EAST WALNUT HILLS * Spruce-up work continues on the building at 2733 Woodburn Ave. EAST WESTWOOD/NORTHWEST FAIRMOUNT * Ninann Woods Development Company LLC has purchased 5 more lots on Randall and Ehmann avenues. They (and Moonlight Properties LLC, same PO Box) now have dozens of lots on that subdivided, "paper" area. They also have vacant lots on Ninann Ct. that could provide access to the lots I mentioned. The owner died earlier this year and the estate neglected its poor condition. Both buildings were from the 1880s. This is in an area of massive disinvestment and countless vacant lots, and is only going for $59,000. COLLEGE HILL * Capri Woods subdivision: Construction of homes has begun in earnest. Two are already for sale, and a total of five lots are available. COLUMBIA TUSCULUM * It appears that Alexus Properties LLC (John Tieman) will be developing 623-629 Athens Ave. A couple of structures remain, but I wouldn't be surprised if they're torn down for townhomes. Tieman has a history of developing in this part of town. EAST PRICE HILL * The single-family home at 2597 Ring Pl. will be demolished. The home was totally destroyed by a fire in November. * Talbert House has purchased 347 (vacant land) and 365 Purcell Ave., a single-family house. Ostensibly this will be used as a sort of "halfway house" for addicts to re-enter productive society. They also have a house in operation not too far away on Grand Ave. * Major grading work is underway at the location of the new Panther Athletic Complex off of Quebec Ave. EVANSTON * The office development I mentioned in this post is called The Pointe. On this map, you can see the site. The goal is to add the area bounded by Evanston and Dana avenues and I-71 to the NBD Urban Renewal Plan. * The problem property at 3327 Evanston Ave. is in new hands and is being cleaned up. Currently work is going on on the front deck and porch. HYDE PARK * The Ramsey Hill Corporation/Medallion Properties is building 2 very large homes around the area of 3796 Broadview Dr. (S of Brotherton at the end of Leesburg Ln.). One currently under construction is on the market for $798,000. * Knox Presbyterian Church is planning a $5.9 million expansion, and this time it doesn't appear that the neighbors will object. The project will involve a single-story addition and landscaped parking lot on its eastern side as well as renovation to the existing space. I think the goal is to redevelop the area as a mixed-use, pedestrian-oriented block. A small garage on the property will be demolished. On this aerial of the "South Block", you can see the properties they bought. Look for the Ludlow Viaduct, find Spring Grove, and then look for the empty, grassy lot. That and the two buildings to its left are the properties. * The new owners of 4526 Innes Ave. are doing an extensive rehab, including an all new exterior with a new roof and siding. * Industrial property at 1769 Elmore St./1770 Weber St. has been transferred to Cuni, Ferguson and Levay, LPA. This firm does handle real estate litigation, but I'm unsure why they have this property. * The BP property at 3949 Spring Grove Ave., Knowlton's Corner, was purchased for $469,000. The buyer was from In-Line Development Company in the Hamilton area. I can find no more information on this company or this person. RIVERSIDE * The home at 4572 River Rd. was condemned early in 2005. The bank foreclosed and the property was purchased in December. The new owners have decided to tear it down. They live out of state, but they do own several parcels along the 4500 block of River Rd. and of Hillside Ave, much of which is vacant. Who knows what they're planning to do with this property? SEDAMSVILLE * Vacant residential land at 624 and 626 Steiner Ave. and 924 Striker Ave. has been bought by OAA Properties out of Lexington, KY. This is the only land they currently own in the city, and the trail to track down who they are went nowhere. SOUTH FAIRMOUNT * New owners are trying to bring the condemned single-family home at 2240 Margaret St. (also listed as 2240 Ives St.) up to code. * Destiny Ventures: I think I may have mentioned in a previous post that an outfit called Destiny Ventures was buying up quite a few properties in the North and South Fairmount areas. I did a little digging, and it appears that Destiny Ventures may actually be part of a mortgage company (possibly Homeland Federal Mortgage) out of Tulsa. So they may be foreclosures. However, about half of the properties are vacant land, and they've had most of them for up to a year and have made no attempt to sell them. FT. THOMAS * Villa Grande subdivision: Construction on the 106-home subdivision by Fischer Homes could start this fall, but the city staff still must review detailed improvement plans. It will feature a strip mall with 10 service/retail tenants (including Walgreens and National City) as well as 102 two-story townhomes. There will also be two "lakes" (retention ponds) as well as 3 acres of walking trails and greenspace. What you should be alarmed at is not two particular buildings, but the fact that buildings are being torn down weekly and that there is no investment being channeled into the West End, outside of City West and a select few spot projects, ever. You mention moving forward. How does the demolition of buildings with no plans for their replacement or redevelopment of their vacant lots "moving forward"? You're not troubled at all by this? And if you don't care, then why reply in the thread?

