Posted January 29, 200619 yr All along Euclid and Chester between downtown and the Cleveland Clinic a surge in development can be seen taking place. MidTown, the Quadrangle, CSU, the Cleveland Clinic, and the Fairfax neighborhood are experiencing vital development not seen in decades. Let's begin: 1. The Euclid Corridor - we all know about this one of course. 2. Cleveland Clinic's Heart Center - we also know all about this one too! 3. Cleveland Clinic's masterplan - various new parking structures, buildings, etc.. 4. Woodhaven - it's expanding another block to the east, this time to the borderline of the Cleveland Clinic:

5. Another unknown/unnamed project at the corner of E. 69 and Euclid, this one just began the week of January 22, 2005: 10. New signs posted by Cresco Realty. Placed within the last week at E. 57 and Euclid, replacing some older outdated signs, perhaps they are more serious this round: 11. Say goodbye to anything standing between E. 55th and E. 65th on the southern side of Euclid. All that is left is a railroad crossing.. this is part of the Euclid Corridor project but honestly, I think there are deeper reasons involved: 12. A fire in May took this building out of commission.. it is located in the 4600 block of Euclid Avenue next to the Agora and is currently a big hole waiting for further instructions. It can't remain that way much longer: 13. Not sure why the color on some of these photo's is so bad, I may need to change some settings.. also, the pics appear small due to photobucket shrinking them, I have full size if anyone wants to see more..
January 29, 200619 yr I hate to be negative about urban redevelopment, but way too much of this appears to be suburban-style development in a once-grand urban setting. Many cities have wonderful residential and commercial infill that reflects and echoes the neighborhood and heritage.
January 29, 200619 yr Urban, Which properties are "too suburban"? What do you know about the "unnamed developments"?
January 29, 200619 yr wait so #8 isnt just the church parking lot?? i remember hearing a blurb about some residential (relatively high numbers too) for that area. gotta love #5, surface parking fronting euclid ave, let the bustling streetlife days begin again! hah as for the suburbaness of it all... heh well... theres nothing there to begin with to even "reflect", which is the issue in the first place. if midtown was still intact along euclid/chester we would be seeing gentrification more along the lines of the near west side.

January 30, 200619 yr I hate to be negative about urban redevelopment, but way too much of this appears to be suburban-style development in a once-grand urban setting. Many cities have wonderful residential and commercial infill that reflects and echoes the neighborhood and heritage. nothing being developed in MidTown is suburban except for the new industrial site planned near E. 65th on Euclid. Everything else is an upgrade of already urban sites and/or new development keeping the "urban" tradition.. no the soccer dome is not urban, but that's part of a college campus. The hotel is not either, but that's an old hotel being renovated by a new owner. However, #14 and #15 both provide what MidTown is looking for: dense low- to mid-rise office buildings with potential ground-level retail. #12 and #13 land parcels show potential since any structure built would resemble #14 or #15. The part of MidTown between E55-E75 is extremely run-down and lacking any business presence thereof.. the Pierre's Ice Cream headquarters and the other industrial sites are indeed upsetting to hopes of seeing an urban MidTown. But don't look at that, rather, look at the Quadrangle and Fairfax neighborhoods for short-term growth rate.
January 30, 200619 yr 7 has been that way for years. Every once in a while they put up new plastic sheeting when it starts to fall off. No other visible movement on that one. 8 is going to be an Aldi's. Yay. 9 is just a demo as far as I know. If anyone knows of actual construction to follow, I'd be interested in knowing about it. Also, CVS is trying to demolish what is left of the old church complex, except for the tower, at the SE corner of 79th and Euclid to build another of their cookie cutter stores. Combine those with all the other demo, and I have to say I have been very disappointed in what I see happening along Euclid in Midtown/Fairfax/Cleveland Clinic. Hopefully it will get better with Midtown's new zoning regulations that require a more urban style of development.
January 30, 200619 yr After that doom and gloom, here is some more happy news. It's a link to the Midtown Technology Center website, including site plans: http://www.midtowntechnologycenter.com/plans.asp#
January 30, 200619 yr From that site: "The synergy created by these complementary initiatives will enhance MidTown’s ‘urban cool’ character by producing a vibrant business and ..." Not with THIS logo it won't - let me guess, 2 minutes in Paint? clevelandskyscrapers.com Cleveland Skyscrapers on Instagram

