Caxton Building is getting some new retail.

 

Rally House is opening up there scheduled for June 17.

Granted, people who know Florida weather realize this is because Florida gets rain frequently. But still, Cleveland has great weather for 6 months of the year, chaotic weather for 3-4 months, and cold weather 2-3 months. And winter is when people who work get sh*t done.

Downtown project gains partner, start date

Developers from New York City and Chicago are reportedly uniting to deliver a significant mixed-use development in downtown Cleveland’s Gateway neighborhood. The project, called The Apartments At Bolivar, to be located just north of the Erie Street Cemetery, won City Planning Commission approval last winter but has so far languished due to a lack of equity financing.

So, this is pretty awesome. As context, what’s the last low-midrise, new construction, multiuse project downtown had? (I am intentionally excluding high rises and adaptive reuse.) I’m struggling to think of even one. 
 

We’re obviously not going to fill every vacant lot in the cbd with a 15+ story building. And so I’m hoping for 20 more of this. Successful areas (eg Short North, Hingetown) are full of these kinds of developments, but I can’t think of one downtown in Cleveland.

Last low-mid rise apartment building was this built by Geis finished a year or two ago

 

 

If we're talking strictly mixed use only one built recently would be the Flats East Bank phase 2.

 

So much developable land in the immediate vicinity of Progressive Field.  I hope this does well and serves as a catalyst to jump start more investment in that area.

^ Agreed. It would be nice to develop those parcels before bulding anything on the lakefront (sorry, Haslam).

Isn't this also the site of the possible Frango's development or is that on the other side of the cemetery?

hopefully building around the cemetary will inspire the city and developers to make new squares on the near east side to build around.

 

there is nothing easier and more attractive than a public green block. as long as its put to use. ie., near the clinic for starters?

So it could sit empty for close to a decade? What's the point of reserving space for retail when no one fills it? The Standard, the Athlon, Statler etc all have first floor retail that has been sitting empty for years.

Considering two of the three you mentioned weren't finished until 2019, that's not really much time to fill the space before the covid shutdown. I don't think you can judge retail space not filling up during the pandemic. 

Retail is not as quick to fill as apartments so it takes time but usually businesses are there for the long haul which is great for walkability. I still think mixed use buildings make the most sense.

As opposed to relinquishing the space forever? Better question - why aren't the spaces renting? Isn't standard supposed to land the souper market (if it hasn't already?), Statler has their coffee shop, area around the Athlon is starting to fill out, and Euclid Grand has been open for like, less than a year to expect those spaces completely filled. I'd rather them be proactive and ready to allow someone to move in vs waiting for a critical mass and facing buildout costs later. 

 

All that said, there's vacant storefronts all over downtown but, uhmm, covid.

Speaking of retail, wasn't Target looking to open a location downtown?

I thought there was some talk of that a while back. I know Marshall's was interested pre covid. Euclid Grand is getting that virtual Golf simulator, Rally House is opening around the corner and we will have to see how post Covid brick and mortar bars and restaurants and retail leaseups will go. 

If you don’t build space for retail to occupy, you for sure won’t have any. The Euclid Grand spaces were empty, until they weren’t. In order to draw, you have to offer.

lol downtown's vacant storefronts are not because of COVID. The same vacant spots have been vacant even before COVID, without even having a retailer in place. The coffee shop in Statler is like a fraction of the retail space Statler has and continues to be vacant.

The point was that there remains tons of empty space that is ready to occupy but isn't. So why build more space when it could be used for other things

How much of this is because landlords don't care to put tenants in them? But there's a retail thread for this before it inevitably gets wiped out.

As someone already posted . All the spaces you stated came online just before or during the pandemic. Literally all of them that you stated. 

 

“Vacant for years” is a dramatic and lazy comment.

 

Also, the majority of Athlon’s retail space is leased. It wouldn’t have been leased if it wasn’t set aside for retail. This isn’t hard to understand.

Any update on the Carnegie Ballroom project? I drove by last night and still looks like nothing has started. It's been over a year since we first saw renderings...

I had high hopes for this. Particularly the remodeled gas station component…alas it looks like just another “dream” proposal that property owners put out so often and then never follow up on.

They actually have been doing construction or demo inside the Carnegie Ballroom space, and have cut a hole out in the front. Maybe they’re building out the new store first before demoing the existing? Not sure, I definitely see activity but seems to be moving extremely slow. 

Anyone know what's going on in the old Panini's space at the corner of Prospect and East 9th? 

 

I've seen them working on the exterior and the inside the last couple of months.

Its going to be some kind of combo sports book place / restaurant / lounge. 

It will be called Parlay On 9th aka Parlay Ultra Lounge. So far, they've submitted for $50,000 worth of building permit work.

Just watching a little Guardians baseball on TV this afternoon and as the camera pans out to right field - of course, I’m thinking what any UO member would think - “Man, would a new tower look fantastic out there just beyond the outfield.” 

 

View hasn’t changed since the park opened.

The Beacon has been a nice addition as viewed from Progressive Field, and to a lesser degree The Lumen.  But I get your point.. hopeful the next decade brings a handful more.

I suppose if you catch just the right angle you see something new - but from the season tickets I’ve held since day 1 at that place - and the classic TV behind the plate view - nada. S-W tower should it show itself nicely but again not from the typical TV view. I hope City Club makes an appearance but I think it will be largely blocked by the scoreboard. I hold out hopes for 9th and Bolivar! 

The Lumen shows up nicely in this screen shot from todays TV coverage…(first time posting a screen shot here)

A tall tower at 4th & Prospect would be visible, although it might obstruct part or all of  the Beacon.

@clandman1123 @ragarcia There's a demolition permit being submitted today for the gas station -- 900 Carnegie Ave. So hopefully that's a sign of work about to begin.

Looks like work has started on the Carnegie Ballroom.  Anything will be an improvement  but I hate that corner and that BP station with a passion. Looks like it's never going away.

The gas station isn't going away but they have been (for at least a year) renovating the interior of the Carnegie Ballroom to become the new Convenience Store, with a couple additional storefronts next to it. I believe they will try to complete the new Convenience Store first, then demo the existing one. I think the broader plan was to renovate the gas station part too but not sure. If the gas station has to stay there, at least it will be a heck of a lot better looking! 

This is close to Gateway ... but did anyone else notice that the Rosetta Building (Holiday Inn) is actively being converted to condos?

I think this has been reported and posted a while back.  If I recall correctly it is only a couple of top office floors.  MRN is the developer.

It's interesting because their original intention was to provide 22 apartments (11 per floor). But MRN wanted to take a shot at condos with a limited offering to see how they do. If they sell quickly, I wouldn't be surprised to see them try a larger offering nearby -- somewhere near MRN's East 4th perhaps?

looks like they listed 11 and 1 is under contract/pending according to a quick search on Redfin. The pics they have up for the listings don't appear to be of finished units so I'm curious what they look like all finished up. One is listed for $1.1M!

Are you implying a condo tower at an open lot at the southeast corner of 4th and Prospect, or am I hearing what I want to hear?
