Loveland to choose Great Traditions

LOVELAND -- City officials will vote Tuesday to choose Great Traditions Land & Development Company of Blue Ash to do their downtown redevelopment project.

 

Great Traditions was chosen over a plan by Neyer Properties.  Those two were whittled from five proposals.

 

The plan, to cost up to $30 million in private money, transforms about six acres at Broadway and Second into new shops, restaurants, offices and town houses.

Train horns may hurt project

LOVELAND - As the city starts its major downtown redevelopment project, officials have a new wrinkle to consider - train noise.  City Council members on Tuesday night voted to hire Great Traditions Land & Development Co. of Blue Ash to transform about 6 acres around Broadway and Second Street into townhomes, offices, retail space and restaurants.  The project could bring as much as $30 million in private investment.

 

But a potential issue, City Manager Tom Carroll said, is the trains that blow their horns as they pass through the city four to six times a day.  Developers mentioned the noise, he said, as something that could affect the marketability of the new residences to be built near the railroad tracks.  So the city is paying $7,500 for a study of what it would cost to upgrade crossing gates so the trains would no longer have to sound their horns.

What's the big deal?  For two years, I lived 5 houses from an elevated railroad line.  There were at least 50 trains a day, including commuter trains, Amtrak, and freight trains (This was CSX's mainline into DC).  For most of those, you're either at work or asleep.  The neighbors didn't seem to mind, either, as housing values managed to triple in six years.  Let me tell ya, though--those VRE engineers sure love to blow their horns at 6 AM.

The legal term is called "moving to the nuisance" if you bought a home near the tracks. The only exception is if you moved to the affected area before the trains started running. In most places, that would make you about 150 years old.

I grew up 50 feet from RR tracks in Elsmere.  After a while you just get used to it.  I now live at the top of the hill off Broadway in Loveland.  I was getting my sleeping kids out of the car at 11pm the other night, and the train blew it's horn 6 or 8 times.  Long blows.  Woke my kids up.  So I can't say it's not annoying at times, but I wouldn't put in extra gates or whatever.  It's part of where we live.

I don't know if this has been mentioned or not but there are some very nice looking row houses on Jefferson that are just now nearing completion.  Looks like a great development.

Yeah, I think you're talking about Charlton Place.  I'm pretty sure they're mentioned in the University Village thread, though that thread hasn't been active in a while.

Something may be happening in the "triangle" of Gilbert/Nassau/Sinton

 

Gilbert Avenue Development LLC has purchased properties at 2202, 2204, 2208, 2210, 2212 and 2220 Gilbert Ave., as well as the parking lot behind then on Sinton, for $1.275 million. 

 

This area is zoned commercial-mixed, meaning both auto-oriented and pedestrian-oriented uses. 

 

I do not know if they plan to redevelop the buildings or if they plan on tearing them down. 

 

Their address is 4500 Lake Forest Dr., which is in Blue Ash.  I haven't been able to nail down who they are just yet.

T.J. Houshmandzadeh and wife move to Wyoming

 

T.J. Houshmandzadeh recently closed on a landominium in the Wyoming Glen development, purchasing a 1938-square-foot unit for just over $403,000.  Wyoming Glen is located near the intersection of Springfield Pike and Bonham Rd.


Surrey Square redevelopment plan on tap

 

Owners of Norwood's Surrey Square Mall will present preliminary plans for redevelopment of the 176,433-square-foot shopping center at tonight's Norwood City Council meeting.

 

The center will be anchored by a new Kroger, expanded from 37,000 square feet to 76,000 square feet and occupy the space that Media Play recently vacated. The plans also call for a new facade for the center, redevelopment of the current Kroger space and construction of two new buildings.

 

New York-based New Plan Excel Realty Trust purchased the center for $10.45 million in September from the Belvedere Corp. The company owns several other centers in the Greater Cincinnati area.