X, I was under the impression that the new zoning overlay would not permit CVS from doing this sort of development.
January 30, 200619 yr Great post BizBiz. I've been following a lot of this over the past year or so and it's quite notable. As others have already said, there's a mixture of those developments that I feel good about and those that disappoint. The Midtown Technology Center has been a huge disappointment since it kicked off several years ago. I know that Midtown and Cleveland are banking on it working...and on the next phases that would involve new construction. In fact, a conversation I had with someone at the CDC led me to believe that leasing the new buildings was perhaps more realistic than leasing the building that already exists...complications there that I don't think I understand, so I'll wait for someone else to fill in the blanks! I know that several developers have expressed interest in doing more housing along Upper Chester, but have met with some significant roadblocks from the City and Council. This happens all too often in Cleveland. And then we see what gets built (or demo-d)... Where were the roadblocks when ODOT decided it was time to tear down the buildings at 55th & Euclid?
January 30, 200619 yr Number 12 at 4600 Euclid is going to be a four stort office structure slated to start very soon. I'm surprised it hasn't yet.
January 30, 200619 yr Is the tenant who was lined up for the now burned down building still slated to occupy the space? I know it's been excavated for some time now, so I wonder what the hold up is?
January 30, 200619 yr Wimwar, Midtown's new zoning overlay only goes up to East 79th. The CVS would be across the street from that. gotribe, it's really good to hear that something will be happening at 4600 Euclid. I was worried that since it burned it would just become a parking lot or landscaping or something like that.
February 1, 200619 yr ^ At least the Mormons opted for a better building than the Jehovah's Witnesses did on Chester. Still, it'll pale in comparison to the old temple located next door on Euclid (not sure if it's still in use).
February 2, 200619 yr From the look of the new Aldi's construction, it appears that the store will front the sidewalk and have parking in back. Now, I know that its an Aldi's etc, but it sounds like it won't be that bad. Anyways, that stretch needs anything.
February 2, 200619 yr I know that Midtown's design review committee was able to get some concessions from Aldi's- the frontage on the sidewalk and parking on back. If I remember right the building will be brick, too. Still- Aldi's? I guess it will serve the market well, though. I just hope for so much more for Euclid Ave's future.
February 2, 200619 yr Yeah, Aldi's is better than nothin'. And that's what we've got now... Kudos to Midtown for getting the building on the sidewalk. Also, Wimwar: CVS may be able to build whatever the heck it wants, because the zoning overlay applies only to E. 40th to E. 79th. Since their site is on the eastern side of 79th, the overlay may not apply. Let's hope it does.
February 3, 200619 yr this segment of midtown can not go from nothing to everything. we're talking about a long transition over many years.. perhaps none of us will be alive when the midtown truly becomes what we hoped it to be here and now. i do picture one day downtown and university circle continuously connected as one major city, but that will take a long time and this is just the BEGINNING of the ride imo.
February 4, 200619 yr i just drove by #8 today, theres a new structure going up. looks cheap, looks one story, and umm i guess at least it isnt a parking lot?
February 10, 200619 yr anyone notice that i made #14 and #15 look like highrises, when in reality they are not more than 4-5 stories each??? Well, it was a nice thought..
February 10, 200619 yr Well, I know the buildings so I wasn't fooled. ;) I like them both a lot just as they are, though. Exactly the kind of smart, pedestrian-oriented design we want for the new Euclid.
February 13, 200619 yr I really like the conditional uses on the ground floors, and up against the sidewalk no less. I bitch enough about when buildings in urban settings aren't done right (hello Cleveland Clinic) that I need to give kudos when they are.
