February 24, 200718 yr I was there with another tour group today and they were loving it! They loved the movie theater, grocery, pet shop, sidewalk dining, rapid lines, and especially the farmer's market! And this is in the dead of winter...albeit a very beautiful day. Shaker Square is representing well to me and to the fresh eyes of newcomers... I'm happy to be able to show it off! Shaker Square offers walking tours? Cool!
February 24, 200718 yr Sorry, no. This was another of the PR Newswire tours for their employees who are interested in moving to Cleveland. There's another thread on the topic somewhere on here.
February 24, 200718 yr Sorry, no. This was another of the PR Newswire tours for their employees who are interested in moving to Cleveland. There's another thread on the topic somewhere on here. Oh ok. Yeah, these are the same folks that went to crocker park and someone claimed to have said that this deal was off. Good for you man
February 24, 200718 yr Any update on how the PR Newswire employees who moved to Cleveland are doing? There seemed to be some bad early reports. Maybe it should go in another thread though....
February 24, 200718 yr Occupancy has risen from 45 percent to 85 percent?? Boy, what does that tell you about the former owner! And I heard people telling me that the neighborhood surrounding Shaker Square was going down the tubes and was taking the square with it. Now, it seems that this death sentence was premature. I think it shows what happens when a quality owner steps in. The sheer density of that neighborhood should be sufficient to sustain Shaker Square with only its walk-in trade. Add to that the rapid and the parking, there's no reason Shaker Square should fade as long the neighborhood housing vacancy rates are kept in check. It was "the sky is falling" lie once again. The area will always be great! ^Actually, I hope this is one more step towards the demise, demo and redevelopment of that depressing Van Aiken strip center. That place is pretty dreary-I'd love to see new housing there as well as on the parkng lot across the street to the south. I couldn't agree more, I also think they should eliminate parking at the drexmore train stop.
February 26, 200718 yr Since when has shaker square been an area precieved to be going bad? I've always thought of Shaker Square-Larchmere as one of the best Cleveland neighborhoods. Its financially, socially, sexually, racially and ethnically diverse with great restaurants, stores and great apartments. When I was at home over the holidays it was packed with movie goers and foodies. I don't know what the stores are doing as I was there in the early evening and late evening both times. Did something happen to the area that greatly changed it? I'm just kind of speculating, because I'm young, from the west side, and only began visiting the square a few years ago, but I think at some point in the early 90s the square was deterioriating physically and then they did a major restoration makeover. After the restoration they attracted all these new tenants like Joseph-Beth Booksellers, Wild Oats, Gap, Ann Taylor, Chico's, and other boutiques. A lot of those tenants didn't last too long, and the empty space created the perception that the square wasn't "well". Anyway, the Coral Company has only owned the square for a few years. With the tenants they've brought its become more neighborhood-oriented rather than destination-oriented.
March 4, 200718 yr I didn't know this. With the houses around there, I would think any store would want to move onto the square.

Part of this was the old owners, didn't market the square properly or do anything to improve the buildings. They were trying to squeeze out old tenants to complete stip away the "flavor" of the square. Instead of having all diverse mixture of stores, they tried to bring too turn the square into a mall. Back in the day the square had some hoity toity stores, like Halles; FAO schwartz; Pier East, etc. It was like the old owners were trying to kill the square so they could turn it into a boring strip mall.

