On maps, it looks like this actually sits considerably far back from the street. If the development is designed accordingly in relation to the strip of rowhouses next door, the garden could actually be a neat little courtyard.

Cudell Improvement, Inc. owns the orchard parcel. I love the energy behind the petition and the recent resident advocacy around green space. The board has had a purchase agreement in place with the developer for many months, so that really prevents the organization from being able to do a whole lot now that there is renewed interest from residents. The parcel along Detroit Ave is owned by the owner of the former Ferris Steakhouse and is therefore governed by it's own purchase agreement.

IMO the actual problem the petition addresses is lack of green space and tree canopy in the neighborhood as a whole. I'm not married to the orchard staying forever or anything, but I would hope that the trees would be replaced by park investment elsewhere in the neighborhood. At least the petition can make that more possible.

Here's a little story about that empty lot. One winter night back in the mid-60's I was sleeping over at a friends place. He lived in that big white house on the northeast corner of that same intersection. After an evening of playing board games we went to bed and slept through the night. The next morning I happened to look out the window and saw a wondrous sight. The huge house that stood where that empty lot is now was a giant ice sculpture. There must have been a big fire and by the time it was put out the whole place was a giant piece of frozen art. 

 

The funny thing to me was not one person in my friends house was woken up by what must have been a very loud night of fire fighting. And that lot has been empty ever since. At any rate, those were the days of peaceful sleeping - now I wake up every hour to pee. Ah youth...

I'm just so extremely impressed. Dimit is incredibly talented. One UC, the Dexter, FEB, the Viaduct, West 73rd Apartments, and now this. Architectural revival done right.

I don't understand these types of demos! I literally just sold one of my rental properties two blocks from here for well over asking with a cash offer and multiple bids. I have driven by this building multiple times. There is absolutely no reason to believe that demolition is more cost effective than renovation in this neighborhood unless the home is fire damaged. Plain and simple.

I dig that Lake Ave condo building. Like a contemporary version of a 70-80's architecture. Not a lot of great source material from that era to work with, but still.

I'm not sure if there actually is a block club for this area. This strip of Lake isn't part of the Edgewater North Homeowner's Association and I don't believe it's part of the Clifton-Baltic block club or the Edgewater Parke Neighbors (west 80s).

 

That being said, I'm sure people will have comments if they attend the design review meetings.

Wow, That's right between former Cleveland Safety Dirtector Billl Denihan's house on Lake Avenue (Michael R. White administration,) and former Cleveland Safety Director Eliot Ness's apartment!  I used to live in the Elliot Ness Suite of the Anglo-French Edgewater/Breakers Building. I overlooked Edgewater Park, the lake and downtown from my dining room! Oh Lort, that neighborhood was fun back in the 90s!  Incidentially, in the 1980s, I also lived in the former University Circle elegant apartment of Al Capone's "kept woman" in Cleveland @ the corner of Ford & Hessler Streets..  Too much coincidence. - I never planned it that way , but it makes for great cocktail party chat today. 

 

(Elliott Ness lived in five different places on Lake Avenue.  He went through wives like something shameful, I must say.  His ashes were personally scattered over the pond at Lakeview Cemetery by Bill Denihan & Cleveland police officers in September of '97.  - Fun times then while I was an official at the City of Cleveland.  M.R.W. was absolutely as maniacal as they say. 

After Eliot Ness lost his mayoral bid to William R. Hopkins, he split for Chicago and became untouchable. )

 

For the record, my opinion is that the planned new building is too tall to play nicely with its historic neighbors.  I'm not fan of this style because  I think it looks cheap, but the scale is more important to me here than the style.  - There is no unit 12B, as the basement is the building next door is a garage 😉.

And lived in a rural area in north central Pennsylvania. He penned a book about The Untouchables which was 90% fiction and uet became the basis for the TV show and movie thereafter.

Uh oh... Gracious - Thanks!  I guess what happened before & after my personal connection is indeed wrong in my written account.  I'm pretty sure I was right about the many failed relationships though and his five homes on Lake Ave.  I can go back and edit my story with the your correct information, unless you'd prefer I leave it so this thread may continue linearly with the correction acknowledged.

Re Lake Ave, I'd rather it be the same height (4 stories?) of the existing apt bldg and turn the existing house into another 4-story structure and perhaps make all the units a little smaller so you'd have 20-25 units in total including the townhomes. The architecture--esp the sides--look very institutional.

I was at a BZA meeting a few years ago when a new owner of 9803 Lake wanted to operate it as a Bed & Breakfast (again).   

 

The NIMBYs on the street were going absolutely ape$hit over that proposal (they might 4 guests overnight which will generate more traffic than the street can handle!) 

 

When they see this 6 story structure and this many units, their heads are going to explode.

I wouldn't place any bets on that.   

 

I was also at a meeting for the Brickhaus townhomes where the old church stood.   A couple that lives next door to the 75 unit apartment building was arguing that the townhomes would create too much density on a street with single family homes.  🤦‍♂️

My dad worked with Elliot Ness in 40's. Actually say on his lap a few times went use to to our on Payne and 26th street.

Yeah, I don't think this design meshes well with its surroundings, but it would fit in a lot better if the heights end up being somewhat uniform.

I don't think it would be hard or expensive to make the apartment much more sympathetic to its neighbors.  I hope the Design Review Committee insists on it.

Where is this going?

Looks like Detroit, where W. 87th dead ends, all the way through to Franklin.  Pretty underwhelming, especially with the city kennel taking up a huge chunk of land right there, too.  No vision for this part of Detroit Ave, which would otherwise have great potential.

So frustrating.   It will take a long time to root out the rubber stamp mindset of "anything that is being built in the city gets a pass".  I was hoping with the likes of Anita Brindza and Dona Brady going away the mindset would change, but it seems to hang on.  

 

These 1900 neighbors who love the orchard so much that they signed this petition to stop this - where have you been the last 9 years that the property has withered away in neglect? If the orchard is so important to you, get out there and clean it up! Leaving the property how it is not an answer.

I think this development can be great, but the building needs to be moved up to the street, and all drop off traffic should come from Franklin.

It's a shame they aren't changing the width between 117th and Clifton.   With the cars parked on the South side there isn't much clearance so most people drive partially in the turning lane anyway.
