Wasn't too long ago that there were zero exits between 270 and 36/37.

I think 22 years ago when the Polaris interchange was built. But DelCo had been wishing for southern interchange since before Alum Creek Reservoir was filled in.

Bluestem Neighborhood Launching Near Tanger Outlet Mall

Representatives from Nationwide Realty Investors (NRI) announced today that the first lots within the Bluestem Neighborhood — a subsection of the Northstar Community residential development in Delaware County — are now available for purchase. The neighborhood is centered around the Northstar Golf Club, just north of the Tanger Outlet Mall.

Berkshire Township: More interchange meetings planned

The Ohio Department of Transportation expects to resume public meetings this summer on a new Interstate 71 interchange south of U.S. Route 36 and state Route 37 in Berkshire Township.  If the project moves along as planned, it is expected to cost an estimated $54 million.  Construction could begin as early as 2018, depending on ODOT scheduling and funding.

The new interchange is meant to alleviate traffic on the current interchange at routes 36 and 37.  Traffic continues to increase in the area, especially after the recent addition of the Tanger Factory Outlet Center. ... After the first public meeting in 2016, ODOT selected a route that would connect the new interchange west to the intersection of Africa Road and Routes 36 and 37.  The project also would construct a new road, called Sunbury Parkway, that would stretch to the other side of routes 36 and 37.

240-acre development with nearly 700 housing units planned off I-71 in Delaware County

A huge residential development is taking shape in Delaware County that will allow people to get apartments, empty nester condos and single-family homes in the Olentangy Local School District.  Local developer Pat Kelley has teamed up with a group of investors to create Northlake Woods, a 240-acre project that’s broken into two phases and situated at the intersection northwest of the new Tanger Outlets mall.

Final approvals are expected soon from Berlin and Berkshire townships to extend Fourwinds Drive north from Route 36.  The development is just west of the northwest corner of the Route 36 and I-71 interchange. ... Overall, the project will have approximately 350 single-family homes and more than 90 condos in addition to the apartments.

Nationwide Realty taking wraps off new Northstar phase this weekend

 

Nationwide Realty Investors Ltd. is taking the wraps off its second community at the massive Northstar development in Delaware County.

 

Called Bluestem, the neighborhood will feature Fischer Homes, Rockford Homes and Schottenstein Homes; they'll initially build on the 55 lots in the southern portion. Including the northern portion, Bluestem has 114 lots.

Developer teeing up new 225-home development near Tanger Outlets

 

Prolific developer Pat Kelley has his eye on another large-scale expansion in Delaware County.  Plans are coming together for a new 225-home development northwest of the intersection of I-71 and Rt. 36, near Tanger Outlets Columbus.

This project will be just north of a 240-acre project Kelley is already developing in the same area.  That project, called Northlake Woods, will include 252 apartments and 90 patio homes, and work is underway.

Esports venue at Planet Oasis targeting fast-emerging industry

 

When Planet Oasis opens in Delaware County, its developers say competitive gaming is going to be a big part of the attraction.

 

Blue Horseshoe Ventures Ltd., the development group behind the proposed 350-acre Planet Oasis entertainment complex near the Tanger Outlet Mall at the intersection of I-71 and Rts. 36/37, wants to make esports a key component of the development alongside traditional indoor and outdoor sports, wellness activities, conference centers and other attractions.

 

The multi-billion-dollar development has a bold strategy: Targeting industries that are growing in major global markets, but are relatively under-invested in the Midwest.

 

"We have a partner who can immediately bring this to the worldwide stage, and esports is a fast-emerging market," developer David Glimcher said in the announcement.

$40M 'multi-tainment' anchor of Planet Oasis could open next year

The developer behind the planned $2 billion Planet Oasis project has signed an agreement with its prospective anchor tenant, which could mean a major opening at the complex as soon as next year.

 

Blue Horseshoe Ventures Ltd., the New Albany-based partnership of David Glimcher, Lenni Male and Tony Sekulovski, made the plan official for California-based UltraStar Cinemas to join the expansive Delaware County project.

 

The company has one UltraStar Multi-tainment Center open now in Maricopa, Arizona. The new $40 million, 160,000-square foot facility would include a major movie theater with 3D showings and D-BOX motion-enhanced seats, as well as amenities like in-theater dining, beer, wine and cocktails, and VIP suites with soundproof rooms for parties of six to 20.

