight, and isn't removing any density from the area has me feeling alright. I would have preferred a parking agreement with RTA to use their existing lot, though.

 

Hopefully the continued increase of residents around the station encourages more commercial uses of the existing buildings, which are proving hard to fill because of white boxing and buildout costs.

Seeing a site plan for a development with the intention of encouraging transit ridership includes a 1:1 parking layout shows how far this city has to go with its zoning and more importantly their parking requirements.

I do like that they will offer free transit passes and the overall building design but that site plan looks so bizarre when you realize the intent of this building.

Exactly. 1:1 Parking should be heavily discouraged on TOD projects.

Heard a rumor that a developer wants to put a gas station at the CVS property at West Blvd & W. 101st (i.e. SW corner of Cudell Park). Apparently this is against the pedestrian retail overlay zoning now in place, not to mention just a plain horrible use of this parcel. If true, hopefully the zoning puts a stop to this. 

A developer has also wanted to tear down the abandoned Burger King and build a car wash at Detroit and Lake. But that has been pushed back too.

There are so many car washes in the area now. Every time I look around, someone is building another. Even if this were an attractive use for this property (which it's not), there can't be a big enough market for all these car washes.

Maybe they're taking Breaking Bad too seriously. From my understanding those are not the best ways for money laundering.

Just like the many used car dealerships along Lorain? Some of them have been busted for laundering drug dealers' money. Unless they do get busted, it's very hard to get them redeveloped.

Unfortunately, this parcel falls into the weird sliver of Ward 11 that cuts through Cudell and Ward 15. The Ward 11 Councilmember, Danny Kelly, supports the gas station use. Ward 15 Councilmember, Jenny Spencer, opposes the use.

REMINDER: The gas station proposal at the former CVS property at 10022 Madison Ave (BZA Calendar No. 24-024) will be on the May 6th, 2024 BZA Agenda. BOZA nixed the gas station this morning - variance was denied. 

 

Just finished watching that part of the meeting because as I was skipping through it sounded pretty contentious so I was intrigued lol. Damn were people riled up about replacing a 3 year long closed CVS.

Cleveland-area affordable housing wins financing

While only one proposed affordable housing development in Cuyahoga County was awarded the coveted 9 percent Low Income Housing Tax Credits (LIHTC) from the state, four others in the county got conditional approval, putting them in a good position to get financing in the near future. All five developments, if built, would add 247 total units of affordable housing in the county.

This was in front of Cleveland Planning Commission a couple of months ago (4/5).  Welded Ring Product Co. provided this reasoning for the demolition:

When I saw it in front CPC, I was worried they were going to also take down the brick office building fronting West 117. Looks like that's not coming down. Or at least I hope not!

Yeah, it looks like that building will stay.  The highlighted ones are slated for demolition.

The Denison Manor Apartments, 3206 W. 100th St. in Cleveland’s West Boulevard neighborhood, could get its interiors completely rebuilt to offer larger, more marketable, subsidized apartments. But work reportedly began without securing the proper permits and the city ordered the work halted.

TBH I think rehabbing these types of buildings throughout the city in this manner would be a FANTASTIC option to create a large inventory of truly affordable apartments.

The site clearing on this is now well underway as they have torn down the garage on the old house and also starting excavation on the vacant lot next to it.

I'm really confused why this is such a contentious issue. I've only read about this on and off in passing really and it seems people really want an abandoned building to stay there. Any reason why? Not like there's 3 gas stations there already that I could see. Really I checked google maps and didn't see any close at all. Sounds like a good idea unless I'm missing something.

Allow a gas station, but make them build the retail spaces in front and put the pumps around back.