Cincinnati firefighters can expand their downtown memorial on land controlled by the state, after the Ohio Department of Transportation relinquished an easement along Interstate 75 on Wednesday. The move marked a temporary cease-fire in a five-year battle between the state and the city over the $1.5 million Third Street "ramp to nowhere," which the city built as part of the Fort Washington Way project in 2001. The state never allowed the city to connect the ramp to I-75 north, and made the demolition of the ramp a condition for expansion of the memorial. An ODOT permit manager told firefighters last year they would have to stand in the street for their annual memorial observance rather than congregate on state property. ODOT District 8 Director Michael C. Flynn said that decision was a misunderstanding. Cincinnati Fire Fighters Union Local 48 President Joseph W. Diebold credited U.S. Rep. Steve Chabot, R-Westwood, with pressuring ODOT.

WYOMING

* State environmental workers soon will begin cleaning up the former Jerry's Trackside site in Wyoming. The property, a former gas station, was contaminated by leaking underground gas tanks. The state's plan calls for digging up and removing the contaminated soil, then replacing that with clean dirt. This should happen late this month or early next, according to the city manager's office. After that, any groundwater contaminants will be removed by vacuum extraction, a process expected to take two to three years. The state is paying for the cleanup because the site is part of its Petroleum Storage Tank Removal fund. The city leased the Wyoming Avenue property in December and demolished the building. Once the site is declared clean by the state fire marshal, city officials hope to make it a public parking lot, with the possibility of other redevelopment in the future.

Yes, the single house lot is zoned single family, and the others are zoned RM (residential mixed use).  As a matter of fact the far left attached house is zoned SF as well, just pushed to the far side of the lot.

 

P.S. the house above in Independence is the most god awful thing I have ever seen!

Loveland builds on history

New 'neighborhood' to be developed

LOVELAND - When word went out last year that Loveland was looking for a developer to re-do a big chunk of downtown, the idea immediately was attractive to Great Traditions Land & Development Co.  Loveland already has some key things the builders usually have to work hard to create - the charm of old buildings, recreation, plus a coffee shop and other businesses all within walking distance of their new townhouses.

 

So starting off with buildings dating to the 1800s, the Little Miami Scenic Bike Trail nearby and a handful of already successful niche shops, it seemed a perfect fit.  "There's a lot to start with there,'' said Doug Hinger, president of the company's home-building division and an architect with a history of rehabbing old houses.  "We've just got to build on it.''

No, Ink, I'd agree with you - well, not 100% - I could give up the second and third blue ones (the first is kind of cool from behind), but the brick ones are cool, and that pink one is fantastic - really gives that corner its character.  But then it ain't my decision...

INK...the address of the Hamilton house is 7857 Furrow Ct.  I had no idea where that was, so I looked it up on the Butler County GIS.  It appears it's part of a CFM Builders subdivision southeast of the intersection of Tylersville and OH-747.  So it's listed as Hamilton although it's slightly outside of Hamilton.

Butler County has GIS? Would you mind to share the link?

 

I think that is part of the area of WCT that will be changed from 45011 to 45069, which will save me a lot of hassel. I'd ask you to change it, but Hamilton is getting plenty of this crap with 3 garage stalls off Millville and in Hamilton West Estates.

Loveland City Council last week chose Great Traditions Land & Development Co. of Blue Ash as the preferred partner for its downtown redevelopment project, estimated to bring in as much as $30 million in private investment.

 

Next:

 

Tom Carroll, new city manager, recommended that City Council set up a group of residents, downtown business operators and property owners to advise him as the project progresses. He wants the group to make sure officials understand any concerns those stakeholders have about the development.

 

Carroll and Great Traditions officials will negotiate specific expectations of each other, including what city improvements the developer might think are necessary to support the private investment.

 

The city and Great Traditions will sign a legally binding development agreement, which would include timelines and costs. After this is signed, the city can issue debt for its part of the project. Among the city's pieces could be enhancing gates at railroad crossings so trains won't have to blow their horns.