January 17, 200619 yr Author Okay, a bit of good news from the West End--though it should have never gotten this out of hand: * Model Management manages the multi-family building at 850 Dayton St. This property accepts a lot of Section 8 tenants and is generally a low-rent, low-maintenance building. The building had gotten really bad by 2004, when Model Management took it over. They still had code complaince issues and it even got so far as to go to court. Now they're going to remodel the whole thing, top to bottom. I don't know the outcome of the criminal charges and if they're being forced to do this. All I care about is that they're doing it. The building has not been condemned and currently has tenants, I believe. I'll be interested to see if Model Management looks to upgrade their tenants given a $600,000+ investment. There is still not as high of a demand for housing by people who have a choice in the West End, so I'm thinking not much will change. Still, it will be a clean and safe building with tenants. The same goes for 1916 Colerain Ave., minus the code issues. It's getting some work as well.

EAST END * Modern Modular Dwellings LLC is building this portion of their "Eco-House" series on a vacant lot at 2344 Eastern Ave., across from the soon-to-be rehabbed LeBlond Recreation Center. * Mark Greene (not the character from ER) is building a single-family home on the vacant lot at 1929 Eastern Ave. This is the same man who built the house at 1931 Eastern Ave. in 2004 and was stripping 1927 Eastern Ave. to demo. EAST PRICE HILL * 1217 Blanchard Ave., spruced up to sell. EVANSTON * 1626 Blair Ave., a two-family built in 1875, will be demolished. The condemned house was purchased in May 2005. The house was "leaning to the left", meaning severe structural problems that probably were too costly to fix. (one currently under construction) MADISONVILLE * Forest Ridge Builders is about to start the construction of single-family homes at 6841 and 6843 Indian Hill Rd. I believe these are going to be similar to the ones built across the street: * 5112 Ward St. (1885) is being reframed, shored-up, and rehabbed. The property was bought last month. MT. AUBURN * Model Management will be doing a total rehab of 2258 Vine St. * 2346 Highland Ave. has been rehabbed. * People in the 1800 block of Walker St. are getting pissed. Apparently, Mike Kelley owns the last of a string of 6 connected townhouses (the one-story gray ones if you've ever been there), 1843 and 1845 Walker. A water leak occurred in one of those units, unbeknownst to Mr. Walker, who is an absentee landlord. The water ran so much that it went to the nearby hillside and compromised it. If the buildings aren't getting use then demolishing them instead of retaining a fire/collapse/drug den/de facto homeless shelter hazard (which could be the case) is preferable in my eyes than leaving them up.

Neyer proposes to develop 446,000 square feet of Class A office space on top of a three-story garage, with an outparcel for a restaurant. This would be near the intersection of Dana and Realistic avenues. Therefore, the city needed to look at amending the Evanston NBD Urban Renewal Plan to allow this land use. It was contended that the office could possibly bring as many as 2,000 employees to the region, and that their need for services could be provided by new businesses springing up in the immediate area. Neyer would also help the community by aiding in improvements to the adjacent Evanston Playfield. This would include new play equipment, restoration of the swimming pool and historic pool house, a walking trail, and parking. The Evanston Community Council approved this on October 20, 2005, after only one meeting with Neyer, feeling that it would be of great benefit to the immediate area and that it wouldn't use eminent domain, which was one of their fears. The city should let this rezoning go through, no problem. There is no timetable for when this project may get off the ground. Both were built in the late 19th century, and neither of them are in very good shape (though they've never had anything other than minor code violations). 2220 St. James was purchased for $24,000 and 2222 St. James was bought for $44,000. These are actually some homes that I am developing. We have five attached rowhouses and one free standing single family. We are tearing down one existing house that I have owned for about two years. Don't worry, it is nothing historically significant and has major structural damage. There were three houses there years ago, but to the best of my knowledge, they were torn down in the late 80's or early 90's. We are not listing them on the MLS yet, but do have a contact for presale information. If anyone is interested, let me know. I will post a rendering soon.

I'm surprised those are considered East Walnut Hills - the maps I've seen all draw the East End/East Walnut Hills line at Columbia Parkway, and Gladstone is definitely south of that. Here's a link to the CAGIS map of the area...but the assessor's page agrees with you! Maybe the dividing line is actually the railroad tracks... Regardless, that spot will rock out. I had some friends who lived in the first house on Collins up the hill from Gladstone - here's a shot I took during Paddlefest last summer, with my friends' house circled: Those places will have a fantastic river view...
