If that's confusing, then consider this -- I think the city denying Stark's request to demolish the Herold Building may have demanded enough public funding to complete the capital stack for Stark's 400,000 SF nuCLEus-Herold office component. That, combined with the cost-saving redesign of the new office building and the discarding/postponing of the residential building may have saved nuCLEus.

Whether or not the Herold building addition is ever built, I am curious, from an architectural and engineering standpoint in a project like this whether the part above the old building is actually being supported by the old building foundation below it or by the new building foundation caddy-corner to it. Anyone with expertise know that?

my guess is the old foundation would hold zero of the weight. Either the overhanging portion would in a sense hover above the building or they’d put in columns through the Herold building supporting that portion. Whichever’s more economical.

@LlamaLawyer sounds like a good Q for Columbus folks, it seems every time I'm down there another building on Short North has a similar design going on....but after seeing the interior pics last year I'd say these particular buildings can barely hold up themselves letalone another building on top.

It would be nice to see a couple more options for the Harold building.  Maybe.just a modest addition on the side would look better. Then add a few more floors to the office tower.

A listing for 1020 Bolivar shows renderings of the planned renovation.  Don't know the background here but what a transformation!  Imagine this + the Spaghetti lot developed and you have the start of a whole new neighborhood.  So much untapped potential in this stretch of land, which really should be a natural connection from Gateway to Playhouse Square.

Not recently.

^ Work continues to progress at the location. I walked past a couple of days ago and the entryway is completely torn out in preparation for reworking.

I perceive that the nightclub you're thinking of was on Sumner Ave at East 10th Place, on the other side of the cemetery, but parallel to Bolivar. 

It was Club Berlin, then The Ritz, then The Empire in the 80s and 90s, then on to other names & themes in subsequent years.

 

I got to see Koko Taylor & Her Blues Machine perform there back in 1990... WOW!

Trent Reznor's band The Exotic Birds was a popular act on weekend before he commenced with Nine Inch Nails.

On Gay nights in the 90s, the parties there got pretty wild with coke & booz-fueled circus themed events that included trained animals, acrobats and performers, beach themes with sand piled high on the patio deck on the East 9th side.  Places like the The Ritz must have kept any number of florists, prop, & party rental places, hah - even fabric stores & the local glitter warehouse humming along full time.  Sigh... all a parking lot now.

And Jeebus, Cleveland had a truly top (Off-Flats, LOL) club scene back then; as good as any city stateside, IMHO.
I was never at a loss for admiration shown by friends from LA, NY, Boston, Chicago, Atlanta... who were visiting for work or weekends, etc.

 

Memory lane... Whew, my Klub-kid years!

^Truth^   Apparently the clubbers and promoters were all part of the people who left the City for good.  Bummer.

Yeah, my sisters sure had a lot of fun in the 80s and 90s. The Flats was something else and with a fantastic, organic national reputation.

Biz moving from suburbs to downtown Cleveland

 

For the second time this month, there is news that a company is relocating office jobs from the suburbs to downtown Cleveland. Earlier this month, NEOtrans broke the news that digital marketer Fathom will relocate its headquarters and about 100 jobs from Valley View to the West Bank of the Flats.

 

Now, NEOtrans has learned that another fast-growing company, Goldwater Bank N.A. Mortgage Division, will relocate its offices downtown by the end of the year. The Phoenix, Ariz.-based private commercial bank is moving its regional lending office from 23500 Mercantile Rd. in Beachwood to the Utica Building, 2217 E. 9th St. Goldwater will occupy the entire 11,129-square-foot first floor and an undetermined portion of the Utica Block's 11,129-square-foot basement.

 

The bank's office has 46 people based out of its Beachwood office although some are working remotely -- which was the case before the global pandemic hit. All of those jobs will now be based out of the new downtown location, said Ilya Palatnik, Goldwater's regional manager.

Great to see.  My firm occupied the first floor of the Utica Building in the early 90s.  We use to climb up to the third floor on a daily basis to watch the construction of Jacobs Field.  With the development of the sports facilities the first floor became a valuable space for a restaurant (Tavern of Richfield was the first to go in) and we moved to the Warehouse District.  So now we are witnessing the circle of life with the first floor being turned  back into offices.

My question is what's the status on the complete renovation of the former Ohio Means Jobs building next door on Bolivar?  And did they get the high value tenant they was after?

^ I can’t comment on tenants, but I went past today and the renovation work is in full swing.

