Not development related, but does anyone know why the stadium lights have been on (what seems like) 24/7 the past few weeks? They've been working through replacing seats in the upper deck (the sections they're working are covered) which makes me think it's part of that, but who knows.

We like it though especially the exterior perimeter blue lighting - looks alive from the freeway bridge.

In addition to replacing the old seats, they are also redoing the Terrace Club.

Agreed^ protection is lacking in all of our trails along high speed roads, they really gamble with the lack of protection.

Stopped into the new AJ Roccos. Didn’t get any pics of the front, bar area but I will definitely be back. Food smelled delicious.

^ As it happens, we went there for the first time last night. It was decent. I went in thinking it was a bit more of a restaurant than it actually is. It’s a bar with slightly elevated bar food, but it’s good.

AJ Roccos has beautiful build-out!  A cozy gorgeous space.  The food is very good too!  

 

Cool historic building.  I love the two-story arched window with the front terra cotta.

Tom Chema is a major reason why the Gateway sports and entertainment complex was built in the first place. He was also involved in a number of other public sector efforts, including the extension of the Cuyahoga Valley Scenic Railroad to downtown Cleveland. But most of all, he was just a nice man who was never too full of himself to pick up the phone and answer a few questions from a curious reporter. RIP, Tom. I'm going to miss our chats.

Any other significant notes from talks out of this meeting? Sounds like a tee up for the “ball park village” we’ve heard about in the past 

Only thing I got from it was the Guards and Cavs wanted to figure out how we are going to keep this money flowing when they need it

The article doesn't really go into detail about the purpose of the meeting beyond speculating about the upkeep of both venues really but I can see one of the fallouts of the Browns being confirmed at Brook Park would be the city and even county support doubling down on developing the lots and garages around the Gateway venues. I'm sure Blitzer has the option acquire a further stake in the Guardians next year too. 

 

This is pretty much unfolding in Atlanta just now. They are building a development on empty lots next to the Mercedes Benz Stadium and State Farm Arena called Centennial Yards with Arthur Blank who owns the Falcons and the MLS team and Tony Resler who owns the Hawks as two of the main investors, and a lot of the initial premise of the development was to position it as a response to the Braves battery development they built after leaving Downtown Atlanta out in suburbs. Wouldn't rule out a similar outcome here. You can see shades of Blitzer and Gilbert being able to work together with the COSM venues. This is all conjecture obviously but given the deteriorating relations between the city and the Browns I also can see an element of saying f*ck you we will give the other two teams financial backing and stifle what you're doing there at the same time. 

 

It's an interesting side story for sure.

I think the timing of this meeting is interesting with the looming decision on the state bonds. I am sure one of the rebuttals and at least the initial public statements from the city if the move ends up being confirmed will very much refer to reinforcing their civic and financial support for the remaining teams and venues. The teams will almost certainly smell blood too I think and be in a very good position to capitalize from a leverage point of view. There is no doubt in my mind if the Browns move to Brook Park the city will be stinging from it. Probably at County level too. Chris Ronayne regularly references existing investments in the Gateway District.

 

I wonder if infact the Cavs and the Guardians are also teeing up to ask the state for hundreds of millions if not more in bonds to build their own development. Just kidding. Maybe. The precedent is now set.

These buildings have been neglected for a while.  It's nice to see work being done on them!!

The building on the left the one that Stark was going to modify with a few more floors added on top.  I was not very fond of that idea.

They also tried to demo it a few years back if I'm not mistaken. It was going to be added staging area for nucleus.

Wondering if someone can clarify. Are all of the lots and garages I've included in the highlighted red area either owned by public bodies like the city or country or owned by the teams, their owners or their various arms length development companies? Same with the yellow, although I find those to be a little more detatched.