January 18, 200817 yr Author An interesting article on Moreland Courts: More than elegant East Side couple's condo a mix of style, history and whimsy Friday, January 18, 2008 Jill Sell A stone gargoyle perches menacingly atop one of the 15 connected buildings that make up Moreland Courts Condominiums in Cleveland, just east of Shaker Square. For centuries, scary-looking gargoyles were part of roof drainage systems or functioned as sentinels to frighten away evil spirits. In recent times, gargoyles have been considered fascinating architectural elements. "A lot of people just walk by, don't look up and never see the gargoyle. But we think it's a wonderful part of the building," says Sue Sherwin, who has lived in Moreland Courts with her husband, George Sherwin, since June 2006. The Sherwins also appreciate their fine oak flooring, crown molding, stately millwork and decorative plaster ceilings. Even their elegant brass doorknob, inscribed with an "M," is original. The view is another plus. From their vantage point on an upper floor, the Sherwins can see the snow gently settle on the topmost branches of mature trees. more at http://www.cleveland.com/arts/index.ssf/2008/08/moreland_courts_posh_living_sp.html
January 18, 200817 yr  Heeeeeeeeeeeeeey! My building getting some love  Looks like everyone moving in is deconstruction those two useless maids rooms in their apartment, I wonder if they got as much hell as I did? And sounds like they can't change their kitchen much either or either it was not in as bad condition as mine..
June 19, 200816 yr Cross-post from the Cleveland Restaurants thread. This is just off the Square but in the same nabe. Heather Haviland is gearing up for the busiest summer of her professional career. The chef and partner of Lucky's Café (777 Starkweather Ave., 216.622.7773) is in the works to open a second café in the former home of Café Limbo. Called Vine & Bean (12706 Larchmere Blvd.), the restaurant will feature "rustic foods with a local approach," Haviland explains. The location will no longer be a vegetarian restaurant, but the chef promises to offer delicious meat-free and vegan items. Beer and wine will accompany live music and a charming garden patio. The team is shooting for an early July opening. Haviland also is getting closer to opening her dream bakery and café, Sanctuary, which will be located in Tremont's historic Union Gospel Press Building, now called Tremont Place Lofts. There she will craft European-style artisan breads and ambitious pastries for Lucky's, Vine & Bean and the on-site café. Plans call for an early autumn opening. "Rumor is that when you die, you get to nap all you want," jokes the excited but harried Haviland. http://www.freetimes.com/stories/15/59/luckys-caf-date-night-in-the-district-and-debonn-vineyards In other news, I noticed a new wine bar, called Grotto, will be opening in the Square's Northeast quadrant.
June 19, 200816 yr ^Does it look like the build-out for Grotto is underway? Can you tell if there will be a front patio? I love the square when the patios are hopping. Oh man could I go for a Caipirinha on the Sarava patio right now.

February 9, 200916 yr It was announced somewhere recently that Corral Company is now focusing on aggressively purchasing existing apartment buildings as opposed to developing new properties. It specifically mentioned Shaker Square as one of the target areas. Yes, they are looking at the south part of Moreland, 130 streets. There is a market for condos. A lot of the buildings have very good bones and period details.
March 12, 201015 yr Florida developer plans $12 million renovation of apartment complex near Shaker Square CLEVELAND, Ohio -- A Florida real estate developer has acquired Livingston Park Apartments, an 11-building complex south of Shaker Square. The Finch Group, based in Boca Raton, bought the affordable-housing property Friday, in a deal arranged by the city of Cleveland and the U.S. Department of Housing and Urban Development. The developer plans a $12 million renovation project, including new roofs, windows, bathrooms and heating systems in 10 of the buildings. Livingston Park sits within Cleveland's boundaries. My Sun colleagues on the East Side must be really hard-up for news. The lone commentator to that article got it right -- it's a non-story. If anything, the news about Coral Company moving from University Heights to Cleveland's Shaker Square is a bigger deal, yet I don't remember if I heard that before or not. It sounds vaguely familiar. December 11, 201113 yr So the move was never reported on? Just buried in a useless mostly negative article about the square.
December 11, 201113 yr It was a very sneaky move on the part of Coral. They were "headquartered" here in UH for only four years and as I recall it was tied into their redevelopment of Cedar Center-South.
December 14, 201113 yr Plans to revamp the public space comprising the center of the square — areas that are adjacent to the RTA rapid transit tracks and are dubbed the North Lawn and the South Lawn — still are in the works, Mr. Rubin said. Concepts for an amphitheater on the south side and 'reading gardens and a very iconic water sculpture' on the north are complete, Mr. Rubin said, though it will be awhile before they're a reality. Whatever happend to this? Were visuals ever released?