Township prepares to find brand image

COLUMBIA TWP. -- Columbia Township Administrator Michael Lemon hopes a $50,000 branding project will bring the nine separate islands of the township together as a community.

 

The project, he said, is essential to the survival of the township.

I agree with you 100%.  I do not have a good impression of Columbia Township based on the Highland/Ridge area.  I drive through this area at least twice a day because I live in Pleasant Ridge.  It's actually embarrassing to me that some people think this area is part of PR.

Amen to that.  I will be glad when they get their own signage so that people don't think of it as Pleasant Ridge.  The Ridge-Highland Corridor is a huge eyesore and a traffic nightmare.  I want to kill people making left turns everytime I drive thru there.  Anything they do to that area will be an improvement.

Very interesting.  I know exactly where that lot is located.  It's a tiny lot, so I have a hard time picturing this house being built here.

Fort Thomas officials and two private property owners have selected a Wilder architect to complete the design work for the city's Towne Center project off North Fort Thomas Avenue.

Apparently, Lamar wanted to tear down the building years ago to erect a free-standing advertising sign, but had trouble getting their plan through Zoning.

 

Meanwhile, the building was condemned, and Lamar failed to keep it up to VBML snuff. 

 

I have no idea what has happened since then, other than the fact that they did eventually apply for a VBML and did the bare minimum to keep the building standing.

 

Big deal.  The eyesore has been there right next to I-75 for everyone to see for years.

 

Expect to see that lot on Marshall become a trashy looking assortment of billboards.

* Kurleman is building a new, $600,000 custom home on land cleared via teardown.  The property is at 4980 Myerdale Dr., in a neighborhood of 1950s-era ranches.

 

BRIDGETOWN

* May Construction is building a condo development near the 5600 block of Bridgetown Rd., roughly in the area of Bridgetown and Virginia.  I believe it will be called Virginia Square, and the prices start at $126,500.

 

COLERAIN TWP.

* New $300K+ homes are being built off of Clovercrest Dr.  These homes will be in the middle of an area bounded by Clovercrest Dr. on the south, Pippin Rd. on the west, Golf Dr. on the north, and the Clovernook Country Club on the east.

* Welsh Excavation out of Cleves has purchased 64.4 acres of agricultral land between Forfeit Run and Althaus roads for $1.5 million.  I don't have a good feeling about that.

* The Kentucky National Guard may build an armory near the airport.  The facility would be on 13 acres off of Bullitsville Rd.  Most of this land is owned by the airport, who purchased it from homeowners who were in the airport's noise pattern.  For this plan to advance, a judge would have to lift the deed restrictions on the properties, which are deeded residential.

* Cornerstone Montessori School is mulling a move from Dayton to 2048 Alexandria Pike, the former Fares J. Anyway, thanks for the updates as always. That city building looks like some kind of mix between Hamilton's art deco city hall and Mason's city hall, both 1930's era, except this has a more Spanish styling like St. Mary's.

Regarding the Cheviot Memorial Building, it sounded like you had a link to its history, but the link didn't make the post...I can google it if you don't have it handy, though...I love WPA stuff, so it sounded interesting...

Is there a thread that discusses the land clearing south of Union Centre BLVD off I-75?  Anyone know anything about that land?

I guess if we have anything it would be in the West Chester/Liberty Township thread that you started. Is it on the east side, south of The Streets? That might be the urban condo development.

Yeah, probably the residential portion of the Streets of West Chester.  Are you talking east of I-75?

I do know they are extending the street that takes you back to The Streets treets off UC (Civic Center maybe?) down to Allen road, so that may be it also.

 

I just realized, Union Center Blvd is no longer in Union and The Streets is only one street!

Yeah, Union Center isn't that great at all...their streets of westchester thing is just a little tiny strip. They have a PF Chang though. I love that place.
