They've been trying to tear that down for years, but it's right next to the Record Rendevous building which is about as historically significant as it gets.

If anyone can find their application for demolition it really showed how much Stark and previous owners have let the buildings languish. I recall photos showing the floor completely collapsed and everything inside the Herold being portrayed as demo was the only choice.

I think it has been a couple of years since the last time Landmarks denied Stark's application to demo the building.  Right after that I thought Gateway was going to get together with Stark Enterprises and finally really work to find a solution to the many roadblocks (primarily economic) preventing rehabilitation of the building and even coupling it with a new build.  Since then it has been "crickets" and the building, I am sure, continues to deteriorate. Don't know whose fault this but my vote is Stark.  Ironic that they purchased the building from those California investors which had been battling forever in Cleveland Housing Court with every intention of being the building's savoir.

Interestingly, there's been work going on inside the old Family Sportswear store in this complex the past couple of days. There's a dumpster outside and they're clearing out junk.  So it seems something besides demolition is going on.  I can't imagine Stark is leasing space in there in it's dilapidated state.

No building permits have been submitted for 310 Prospect in a long time. The only recent entry in the city's web portal for that address is the exterior maintenance violation. A code violation repair would require only a building permit. The building was condemned by the city seven or eight years ago. A renovation of the property so it can be occupied again would likely require Landmarks Commission approval since the property is in an historic district.

I went there once shortly before they closed because I had forgotten to bring a pair of gym shorts for the gym after work.  They had precisely one kind of athletic shorts to buy.  I got the smallest size they had, in the only color they had (that tarheels baby blue color) and they were still extremely long and baggy on me and I'm a shade over 6'4.  I wouldn't get your hopes up.

I went down there the area today to inquire about another property and we talked to the guys that were demoing the building.  Apparently they are putting in a dispensary.  The other buildings do have structural issues and may have to come down.   It looks like the record rendezvous is staying put

They have had structural issues for years and landmarks still said no a couple of years ago. Of course things have probably gotten worse due to neglect. And probably done on purpose by Stark so that eventually landmarks has no choice but to approve the demolition.

The changes to the gas station on E9th and Carnegie are coming along quite nicely.

 

Soon downtown will finally have a real gas/convenience store combo.

I was surprised to see that on the agenda. I thought they already had their final plan approved -- especially when they're already submitting stuff for construction permits.

This project will make a HUGE impact around the eastern Gateway neighborhood!

Yep. It's not all that tall but it does have a pretty sizable building square footage 

 

I'm very interested in the Ballpark Village idea. Wondering if the added density around the stadium will help get the Village on track. Something along these lines gives us an idea of what it may look like. Add in a few more buildings including a twenty footer with balconies overlooking the Park, maybe a little alley with hanging lights, open bars /restaurants and voila! Ballpark Village adding life to downtown Cleveland.

I hope it adds life to the stadium as well. Such as offering deals to attend games. Attendance at Progressive Field is honestly getting sad at this point and it's getting pretty clear how apethetic NEO is towards baseball/Guardians. Hopefully this and the Ballpark Village idea can change things.

The guardians (then Indians) averaged 140k plus viewers in 2020 compared to 72k for the Red Sox and the Cleveland market was among the top 5 in viewership share. Hardly apathetic, but for some reason getting the stadium full remains an issue.

A large portion of the local fan base is blacked out from watching the team this year due to various issues from Bally/Sinclair/MLB/Guards. Unless you have Spectrum or want to pay $90/mo for DirecTV streaming. It’s a real disaster.

With $400+ million in renovations coming this offseason and a reworking of the upper deck, what are the odds we see multiple tower cranes pop up around the stadium?

That darn playoff run is delaying the ballpark's renovation!

I recall reading an article a couple of months ago indicating that the major renovation  work will not  start until the end of  the 2023 season, not now (although minor renovations may occur  this year).  That seems to make sense since I don't recall anything going through the city review process yet.

Maybe it’s just me, but by the looks of that mismatched facade and some of the signage, “finished” isn’t exactly the first word that comes to my mind.

There’s a few semis lined up on Ontario outside the park with what looks like tower crane parts. Wasn’t enough parts to say for sure. Looked like counter weights.

Season's over. Time to get started on the renovations. And probably time to move the Progressive Field thread back into active projects.....

New boss in KC doesn't seem to be wasting time on their ballpark village. Wish we had a vision here that isn't talked about for 15 years before it is postponed or cancelled. 

^ I’m not gonna fight your main point, which is valid, but this kind of thing is a lot easier to do when your stadium is out of town and in the middle of an ocean of surface parking lots. Having been to Kauffman, I’d say these plans probably bring it up to around where Progressive Field is already in terms of ‘facilities and things to do in the immediate vicinity’. It’s currently like the Guardians home field being at the I-X Center.  
 

EDIT: I should say that over the page, someone kindly pointed out to me that this is an intended new ballpark, not an add-on to the current one. My comments on the awfulness of Kauffman’s location stands though!