Planet Oasis developers split, raising questions about massive project

The development team behind the massive Planet Oasis proposal in Delaware County has split up, leading to questions of what will happen to the proposed $2 billion entertainment and sports complex. 

 

David Glimcher and Lenni Male have parted ways with Tony Sekulovski and Alex Sekulovski, both sides confirmed Tuesday.

 

Together, they made up New Albany-based Blue Horseshoe Ventures Ltd., which unveiled plans for the 350-acre entertainment and sports complex near Sunbury this summer. Separately, they both say they're moving forward with the project without the other.

Former Planet Oasis partners say $2B project is going forward – separately

After a nasty split, two teams say they are moving forward on their own with the ambitious $2 billion Planet Oasis sports/entertainment/hospitality mega-complex in Delaware County.

 

The development team announced the split this month, putting plans for the 350-acre entertainment complex in Berkshire Township in question.

 

New Albany-based Blue Horseshoe Ventures Ltd., the development entity incorporated last year that includes Tony Sekulovski and Alex Sekulovski, says it's wrapping up early a planned contest to rename the project.

 

Submissions are now due by midnight on Oct. 31, "due to the overwhelming number of entries already received," said spokesman Ryan Stubenrauch.

Tug of war over Planet Oasis continues

 

The two sides at odds over the $2 billion, 350-acre mega sports/hospitality/entertainment complex each reaffirmed commitment to the Delaware County project this week.

 

New Albany-based Blue Horseshoe Ventures Ltd., controlled by Tony Sekulovski, said some of the tenants that were announced when there was one group behind the project were moving forward with them.

 

Among them, UltraStar Multi-tainment Centers, which developers said over the summer would be the site's anchor, as well as Sidney-based Action Sports Agency, which it said would provide strategic planning for sports and entertainment facilities.

Exclusive: Residential development could mean new interchange near Tanger Outlets

 

A developer is working up plans for a large-scale residential project in Sunbury that could finally kickstart a new I-71 interchange.

 

Lifestyle Communities has approached local officials with a preliminary concept for a large, phased multifamily project on a 72-acre parcel at 726 S. Galena Rd., currently farmland southeast of Tanger Outlets. The company's vision includes 600 apartments and 240 standalone condominium units, according to county and village officials.

 

The project is in the conceptual phases, Delaware County Commissioner Gary Merrell said. And while the housing is big, it could lead to a bigger development – a long-sought second interchange to the south of the outlet mall.

Camping World building RV SuperCenter in Central Ohio

"The suburban Chicago camping retailer (NYSE: CWH) said it plans to build one on 15 acres north of Columbus in Sunbury, off of I-71 North and Highway 36, and the other on 15 acres east of Cleveland in Madison, near I-90 West and Highway 528. Camping World currently has four locations in Ohio."

The U.S. Route 36/state Route 37 and Galena Road work is done. Gone is the old building that sat at the northeast corner, and the north and south portions of Galena Road are no longer blocked off to traffic. 

 

Also now under construction is The Carlton at Berkshire located on the east side of South Wilson Road and south of State Route 37. The plan includes 312 apartments and is expected to be finished in late fall of 2025.”

 

Across from Tanger on Wilson Road are two other projects:

 

- Ivy Wood is a new residential development located on North Wilson Road between Route 37 and North Galena Road. The approved plan calls for 116 single-family homes and 44 patio homes. 

 

- Berkshire Crossing, also under construction, is a single-family residential development located on the south side of Wilson Road west of North Galena Road. “It consists of 101 three-bedroom two-story homes for rent, all owned by AMH Development.

Agreed, but apparently they are having no issues finding people willing to pay to live there. 

 

It's pretty crazy how far north our suburbs have expanded though. If we expanded as far west as we have north, Columbus and Springfield would practically be connected. 

Coming back to this story, that I watched heavily when it was unfolding years ago, I am so glad Planet Oasis never went anywhere. Looks like the stupidest development I've ever seen, and almost a Polaris 2.0.

Would be fine if you love some decent outlet shopping and don't actually work in Columbus but want to be near a city. Other than that.... moving to this area to commute into the city when there are so many nicer areas closer that are going to be very similar priced would be insane.

