Maybe the timeline got pushed up?

Or it's the city's idea of streetscaping.

Apartment conversion of 700 Prospect Ave

Those tenants will be very lucky to live so close to CIty Tap. My goodness they have some decent specials.

 

$3 crafts 8-9pm, at least back in the day.

The cornice on that building is the most beautiful in the city. I’m sure Doug will do a good job of lighting it up properly.

Man this project really started out of nowhere! Love that the apartment momentum downtown is still continuing!

What an amazing location!

Now that Euclid has been revitalized, let's do the same on Prospect.

Most of Bedrock's properties are along Prospect and they could add another if K&D doesn't beat them to it.

Interior demo is full on underway at UCC building. Two full roll on dumpsters full as I walked by at lunch. You can kind of peek into the windows but not much is visible to be honest.

Also, a nice flashback to the earlier years of my urban planning experiences....

Ontario feels less like a "street" and more like a freeway with crosswalks... always amazes me singlehandedly stopping 9 lanes of car traffic at the Eagle Ave pedestrian crossing

The Hamilton Garage above RadAir is in similar shape. When I parked there two years ago many spots were unavailable because they had shoring posts in the middle of them. A google review that I just read says that there are now holes in the concrete allowing you to see the deck below. 😱

I pretty much understand that is what happens.  I also imagine there is an element of "not wanting to piss off the developer" who may be doing things elsewhere in the city and, if pressed, may just say they are going to take their ball and go home.  This will probably especially be the case at this location given everything Bedrock says it will be doing on the riverfront and how the city generally bends over backwards for the company.  I afraid this site may be a parking lot for a long time to come unless Bedrock sells to another developer.  As I have stated in the past, I am still trying to figure out why they bought the property in the first place.

Will this site be a part of ballpark Village? And what is the status of that idea? We have not heard anything about it in quite a while.

Probably. But other properties/sites appear to have more activity, or at least rumors of activity. 

 

BTW, demo may start today for Apartments at Bolivar.

Small building coming down at 1300 Carnegie Ave. No recent property transactions here since 2000 unless it was an entity sale.

Don't think I have ever noticed this building. This whole stretch of downtown could be so much more than it is...

Sadly, it'll probably just turn into more parking but I'm hoping it doesn't. The new coffee shop here (Solstice Roasters) is excellent and Aladdins has always been an awesome spot. More and more office workers on this end too. Would be an incredible thing to see more infill here and down East 14th.

Was at Wrigleyville recently and wow, this area could be our very own version. I’m hoping the area is developed sooner rather than later.

Could this demo have anything to do with the 05/27/23 Tease & Future Bomb

from both zbaris & KJP.  That tease was posted in the Apartments at Bolivar thread.

No further info was provided from that date. Could this be it?

Yep, Solstice Roasters is excellent. 

So much potential for Sumner and Erie Court to become something amazing.  Glad to see the Bolivar Apartments kicking things off.

700 Prospect really is one of Downtown’s overlooked / hidden gem buildings. So excited for it to get some much needed attention and new life once the reno is done!

I don't know who the property owner is but at Zoning today they proposed to demolish the Black Oxide building and replace it with a gravel parking lot.  Zoning turned them down stating that it must be paved with landscaping. They asked if it could be temporarily gravel after the building demo until they can earn enough revenue through parking fees to pave the lot. Zoning agreed to send it to design review. These parking lot people are evil, they never stop. They contribute nothing to society and probably don't even live here. Until we make it harder and less profitable for them to do business it will never end. I hope for something better for that corner.

Until we correct the current system, demolition for parking is the most profitable business model. Pay property taxes on a structure you have no interest in? Or make cash money from surface parking, now that the building is gone, and property taxes are next to nothing? 
 

It should’ve been addressed decades ago. It needs to be now.

Large crane being assembled in the middle of Prospect Ave today in front of 700 Prospect. Whole street is shut down between 9th and 4th
