August 8, 20195 yr The Huntington Center was just bought for $24.5m by an investment firm out of NY: https://www.grouprmcusa.com Basically they buy Midwest (secondary market) office buildings at bargain prices because they think they’re undervalued based on market conditions. Interesting that the county assessed the Huntington Center’s value at $18m in 2018, and this firm considers $24.5 an attractive price. Not sure it means anything, but it caught my eye. Probably a tower for Montgomery compared to the rest but not a tower in my mind!

The area around the library is pitch black and is not fun to walk through at night.... Aside from that, it would be nice if the library felt more inviting to tourists and residents alike. They could easily come up with a concept where they facilitate a library cafe, maybe use a portion of the rooftop as a bar and incorporate different educational events tied into that. The library just feels so shut off, and at times feels like a homeless shelter with how many homeless people use it a place of refuge. So many people refuse to use the library because of this due to feeling uncomfortable. You won't believe how many people refer to the library as a sketchy place because of this.

The building would literally be in the back yards of several houses and small apartments on Besuden, and they plan to tear down a couple more houses (that are mostly small businesses) on Madison to create a big surface parking lot that would surround Lemon Grass. And seven stories? I tend to be pretty pro-development, but damn this is a bridge too far.

Next time I see Buddy LaRosa at the gym, I'm going to ask, pretty please, if he would move this one shop out of the way, so that this building could be where it should be, at the intersection of Madison and Wasson Way. There is a lot of enthusiasm on the NE Ohio Projects & Construction thread for the potential construction of a new HQ on public square in Cleveland. I would much rather them stay put in Cleveland. What is the incentive to move to Cincinnati? I don't know this for sure, but I can't imagine there being big tax differences between the two cities.

Being Closer to Corporate Retail Goliath's like P&G and Kroger is always a plus.. I personally think SW will stay put in Cleveland..I've also thought the same for many HQ's over the years, and there always tends to be a 11th hour shocking decision where the HQ decides to move to the most random city in america. So moral of the story is, who knows?

If they are going to move their HQ it will be to a different state to gain bigger state tax incentives. November 13, 20195 yr They are re-painting the mural on the back side of the new Kinley Hotel at Seventh and Race. Instead of doing a new artworks mural I'm glad they are just redoing the existing mural around the new window openings. This project should be great and the corner of 7th and Race is going to be awesome once both the hotels are finished. Hopefully they activate that little pocket park and don't just leave it dead like it has been. I don't see a new opening but it could be a good place for a patio/bar.

I've heard "those people" arguments about the major bus stops attracting "loiterers" drinking and littering and keeping people from wanting to open businesses. But moving major bus stops away from Hamilton would seem to remove a lot of foot traffic that could be supporting the existing businesses,

It will be an absolute disaster for southbound bus lines to get to the transit center. Of course, this could all be avoided with the implementation of a transit-activated left-turn signal. Maybe it will be as bad as the streetcar in its opening weeks when trying to make a left onto 2nd st in front of the banks and it will force the city's hands. Really, all of these new neighborhood transit centers should have bus-activated transit-only signals on the streets leading to/from them. But we need a complete turnover of top leadership at DOTE for that to happen.

Hopefully the issue is mitigated to the degree possible and the benefits outweigh the detriments.

Huge improvement...Hopefully those are retail spots being built out on the ground floor!
November 19, 20195 yr There was originally a Shillito's department store on the ground floor. There was office space for Federated Dept. Stores on top but it appears that was demolished some time between 1968 and 1993. The structure is now owned by Macy's and used as their overflow/cheap parking garage for downtown employees.

Hmm, it's interesting that it's owned by macys. Maybe they are interested in pursing a Macy Backstage concept store on the ground level? Those stores are usually off the rack, with huge discounts applied.

Federated acquired Macy's in 1994 and eventually the parent company's name was changed from "Federated" to "Macy's". That's how Cincinnati ended up with Macy's being headquartered here. I'm 117% sure that Macy's is not going to open any retail space in the ground floor of this garage.

November 19, 20195 yr The CVS on Race was never replaced. Might be a suitable spot if the Shillito Building gets some ground floor commercial and if the Sung Korean spot is filled. A lot of what ifs, but something needs to catalyze this sleepy spot of downtown.

Just seems unusual since parking garages aren't usually something that most owners care about refurbishing and usually just let rot and deteriorate.

That's a good possibility..I was more referring to the potential of adding commercial retail on the ground floor. Seems strange that the developer wouldn't just choose to save money and leave the ground floor bricked off... rather they chose to spend money to remove the brick, and install storefront mullions which seems odd and cost ineffective if don't have any ground floor plans.