January 20, 201213 yr Not sure this is the right place for this comment. It seems to me that the #1 development thing S.S. could do would be to push the city and RTA to connect S.S. to U. circle with a light rail link. It is a PITA to get from SS to UC on the bus and UC doesn't have anywhere near enough housing. CH is just up the hill but that is a PTIA too in bad weather. TEdolph
January 20, 201213 yr I too have always thought the connection between Shaker Square and University Circle is for some strange reason "difficult" (especially considering they are so close to one another). However, I don't believe that, for about 100 reasons (money being the number one reason of course but not the sole reason) there will be any light rail development any where in Cleveland in the near, or even distant future, no matter how much fun we have with such planning on this board. I would imagine the closest possibility would be an extension of the Blue Line, which is still in its infancy. Perhaps some some sort of dedicated shuttle would work. This would mean a unique style bus that passengers would instantly recognize as the Shaker Square - UC shuttle. It would have to also run often as well as early and very late and serve the whole surrounding square as well as Larchmere and have multiple stops on the circle.

TEdolph Using what right of way and funding?? Stokes/MLK would be a waste of money as the majority of the street from UC to 116 would have no passenger pickup/drop off. Also where would you route a train into Shaker Square?? The connection would need to be on 116 street, not SS, as there is no place to turn the train. The option to connect SS with UC via rail now, would be to travel up Cedar, Fairmount, then south on Coventry and somehow turn the train west so that it can us the flyover tracks in front of my house, to reverse. Or up the hill via MLK/116, then East on Shaker Blvd and use the flyover to turn the trains. Personally, as a resident, and a user of the 48, that route runs fine and has high frequencies. Too me more priority should placed on connecting Severance and Coventry and/or Cedar-Fairmont, Cedar-Lee, Cedar-Taylor and Cedar-Center with rail to UC first.

January 20, 201213 yr ^ Thank KJP! Im surprised Shaker Square doesn't get more market rate new construction like several other neighborhoods are getting.
January 20, 201213 yr ^There have been a couple projects on Larchmere over the past 20 years, plus the very upscale and well done townhouse development at Fairhill/North Moreland/South Park. There really isn't all that much vacant land in the prime areas of the neighborhood though.
January 20, 201213 yr ^ Thank KJP! Im surprised Shaker Square doesn't get more market rate new construction like several other neighborhoods are getting. Our neighborhood is a mixed neighborhood that is stable. We have medium class/working class families to upper middle class families, college students, first time owners/renters on up to upscale condo owners. SS - the Cleveland and Shaker - portions are mature so there isn't a lot to (re)develop. Many buildings are landmark protected along with the square so conversion on buildings are expensive.

November 13, 201212 yr I've been hanging out on the East Side more lately. I had not really been on the Larchmere strip in about five years. I really liked how things are going vertical there. There are two very nice new condominium buildings I had not seen before, and some new shops like Four and Twenty and another one on the second floor of a building called Eclectic Eccentric. But I think the best thing on Larchmere is Felice Urban Cafe. The remodel of that century home into a three level restaurant is really cool. The first floor dining room, enclosed porch, second floor bar and lounge, and third floor lounge all have a different atmosphere. The music being played included jazz, rock and roll, and indie dance music. The crowd was diverse and lively. The food was superb and everything is under twenty dollars for entres and under ten for starters. The Shaker Square area needs more hip casual places like Felice. I guess Bon Vivant is following suit and plans to remodel its second and third floors into a bar and lounge.

Yes, love Felice, (pretty sure same owner as Lave Lounge and Fat Cats in Tremont (Ricardo Sandoval)), but agree that the east side could use more hip/casual places. Im still pulling for a Deagans type place for Lee. Although dont discount the Jewish deli's and diners on the east side!
November 13, 201212 yr Ricardo isn't actually the owner of Felice. He is the head chef and general manager. Many of the servers also work at Fat Cats and Lava Lounge. Felice is owned by Margaret Mueller. She is in her 80s, lives in the neighborhood, and I believe she owns a number of residential properties in the area that are leased. It was a contractor who suggested this property be converted into something commercial for public use. Anyway, everyone has done a really nice job making this a neat restaurant.
November 13, 201212 yr Gotcha.. I only recently realized he was involved and then saw some of the similarities.. Now I recall Margaret though. Is Bon Vivant the old Vine and Bean?

