Posted February 4, 201312 yr Cleveland Athletic Club building could be in line for hotel makeover By STAN BULLARD 12:43 pm, February 4, 2013 Plans to rejuvenate the shuttered Cleveland Athletic Club building, this time as a Crowne Plaza Hotel, surfaced today, Feb. 4, as hotel management and development concern Dellisart LLC of Roswell, Ga., announced it has been awarded a contract to operate a 194-room Crowne Plaza there. http://www.crainscleveland.com/article/20130204/FREE/130209933 Should this get its own thread? Btw, while this is fantastic news, I can't help but continue to fret over the Schofield Building/Kimpton Hotel conversion. Those guys just can't seem to close the deal.
February 4, 201312 yr This is great news and worthy of its own thread!! "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
February 4, 201312 yr From their press release: "The renovation plans are still going through the design process and are slated for onsite work to commence shortly. Dellisart has already begun the pre-opening process in anticipation for the new hotel." Sounds like they're trying to fast track this thing. Hope they succeed!
February 4, 201312 yr Wow, this sure came out of nowhere (not counting the old, non-specific public aspirations of the owner). Obviously one in the hand is worth two in the bush, so this is great news if it has real juice behind it, but I can't help but think how much happier i'd be to see one of the sexier brand proposals moving ahead... And the CAC is actually the least blight-y site of all the main hotel proposals in that area. This bit from the Crain's article is also quite interesting...quite a throwback if they're really planning on for-sale units: the renovation will include a restaurant, health club, and upscale condominiums.
February 4, 201312 yr Mast climbers were attached to the facade a week or two ago. It was obvious something was gearing up. I was waiting for some kind of press release. Glad to hear the good news.
February 4, 201312 yr Another story with essentially the same information. Glad to hear the good news. Yes, I've also noticed activity around the facade in recent days/weeks and wondered what is going on there. Maybe its related to this announcement. February 4, 201312 yr When I saw this I thought it was an ancient thread of some long-dead proposal. Shocked this came out of seemingly nowhere. Lets hope they push through and MAYBE get some hotels at the other end of the street MOVING. (I'm looking at YOU "le Meridien")
February 5, 201312 yr Is there anything on whether or not the Crowne Plaza will restore some facet of the Cleveland Athletic Club? Or will it be 100% hotel?
February 5, 201312 yr CLEjoe - if you look up thread and/or read the Crains article, it states hotel, restaurant, condominiums, and health club
February 5, 201312 yr I'll be interested to see how they handle the entrance and any vehicular drop off zone. That stretch of sidewalk in front is really tight as it is, plus the intersection with E. 12th complicates things. I wonder if they could reduce eastbound travel to one lane and modify the signal to be similar to they way E. 6th currently works, with eastbound getting its own exclusive green.
February 5, 201312 yr Local developer, New York investor lay plans for Cleveland Athletic Club hotel conversion By STAN BULLARD 2:45 pm, February 5, 2013 More details surfaced today on plans to rejuvenate the mothballed Cleveland Athletic Club building as a Crowne Plaza Hotel. Ned Weingart, a developer in Cleveland Heights who has worked for years on the hotel plan, said he's joined forces with Whitestone Realty Capital LLC of New York to undertake the $50 million project. Their joint venture, Cleveland Euclid Hotel Associates, is pursuing construction financing to buy and rebuild the structure, Mr. Weingart said. “I'd like to be in construction by June, but I really can't say when that will be” because plans hinge on obtaining bank loans for the project, Mr. Weingart said. February 5, 201312 yr “I'd like to be in construction by June, but I really can't say when that will be” because plans hinge on obtaining bank loans for the project, Mr. Weingart said. Er, well this makes more sense. It's really just a plan still, not a project. I suspect their publicly optimistic start-time has more to do with getting an extension of the historic preservation credits than realistic expectations, but hopefully I'm wrong.

I'm not sure how Wyndham does it, but they are along that stretch as well and I frequently see valet there. I'm pretty sure they cut out some of the sidewalk for it, but have been down here long enough that I don't pay attention when I walk by.

