An establishment called Grille 55 to move into where Chicago’s Chicken and Waffles used to be on Prospect Ave.

Glad to see a new restaurant going into this space!

Cross posted from hotel dev thread: unfortunate but expected news, AT&T / Ohio Bell renovation as a Curio hotel project seems to be dead:

When is the last time I-71 turned a profit?

Bummer, I think my crains subscription lapsed, do they have any insight on how much the conversion was estimated to cost? That would make an absolutely awesome hotel looking over the Jake, Q, and just over downtown in general. Also the steel plants! Ugh, I hope someone converts it.

Work is being done on the future home of A.J. Rocco's!

We're very excited for the unveiling of the building's makeover! Planning to head downtown for a Cavs game or other event? We invite you to take a walk and see the many ways our businesses are changing and have adapted over the past year!

Seeds & Sprouts XV - City Club tower groundbreaking & more

Downtown gas station to add retail spaces

One of downtown's main entrances will soon gain some new business activity. The BP gas station at Carnegie Avenue and East 9th Street plus the adjacent Carnegie Ballroom are proposed to be renovated with up to four retail spaces, available for lease, according to a LoopNet listing.

The pending renovation follows the November acquisition of the Carnegie Ballroom by Four Aqua Holdings LLC which has owned the gas station since 2008. Four Aqua Holdings of Wadsworth bought the ballroom for $950,000, county records show.

Yeah I remember this I just forgot due to so much else going on in Cleveland.

Indigo is a curious brand.  It was conceived as Intercontinental's luxury boutique -- and operates as such in some foreign locations.   But since Intercontinental bought Kimpton, it seems to have been brought down just a notch in the US.

that said, here in the states its a cool mid-range hotel with interesting new builds and renos.

off the top of my head i remember we stayed in a really nice new one downtown in athens, ga. -- it had a big art gallery with good local stuff in it.

i wouldn't hesitate to rec it.

Carter Manor Apartments building purchased by a Chicago group. They intend to perform $18 million in improvements while preserving "the affordable housing aspects of the building". The building is beautiful on the outside but could definitely use some love.

I saw an entry on the Dodge Reports saying something about $50+ million worth of improvements to Carter Manor. Perhaps that included some future phases?

Don't know where a future phase would go as they have no additional land

I think it was just changes to the existing building.

No idea if they would do this but you could put an addition here at some pointScreenshot_20210510-224225.thumb.png.7ef03ec26dda31c9f889e72e93a598cf.png

A tribute to the Hotel Winton / Pick-Carter / Ettore Boiardi would surely be appropriate.

At one time it was one of the city's great storied "society" hotels.  Some swank & celebrity fun was to be had there, with ice skating demonstrations, live radio broadcasts from the Rainbow Room Orchestra and more.

Winton Automobiles were just the thing back then. The Winton family/luxury automobile/hotel  name lives on today at Winton Place, the former site of the Winton Estate on Lake Erie - (known at that time as Rosenheath.)

It’s the same couple that opened Avo in the former Bakersfield spot.

"Zeller said that he plans to open Indie in October, and to get the rooftop patio up and running in 2022."

So no rooftop patio this summer. But its great there will be live music there.

Here is a rendering of the proposed renovation to the Carnegie Ballroom for the BP and additional retail space from the 5-21-21 Planning Commission meeting. The small project received final approval from the commission. @KJP wrote about the development earlier this year.

CLE-5-21-21-3.png

CLE-5-21-21-4.png

That's a huge improvement over the current building! Still not the greatest looking building, but the screen at least makes it interesting. The ballroom/BP was such an eyesore as the first thing you see heading into the city on E 9th. Hopefully it gets filled with some interesting retail, but that lot always seems a bit isolated for some reason.

Have driven by this place a few times…don’t know what is going on in there, but it draws huge crowds. Based on the logo that they placed on this announcement, it appears that this is a 2nd location for a place in South Euclid…https://www.yelp.com/biz/grill-55-south-euclid

Great to see the space being used again. As far as I can tell, it's as much as club as it is a restaurant. Probably for that reason, they installed mirrored windows so you can't see into the place from the street. Makes it look tacky and not particularly welcoming IMO, but I'm well past my club-going days...

Not sure why the poster deleted it, but there was a post above linking to a PDF for the downtown design review agenda. It had massings from SomeraRoad of 5 floors of new construction over an existing 1 and 2 story garage on Boliver. Site plan looks good to me.

Any clue how many residential units this project consists of?

I will have an article shortly.

I've always felt that these parcels are underutilized. Residential units looking over the cemetery seems like a no brainer.

203 apartments, 254 parking spaces.

Who doesn't like quiet neighbors?  😀

That neighborhood is dead.

They're all stiffs.

Still, people are dying to get in.

My need for this respite in writing my article was a dead giveaway. Ok, back to work...

There sure are a lot of underutilized parcels in that area as well as in other parts of downtown. I would love to see those developed before any towers are built on the lakefront.

Im always thrilled to see new development downtown - but, and I’m just asking (not sure what’s realistic ) isn’t that area appropriate for more vertical development?  Something The height and scale of a Church & State would be great.

Gateway live-work apartments planned, more possible

New York City-based real estate firm SomeraRoad is proposing a big addition to several downtown properties it acquired two years ago along Bolivar Road east of East 9th Street and Progressive Field.

According to documents submitted to the city prior to seeking conceptual approval from Cleveland City Planning Commission, SomeraRoad wants to construct a seven-story apartment building with 203 units. The project would consist of a two-level parking garage with ground-floor retail and topped by the new apartments.

Wow ground floor retail, huh? That's awesome. This neck of the woods is so dead!

Ahhh... Refreshing to think of a sidewalk cafe downtown on Bolivar, with shade and "fresher breezes" blowing over the park-like Erie Street Cemetery.

Famous early Clevelanders Lorenzo & Rebecca Carter, and Joc-O-Sot are all interred there and will hopeful send their spiritual blessings over any spirits served to Cleveland and her visitors.  Bolivar might just make for a great residential thoroughfare.

The SomeraRoad apartment development just got conceptual approval from the Planning Commission at todays meeting. The project seemed to be very well received by the commission. Here is a "design aesthetic/precedent image" from their presentation:

To be fair, those aren't renderings of what they are proposing here. They're merely samples of other similar projects. Looking forward to seeing detailed rendering now that the planning commission endorsed their conceptual idea.

Too bad. Based on most of the architectural renderings of planned projects AND the final results l'm often disappointed with the ultimate product.

I think CLE all too often settles for second rate designs. I really liked the look of this one. What we get (if anything) will probably not be half as interesting
