Having been to Kauffman, I’d say these plans probably bring it up to around where Progressive Field is already in terms of ‘facilities and things to do in the immediate vicinity’. It’s currently like the Guardians home field being at the I-X Center.  

The plans are a new stadium in downtown KC. Downtown being the village.

Progressive is still one of the better places in the major leagues to see a game and I love that it’s in the heart of downtown. No,  though there’s no ballpark village - but you’re really close to a lot  of bars and restaurants - easy walk to a lot of them.   
 

I’m more concerned about what’s happening  - or not happening - with what used to be the Nucleus site - what we heard might become an even bigger project  site - courtesy of Bedrock.  That’s gone completely quiet.  
 

I’d also love to hear that we’re going to actually get some kind of residential tower somewhere  in the district just beyond the  outfield.  That’ topic has also been very quiet. 
 

Christmas isn’t far off -  🤔  - can we get a surprise, please?

Agreed. The last good news we have gotten was the approval of the apartment complex on Bolivar, east of 9th. Any updates on that?

I think the rise in interest rates has shelved all of it, for now. Mortgage applications have collapsed, Rocket is laying people off right now. Combine that with increased financing costs.

Bedrock apparently has backed out of the deal. There is at least one other suitor.

 

Guardians aren't going to do anything with the development parcel until after the ballpark renovation and the team sells.

Plus @KJP has explained in the past, Bedrock is probably no longer interested in the Nucleus site.  The focus of their future development will be behind Tower City and along the river.  However, as @marty15 has suggested, any trigger on that planning is probably on hold for the reasons he stated.  So bottom line, at this point the Nucleus site is in the hands of Stark and will probably be a parking lot for a long time unless they sell it to another developer.

The developers were before the Board of Zoning appeals this week and were granted their requested variances.  Looks like they should be ready to go in the new year like @KJP suggests and are clearly doing all the necessary leg work to make that happen.

On the UCC building - let the power company in! (peeking in the windows it seems like UCC pretty much emptied out everything in preparation for the sale/for the sale).

Really hoping AJ's isn't in trouble or anything they've been working on that space forever! Just looked they still have plywood covering the second floor window. They were bringing things via that a year ago.

I think they’re aiming for a spring or summer 2023 opening. I believe they’ve  just had some slow goings and delays but still totally plan to get it wrapped up as quick as they can. Can’t wait!

Brownfield grants reveal progress on many projects

Ohio Gov. Mike DeWine announced $88 million in state support for 123 brownfield remediation projects that will help clean up hazardous and underutilized sites throughout the state. The Ohio Department of Development is funding the awards through the Ohio Brownfield Remediation Program, which is designed to clean up and prepare hazardous brownfield sites for redevelopment. Not entirely sure this is relevant in this thread, but the casino looks to have had some decent movement lately. Sportsbook now open and a Starbucks opened at the tail end of November. Jack have opened their own online sportsbook so I guess they've probably added staff to reflect this also.

Demolition permit submitted for the older parking garage to make way for the Bolivar Apartments. Nice to see some movement on this project.

Probably. But Geis doesn't want to develop it themselves. It's why they put the property on the market in 2021. I'm sure they would be happy being the construction manager and then maintain a building once built.

I would say a regular tower crane will go up fir this.  ASAP too.  No foundations or sitework obviously needs done.  There appears to be zero room for a crawling crane anywhere.  So what is this, 9 stories?

Only seven stories (it's in the article 🙂 ). If a tower crane is needed, it would be for the 50,000-square-foot footprint of the building and not the height. Although if this was Nashville, there would be one.

I’m so tired of bars and restaurants we need to start getting creative with leases. Maybe 6 months to a year of free or reduced rent to entice someone besides a bar to come down. With less people downtown we may have reached a saturation point for restaurants

With hybrid and work from home trends cafes are getting way more popular with workers so I can see having a cafe in an apartment building a big draw to perspective tenants. If I worked from home every day I would absolutely love to be able to walk to a coffee shop to work just to get out of the house. So I'm not surprised we may see one here just like INTRO did

The old New York Spaghetti House is still in that image.   They could have airbrushed it out.

I agree that I would like to have something different from a bar or restaurant, but I guess the market is going to determine people want/need and what will and won't succeed. If it is a bar/restaurant, hoping it's something different and better than what's in the area, so that if we have indeed reached a saturation point for restaurants, we have an upgrade. Then whatever current bar/restaurant doesn't make it, turns into some sort of other downtown amenity. 

 

Basically I don't really care what it becomes so long as it improves downtown. 

 

I wish I had a great idea of what would be a can't miss profitable business in that spot that's not a bar/restaurant. There's all sorts of things I want, but would they be profitable?