February 5, 201312 yr Haha that would be too logical!!! Thanks KJP. Wyndham removed between 1/4 and 1/2 of the sidewalk for the valet lane. http://goo.gl/maps/QCQSI
February 6, 201312 yr Great news. I was in their for the first time shortly before CAC closed for a HS reunion and was awestruck by it all. Looking forward to seeing what they keep and what they replace.
February 6, 201312 yr Haha that would be too logical!!! Thanks KJP. Wyndham removed between 1/4 and 1/2 of the sidewalk for the valet lane. http://goo.gl/maps/QCQSI The Wyndham was able to add the cut-out, but they had a lot more sidewalk to work with. Even though they aren't far away, the sidewalk gets really tight in front of the CAC to accommodate the additional turn lane at E. 12th. Look at the streetview there: https://maps.google.com/maps?hl=en&ll=41.50045,-81.683612&spn=0.002366,0.004823&t=h&z=18&layer=c&cbll=41.500468,-81.684517&panoid=6O2S3mCj5--0-pWH0TVIkg&cbp=12,233.03,,0,12.16 If they cut out the same space they have in front of the Wyndham they'd probably end up right in front of the building. I bet they'd have to do some kind of street realignment.
February 6, 201312 yr They could change the direction of that one way alley, and make that the valet area.
February 6, 201312 yr They could change the direction of that one way alley, and make that the valet area. Could they put the valet area on Huron?
February 6, 201312 yr They could change the direction of that one way alley, and make that the valet area. Could they put the valet area on Huron? Probably not. There are other buildings between the CAC and Huron. There is an alley next to it, and it is a nice alley as far as alley's go (with glass entrances to the adjoining buildings). But it is probably too threatening-looking to many visitors, especially from smaller towns and suburbs. February 6, 201312 yr CAC doesn't front on Huron, and I'm sure they want to put valet right next to some sort of entrance. They could have valet on East 12th place (the alley) or on Barn Ct (the alley behind the building), or they could get rid of the turn lane from Euclid to East 12th St, and reconfigure the road and sidewalk to create a valet turn-off.

August 1, 201311 yr i wonder what is going on with this one? it isnt just the uo website meltdown, there has been no news since feb.
August 1, 201311 yr Well, there is an exterior construction elevator, or something similar, attached to the front of the building, FWIW. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
October 5, 201311 yr With the Schofield Kimpton underway and the Metropolitan Hotel announced and reports that the LeMeridian Hotel is soon to be announced - Does this make it easier to get financing for this project? Just wondering if we get the Auto mile hotel results in the E.9/Euclid area or do you think we are now oversaturated with hotels on e.9/euclid?
October 5, 201311 yr No idea of any solid financing or plans on the CAC, but I would prefer apartments there. clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
October 5, 201311 yr A quick question coming from someone who doesn't know much about construction. Is it structurally/economically possible to cut a substantial amount of windows in the western looking blank wall? It seems like this would make the building more marketable but I'm not sure if it would be astronomically expensive or structurally impossible.
October 7, 201311 yr I can't speak to the structural aspects or cost effectiveness of cutting new windows into the western facade, but doing so would also require the building owner to buy a light/air easement above the neighboring building. And they may not come cheap, because it would mean buying out the potential for larger development on that neighboring site.

January 7, 201411 yr If they can complete financing on this project with a hotel as part of the package, that would be impressive. Especially when you consider AC, Kimpton and LeMeridien are already announced. Going to be fun to watch. http://www.cleveland.com/business/index.ssf/2014/01/cleveland_athletic_club_buildi_1.html#incart_river_default Cleveland Athletic Club building sells for $4.5 million, preserving tax credits for redevelopment January 07, 2014 at 9:45 AM, updated January 07, 2014 at 9:48 AM Michelle Jarboe McFee, The Plain Dealer CLEVELAND, Ohio -- One of the last stagnant properties between downtown Cleveland's Public Square and PlayhouseSquare changed hands on the final day of 2013, indicating that a revival of the empty Cleveland Athletic Club building might happen this year
January 7, 201411 yr Crain's take...... Development group buys Cleveland Athletic Club building By STAN BULLARD 3:07 pm, January 7, 2014 The development group planning to construct a Crowne Plaza Hotel and apartments in the former Cleveland Athletic Club building in downtown Cleveland recently took another step — tiny though it may be — toward making the project a go.... Ned Weingart, a developer in Cleveland Heights who is managing member of Euclid Hotel, said his group plans to pay the balance of the purchase to CAC Building when it closes on construction financing for the project, perhaps as early as this spring. He declined to say how large a mortgage CAC Building holds. County records do not specify the amount of the mortgage. As part of the transaction, Mr. Weingart said, the seller also must pay more than $1 million in unpaid property taxes on the property, according to county records. That figure has increased since Cuyahoga County instituted a foreclosure proceeding last May 16 to recoup unpaid property taxes, then about $700,000. Mr. Weingart said gaining ownership of the project primarily helps Euclid Hotel with the project because lenders are more willing to proceed if a developer has title to a property. March 18, 201411 yr Has there been any progress on this lately? Walking by annoyed me all winter because the sidewalk was never cleared after snowfall. Nearly fell countless times. I hope some momentum builds soon.
