As of Christmas the Sheil school on Short Vine is half demolished.  The whole thing could be gone by the end of this week.  Also, demo work on the Kahn's plant began last week.

WALNUT HILLS — Renovations are almost complete at The Verona at Eden Park – one of the largest and fastest-selling condo conversions in the region.

 

Once a grand summer playground for Cincinnati’s wealthy, the historic 105-year-old property has been converted into 76 condominiums that managed to sell even throughout the recession.

^Those extra little lookout rooms they tacked on the top look terrible. A discrace to a once-great building.

I believe the only guideline is that they aren't allowed to be visible from the street.  It doesn't matter what the cladding is if you can only see it when you're on the roof (or upper floors in this case).

I do believe he meant so they CAN'T be seen from the street.  Also, what would you suggest besides siding?  Fake stucco maybe?  You can't put brick up there.  Yes it's kind of unfortunate and cheap looking, but you don't see them. 

Nearly all of the roof top deck doorways in OTR have siding... but with nearly all of them, you can't see them from the street.

I would suggest not building them at all. I saw them first from the street.

It's a small concession to make to allow rooftop access from the relatively smaller top floor units. 

^ya, and decks/views are a huge selling point.

Christ Hospital to build tower, parking garage

MOUNT AUBURN — Patients needing back surgeries, knee or hip replacements or other “growth services” for an aging population are the target of a $265 million expansion at Christ Hospital.

 

Starting construction this summer, the hospital will build a seven-story spine and orthopedic tower to open in mid-2015, the biggest expansion in its 123-year history and the clearest statement yet of its ambitions to become one of the nation’s top-ranked independent hospitals.

Interesting property sale from the auditors website.

It is the old Buckeye Sales building (Race and Court).

I am hoping it is not a surface lot.  Doesnt seem viable at 1.5 million with other lots not at capacity in the area.  We will see!

Cincinnati in court over public square at Centennial Plaza

Real estate investment company seeks $114,000 for upkeep

 

A dispute between the city of Cincinnati and a real estate investment company over upkeep of the public square at downtown’s Centennial Plaza has landed in court.

 

New Boston Centennial LLC, which owns two of the three office buildings there, filed a complaint in Hamilton County Common Pleas Court against the city on March 19. The company, an affiliate of Boston-based New Boston Fund    Inc., seeks $114,000 in expenses for the plaza, garage and common areas of the Central Avenue office complex.

 

Centennial Plaza was the home of bus operator FirstGroup America’s U.S. headquarters until it moved to larger space at 600 Vine in 2008. Current tenants, besides the city, include Radio One Inc.    and the state of Ohio.

Blue Ash development gets green light

BLUE ASH — In a 3-2 vote Wednesday night, the city’s Downtown Design Review Committee gave the green light to a developer’s proposed apartment complex on the site of a former Thriftway grocery store.

 

Residents opposing the development said they would appeal to the board of zoning appeals.

Bartini's at Sixth and Walnut has closed. A "new concept bar" will be taking its place. Anyone have any idea what's going on here? Seems like a strange time to bail out with 21c opening in a few months.

As far as I can tell a permit transfer has not been filed.

It closed? Seemed packed Friday night when I walked by. Never had the opportunity to go there. Oh well.

I always thought it was weird to have 2 martini bars within a block of eachother.  Too bad this didn't happen a few months ago.  They've got a nice outdoor area and whatever fills the space is now going to miss out on some great weather.

There is not going to be a transfer if they are just re-branding a new concept, which is what this purportedly is.  Time will tell.

Incidentally, the original location of the Havanna Martini Club was in this exact same spot, but before the building was renovated. 

I would think they are re-branding to try and cater to a new audience (an older one). With the new restaurants opening across the street and the new hotel opening up.

It's at the backside of Fountain Square, basically--in the first floor of the Fifth Third parking garage, where Murray Bros. and the like is located.  Directly across the street from the Center at 600 Vine.

For those on the East Side: Walgreen's is attempting to take the corner of Ridge and Montgomery for their own to build a larger Walgreen's. For those who know this area, this is in the Pleasant Ridge business district. They are looking to acquire all of the buildings from the corner to the Burger King. Businesses affected include the Gaslight Cafe and Everybody's Records. The current Walgreen's is less than 2 blocks from the location that they want to relocate.

 

Did anyone else hear about this? I know the community council is involved, but are there any good resources out there for the neighborhood to look into to get more involved and ensure that we don't end up with another surface lot and abandoned store fronts?

They want visibility that the corner would bring. The Community Council and the Pleasant Ridge Development Corporation are looking into what can be done. They've asked residents to send emails to [email protected]. The VFW might be voting tomorrow (5/31) on the proposal to sell. They're struggling with membership, but it would be terrible to lose them just to gain a Walgreen's.

 

If they want more parking and more people driving by, i think they'd be better served buying the old/new bank in the former K-Mart parking lot.