While these renderings do cause excitement, I don’t believe the 1020 Bolivar rooftop will offer more than a rooftop deck and trellis, occupying a fraction of the total rooftop square footage . . . which would still be impressive in its own right, since the decking will likely provide tenants(s) parial Views of the ballpark‘s right field and much of the infield. wouldn’t that be nice! I believe these original concept-drawings underwent some changes, pre-plan submission.

Hi Larry1962,

The building of which you speak is the 1020 Bolivar building. Renovations include the ‘white boxing’ of the fourth floor (unfinished and vacant at the start of the project, with no partitions or finishes of any kind) and the complete gutting/renovation of the building’s Lobby - which involves a complete reworking of the existing entrance, which is evident from current project progress. The project also includes that rooftop Terrace work, albeit substantially minor compared to original renderings (which I believe were posted within this here thread).

The NYC based developer of this project also owns the former ATT- OHIO BELL building on East 9 Street which is one of the Erieview buildings.  And they tried to auction it off recently, because they have NOT been able to attract a office tenant.  BUT the buyer backed off after due diligent.

 

Hopefully the developers will continue to try to attract some of the office tenants which KJP tells us ARE LOOKING for nice up to date offices and which so happened to both be former telephone C.O. buildings.

Haha yes, I suppose they do seem to have an affinity for Telephone buildings in the Cleveland market...And of guitar facilities in others. Hopefully their Bolivar project picks up steam and makes some large strides in terms of progressing toward its completion...seems like it’s been a long road, and the Covid19 shutdown/restrictions sure caused some setbacks 
 

But they’ve got (Somera) a lot going on all over!

The former Ohio Bell building at the top of the bluffs is one of my favorite downtown buildings. Is there a reason its having so many difficulties finding tenants?

Huge floor plates (31,000+ SF) that are difficult to subdivide for multiple tenants.

🚨New restaurant / building renovation alert! A.J. Rocco’s to re-open and expand in a new, beautifully renovated space.

 

I’ve always loved this building, and these renderings looks beautiful! This will be such a great new addition to Downtown and the Gateway District.

AJ Rocco's was one of my favorite places in all of downtown before this...Now they look to be taking THE top spot for my favorite place. These look cozy

So many good memories at Huron Point Tavern- but this looks like a great reuse of that building!

Great use and proprietor. I'm sure this will be an awesome space. Just down the street, Hotel Indigo (651 Huron Road) and "Headliner" space are well under way. To me, it seems like it's nearing completion. Website states: "The Hotel Indigo Cleveland Downtown is now accepting reservations for arrivals on or after January 15, 2021."

I wish they weren’t keeping the gas station but very good news otherwise. That building currently gives a bad first impression for people coming downtown from the highway.  

You need a gas station downtown.  This remodel is sorely needed there.  Wasn't there a GetGo supposed to go in somewhere near downtown? 

^ It was the BP at I-90/ Chester that was seemingly going to be a Get Go. IIRC the building adjacent (an old bowling alley) was bought by some developer who has a track record of building Get Go’s for GE.

the new rocco's reminds me of some comfortable place in dc or philly. very clubby and nice, perfectly befitting downtown.

Downtown gas station to add retail spaces

 

One of downtown's main entrances will soon gain some new business activity. The BP gas station at Carnegie Avenue and East 9th Street plus the adjacent Carnegie Ballroom are proposed to be renovated with up to four retail spaces, available for lease, according to a LoopNet listing.

 

The pending renovation follows the November acquisition of the Carnegie Ballroom by Four Aqua Holdings LLC which has owned the gas station since 2008. Four Aqua Holdings of Wadsworth bought the ballroom for $950,000, county records show.

I'm glad to see this gas station getting spruced up.  The next target in the area should be the gargantuan parking lot at the northeast intersection of E 9th and Carnegie.  I vaguely recall some talk of a development there, but I don't remember the specifics. 

 

In my fantasy, that is the perfect spot for a 40 floor mixed use tower which would make a great impression as people enter downtown from the highway.

Baby steps for this part of town... overall I am very pleased to see the gas station redevelopment. While its not the sort of development we might drool over on UO 😄 it is a key gateway and a heavily used business. Right now it is pretty tired, including the Carnegie Ballroom. One day it would be nice to not view this stretch of Carnegie as such an outlier, but part of the downtown fabric. Like @jeremyck01stated above, that parking lot has got to go first for that to happen.

That parking lot has to be a target to someone......what a gateway into the city that would be.  The Fenway neighborhood in Boston transformed itself with new apartments and condos around the ballpark.  With those brick streets and the cemetary, it could be a really great little neighborhood

This is really good news. This will become a real store instead of the dirty mostly useless thing that it is right now and also four new retail spots with parking. Huge improvements over what is currently there.