December 7, 201311 yr Is there a Larchmere thread?? Larchmere historic business district application in the works Thomas Jewell, Sun News By Thomas Jewell, Sun News on December 02, 2013 at 9:30 PM, updated December 03, 2013 at 9:11 AM CLEVELAND, Ohio -- Upon further review, an application for historic district status will cater more to the longstanding business sense of Larchmere Boulevard. Most of the groundwork was done several years ago by Heather Fisher, then a graduate student going for her Master's degree in Historic Preservation at Ursuline College. "It started out as my thesis project and it became a viable historic district proposal from there," said Fisher, who submitted a preliminary application to the Ohio Historic Preservation Office in January 2012. But the project was shelved until earlier this year after Fisher was offered a full-time job elsewhere. Then Marie Rose Andriadi, co-owner of Larchmere's Bon Vivant restaurant, took over as lead consultant. http://www.cleveland.com/shaker-heights/index.ssf/2013/12/larchmere_historic_business_di.html

April 4, 201411 yr perspectus architecture completes merger, doubles office footprint at shaker square Thursday, April 03, 2014 Perspectus Architecture recently completed a merger with HFP/Ambuske Architects, bringing five jobs from Beachwood to Cleveland. Perspectus will remain in its second floor offices on the southeast quadrant of Shaker Square, where it has doubled its office space and is in the process of remodeling. "Our focus is firmly based in healthcare," says Perspectus principal Larry Fischer of both companies. "We saw a lot of advantages in getting together." Staying and growing at Shaker Square seemed like a no-brainer, he adds. "When we were looking for space, we wanted a venue or neighborhood that had a certain cool factor to it," says Fischer, who has expanded from a single 900-square-foot office to 10,000 square feet on the entire second floor of his building in the past 14 years. County Board of Revision forecloses on Larchmere's Sedlak building By Thomas Jewell, Sun News on June 17, 2014 at 12:43 PM, updated June 17, 2014 at 1:04 PM CLEVELAND, Ohio -- Cuyahoga County officials plan to put Larchmere's long-vacant Sedlak building up for Sheriff's Sale, possibly this summer. If no one wants to start the bidding at $225,000 to pay off back taxes, this could finally clear the way for the county Land Bank to briefly take ownership of the property before turning it over to investor Michael Montlack for redevelopment. The county Board of Revision moved the property into foreclosure June 13 after making a formal determination that any current and purported interest in buying the site had evaporated. A lien holder on the property, located at Larchmere and 127th Street, last year had a "For Sale" sign placed on the building and claimed to have a buyer lined up with an asking price of $399,000, buying some time in the foreclosure process for another six months. http://www.cleveland.com/shaker-heights/index.ssf/2014/06/county_board_of_revision_forec.html

"The street is looking good! We’ll have music with a live DJ, nibbles, raffles, face painting, and community camaraderie. Come celebrate with us!" The ribbon cutting and formal ceremony takes place at Larchmere and East 127th at 4 p.m. There will be kids activities and free hot dogs at Shaker Quality Auto body (12916 Larchmere) from 3-7 p.m. For those who want to keep on celebrating, the after-party is at Felice (12502 Larchmere) beginning at 7 p.m. http://www.freshwatercleveland.com/inthenews/unblocklarchmere010414.aspx

Cleveland needs to get tough with Shaker Square-area apartment building owner By Mark Naymik, Northeast Ohio Media Group on December 16, 2014 at 3:19 PM, updated December 16, 2014 at 3:58 PM CLEVELAND, Ohio -- Residents living near Cleveland's Shaker Square need a break. The city can give them one this week by cracking down on the company that owns two buildings that have been source of trouble for years. At a Wednesday hearing of the city's Board of Building Standards and Building Appeals, Shakertown Apartments LTD is expected to ask for more time to deal with problems at the company's condemned property on Drexmore Avenue and its apartment building on South Moreland Boulevard. Daniel Inks, one of the people behind Shakertown, is fighting the condemnation of the Drexmore building. He claims he is selling the property and the new owner will assume all of its problems. He is also asking for more time to correct the violations on the South Moreland property, according to records.