It's fewer than 30 minutes from downtown. Fewer than 20 minutes from tens of thousands of Polaris-area jobs. You guys are acting like it's Mt. Gilead 😂

Depends on traffic. I have a friend up that way and some days it takes them an hour to get downtown. I'm spoiled with a 10-15 minute drive to my office downtown.

I feel like 30 minutes is generous on weekdays. Rush hour it takes me at least 40-50 minutes each way. Been getting worse as more people go in person for work. 

Outside of peak I can get Downtown in 12-15 minutes from Groveport.

I left at 8am today. Pulled into my parking spot downtown about 22 minutes later. And I managed to hit every red light on Hamilton Road. Once they reconfigure the 33/70 interchange, it will be an even easier commute.

 

It's hard to beat Groveport in terms of affordability and ease of commute. The school system sucks, but oh well. The old village portion of Groveport is cool and has a lot of character, Main Street is starting to be revitalized, you have a very nice rec center/aquatic center and a decent golf course just on the edge of town, numerous great metro parks within a ~10 minute drive away, and, like you said, getting downtown is extremely quick and easy. Definitely an underrated part of town. The biggest drawback, for those of us with kids, is how insanely far away the zoo is. It's at least a 40 minute drive, which is long enough to be quite annoying with young kids. 

I have literally never been to the zoo because of that. Used to go to The Beach instead of Wyandot Lake since it only took 20 minutes more. And it was better at the time.

I feel like the zoo pretty much takes forever unless you live right by there. I live in the central city and it would still take me 30 minutes to get there. I get that it needed to be somewhere with a lot of land, but damn it is so far out there.

We pretty much have to plan it as an all day affair. Which is fine, but it's hard to justify actually buying a membership because of that. Regardless, it's a great entertainment option to have in the metro area.

Probably took almost the entire day to get to back then. You had to take a weekend vacation and stay at a hotel just to visit haha

I bet that was an interurban rail trip for most people. Those things could hit a sketchy 100mph.

The last of the interurbans were shut down just a couple years after the zoo opened, and I’m not even sure any of the lines ran out that way. I’m not sure if it was possible to access from any sort of rail. It might have been accessible only by the people wealthy enough to own a car. 

Sounds like they were doing people a real disservice by moving it all the way up there from Clintonville. I guess I can understand doing that in say the 1950s.

Apparently the zoo in CVille was only open for a total of five months in 1905. It closed for “unknown reasons”. I think it’s time for sleuthing to figure out what actually happened. 

This is getting off topic, but I've always thought the perfect location for the zoo would have been just north of 270 at 23 where the golf course/Josephinum/Woods subdivision are. The college didn't move there from downtown until the 30s so they could have found another site. The mall and other retail/restaurant/hotels at that intersection have struggled since Polaris opened but proximity to a major anchor like the zoo would have been mutually beneficial. It's crazy to me for being such an attraction that the closest hotels to stay at near the zoo are the 270/33 cluster in Dublin

 

Back on topic, while I wouldn't choose to live there the development happening off 71 in Sunbury does make a lot of sense given both the proximity to Polaris and appeal of a relatively easier freeway commute vs the congested stop and go traffic light hell that 23 has become north of the outerbelt

Wasn't there a plan to build a hotel at the Zoo along Africa road? I could've sworn I saw a plan to include an indoor waterpark and have the hotel occupy the empty section between Africa Road and the Parking lot toll booths for the Zoo.

I think it would be a great addition. I'm not sure what ever came of the studies, but it seems like it would be a pretty big money maker. It would be a great revenue stream in the non-summer months when Zoombezi Bay is closed. They could also include a conference center to attract some business from local/regional companies.

ODOT to begin building new I-71 exit south of 36/37 this summer 

 

A new I-71 exit south of U.S. Route 36/State Route 37 would link up to a new roadway, Sunbury Parkway. This new road would run from Africa Road near U.S. Route 36 to West Cherry Street in Sunbury, according to ODOT's project website.

 

The $31.9 million plan also calls for a combined I-71 to U.S. Route 36 interchange to meet the roadways' growing capacity. The existing interchange sees more than 36,000 vehicles per day.

 

Construction is expected to begin this summer and take place in multiple phases.