July 9, 201410 yr Can the RNC recommendation finally help close finananing on this project. Cuyahoga County records still show unpaid property taxes of under 1 million. These 195 additional rooms sure would come in handy for the 2016 convention.
July 9, 201410 yr ^no...why do you think 4 days of room rentals in 2016 will solve all the problems this project has.
July 9, 201410 yr This project is locked in a legal dispute which I believe, at least in part, involves unpaid property taxes. The legal dispute is unlikely to be resolved before its tax credits expire. So whenever the dispute is resolved, the owner will have to reapply for tax credits. But it will probably win them again since it won them before. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
January 17, 201510 yr The title of this thread may need to be changed, as K&D probably won't seek a Crowne Plaza Hotel, or any hotel. Doug Price says he really wants this building.... Game for the challenge of athletic club building By STAN BULLARD Originally Published: January 17, 2015 4:30 AM Modified: January 17, 2015 9:03 AM The languishing Cleveland Athletic Club building, 1118 Euclid Ave., may yet find new life, but it will take some time. Willoughby-based apartment owner K&D Group surfaced as the potential stalking horse bidder for CAC, according to filings in the U.S. Bankruptcy Court of Northern Ohio. It stood to gain the property for $5.5 million if a proposed Chapter 11 reorganization for CAC Buildings Properties LLC had proceeded and no other bidders beat its offer. However, that plan was derailed last Thursday, Jan. 15. U.S. Judge Pat Morgenstern-Carren sided with the mortgage holder on the property, Waring Investments of Clifton, N.J., that it stood to recoup more if it were able to exercise its legal right to satisfy its mortgage through a potential Cuyahoga County sheriff's sale. Waring is owed more than $6 million under its mortgage. The county has been seeking the sheriff's auction to recoup more than $1 million in unpaid property taxes on the building. Scott Fink, Waring's attorney, objected to the bankruptcy sale. He said the decision means the county will auction the 15-story building at a yet-to-be scheduled date, perhaps as early as February. If bids are insufficient to cover Waring's mortgage, the lender stands to get the property. January 23, 201510 yr So this building should be in the news again in the coming weeks.. Anything to do with the article I posted in the past week? "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
February 24, 201510 yr Cleveland Athletic Club Building set for sheriff's sale March 9, after years of tangles (photos) CLEVELAND, Ohio -- Expect some competitive jostling if the Cleveland Athletic Club Building pops up at a public foreclosure auction next month. Court records show that the vacant downtown Cleveland building has been scheduled for a March 9 sheriff's sale, as the result of a hefty unpaid property-tax bill. But with more than a week between now and then - and a property that has traversed such a tangled path - it's hard to predict what might happen. The building, home to the venerable athletic club until late 2007, is a rare, lingering pocket of dead space on Euclid Avenue between Public Square and Playhouse Square. East Side investor Eli Mann bought the property more than seven years ago, with grandiose overhaul plans. Nothing happened. A different investor group spent five-plus years pursuing a hotel project, to no avail. http://www.cleveland.com/business/index.ssf/2015/02/cleveland_athletic_club_buildi_2.html#incart_river
February 25, 201510 yr This line from the article pretty much sums it up: 'As Doug Price, K&D's chief executive officer, puts it: "What a nightmare this whole thing is. You couldn't make a bigger mess."'