It might help.  That area is zoned CC-P (Commercial Community Pedestrian), which has very strict requirements about building placement and parking.  The building must be right on the sidewalk, and in the case of a corner lot the building must be on the corner, parking must be at the rear or to the side if there's not enough room, no drive-throughs are allowed, the facades of the building must meet transparency requirements etc. 

 

So if they abide by the code the results probably wouldn't be hateful, but the street wall would very well end up with missing teeth on either side.  They are also probably going to seek variances for many of the requirements, so that's somewhere both the community and city councils would be helpful in making sure those don't get granted.  Their current store is right at the edge of the CC-P district, and just east and north of there it transitions to CC-M (Commercial Community Mixed) which allows some more auto-oriented uses.  If they want their usual suburban crap store then they should just stay there.  Anything at Ridge and Montgomery should be at least two stories as well, and I don't see Walgreens doing anything like that either.

This is true, I guess I am not a fan of potentially losing those businesses that are already there and then acquiring yet another parking lot and an abandoned Walgreen's less than a 1/4 mile down the road. In between those 2 locations is an old Kroger and another very large surface lot.

The city & community council should put up as many roadblocks as possible to this move. I highly doubt they'll close their current location. In fact, as a result they may be forced to remain there and make improvements.

 

The city needs to play hardball.

This is outrageous ... Gaslight Cafe and Everybody's Records are two successful businesses that are invaluable in the PR business district. Their loss would be nothing short of disastrous for the neighborhood. Who wants to sit on the patio at Molly Malone's and look across the street at an obnoxious fluorescent-lighted chain store? Burger King is bad enough, but Walgreen's at the corner would torpedo the district.

 

Why is this even a consideration? Pleasant Ridge is one of the city's neighborhood business district success stories. Why ruin it to cater to a chain? There are 8 million nearby locations for Walgreen's, primarily down the hill on Ridge near the rest of the chain crap.

 

This is severely depressing that this is an issue. What is going on in this city? West Fifth, the Bayhorse building, Pleasant Ridge ... what next? Maybe tear down the Bartlett Building at Fourth and Walnut and put in a Walgreen's there too, complete with parking?

Totally agree with this consensus!  As Sherman pointed out, just look at the Walgreen's on the corner of Montgomery & Sherman Aves. in Norwood to preview what's coming to Pleasant Ridge--how awful!

Walgreens went to the owner of the buildings. They did not say anything to the city or the community council(which is not happy by the way). According to another resident, the VFW had a vote yesterday whether or not to sell. Not sure what happened but I know many have written letters and there is talk of a petition. I am just worried its not enough.

While I was in the Gaslight last night I heard that the VFW had just voted and it was to sell.  This will absolutely ruin the PR business district if it happens. 

I owned and lived in a house on Webbland, right off Montgomery between Molly Malone's and the BP station, until I moved away from Cincinnati two years ago.  It's a great neighborhood, but for me illustrates as well as anything how difficult improving our city's and our nation's built environment is ultimately going to be.  Here is a moderately successful business district with great accessibility, walkable residential streets, and an active community and community council, yet a proposal to cut out the heart of the neighborhood for a Walgreens is a legitimate and pressing threat.  All new development around PR in the last 50+ years, I'd argue, has been suburban and auto oriented.  The BP sat vacant for years and was on a lot that could have dramatically improved the area if properly built upon, but instead it was ultimately turned back into a BP.  The list goes on.  It's a sad and depressing state of affairs.

Ugh.  I know that Northside was successful in turning back a CVS or Walgreens that was proposed for the corner of Blue Rock and Hamilton where the lumberyard was.  And there wasn't even a structure there in the way, let alone long-running businesses that are citywide institutions - it's just a big mud pit now.  If Northside was able to successfully do it, I'm hoping that Pleasant Ridge will be able to do so as well.

This is sad to hear. I hope that this doesn't happen. We just got someone to buy the vacant building on the corner and a new cafe is moving in near the Walgreens. I didn't move to this neighborhood for a suburban auto experience.

IMO this is incredibly unlikely to happen. Keep fighting the good fight, though!

 

Other than the VFW and Walgreen's, I can't see who would actually be for this. Including the decision makers on the relevant boards and city council.

According to our community FB page, the Community Council and Pleasant Ridge Development group are now talking with Walgreen's representatives. They said that the reps wanted to get to a "win win solution for Walgreens and for the community". We will see. A lot of people are highly skeptical because the supermarket sits empty now, and the original Walgreen's would be empty. Not to mention the empty Kmart and Walmart down the road.

 

The owner of the Everybody's building already said they were approached and told Walgreen's no, so there's that. The owners of that building are not the same as the ones who own the buildings from Gas Light to the corner. Also, this change would definitely impact Mullaney's.

 

And yes, Pleasant Ridge received the Entertainment district designation about 18 months ago.

The only win-win is if they put their new store where the existing one is. Or if they line someone up to take their old space and build on an empty/vacant lot with urban-friendly design.
