Agreed.  Sometimes I think/believe, if people don't see physical work or results they think a project is dead 

 

In addition, many people have never initiated or managed a renovation.  so they don't know what to think/expect.  No magnify that based on a project of this size.  Many times, the projects not seen, are the most time consuming and expensive.

    As promised... more facade lighting is being installed along the bottom as well. Also- pretty sure they are rebuilding the pinnacles that used to line the top.

Commercial building permit filed this morning for the retail space in the Athlon which means that someone probably rented the space. No details yet.

Not sure who is behind it but there is some kind of auto showroom planned for the retail space at the Athlon, taking up a good portion of it, maybe the whole store front. Also not sure if it's just temporary or permanent. But apparently that space is no longer available.

Those windows that becomes narrower the further up you go makes the building look taller than it actually is. Its play with perspective makes it a very unusual building indeed!

I think it’s a super exciting development, and shows how far downtown has come. We’re going to have a lot of retail spots to fill in the coming years in a tough retail environment (Euclid Grand, May Company, Centennial etc.) We’ll need a good mix.  The perception factor from visitors, suburbanites, foreign travelers, etc. is probably more valuable than the business itself. Be pretty cool to have a high end dealer in our center city. I’d say it’s good sign of economic vibrancy and will draw attention from other businesses that hadn’t considered doing business downtown for decades. 

 

Cant wait for Cleveland.com to run the story. I can already imagine the comments ?

We just walked past an hour ago. I was telling my young son that the space apparently is going to become some kind of auto showroom. He casually observed that the back wall of the space has a double-wide up and over garage door put in it...

They have added lights to the bottom.  One more looks like to install- looking good!!

If it doesn't work out I'd imagine a showroom would be easy to turn into something else retail wise- open floor concept of retail. 

 

But I hope it works out, like other people said it could really add to the downtown vibe and would be pretty big city feeling and unique.

No new permit filings regarding the retail spot that I've seen. Plan still just says auto show room and sales.

This has got to be temporary if they still have the for lease signs up... right?!

Well at least they aren't used Hyundais and Toyotas...

 

Hoping this is just temporary while they wait for someone to lease the space. 

I hope......but last time I talked to them they had no idea what to put there.

Are we really not there yet as far as population numbers to support any additional retail?  I hope that changes soon. All of these new developments have prime storefronts and nothing in them. Look at Schofield... still empty except for seasonal pop up bars.

I think the problem is these new developments always have enormous spaces on the first floors, and they seem to sit empty forever without any penalty to the property owner or investors. It's not so much a downtown/dayforce population issue but rather, probably, an exaggerated optimism about mixed use developments in general. The rent is just too damn high in these new properties, and retailers have already aborted filling in the many smaller, cheaper commercial spaces citywide. Why spend vastly more in a newer development, especially with retail's collapse nationwide.

Wasn't this supposed to be the luxury car dealership everyone here was sure would send a message to the world that steak-eating rich people live in CLE? Feels like a salsbury to me. Lolz.

I believe the collective thought with this here is “sad”. 

I find it ironic the Detroit, which has a much smaller downtown population than Cleveland has new businesses on Woodward Avenue.  But Detroit does a better job of marketing and PR regarding that city than Cleveland does.  The population of downtown Detroit may be as high as seven thousand. I find it insulting that Cleveland allows itself to be so disregarded.

Detroit is also home to Dan Gilbert who has amazing retail connections. My thought process is simply the developers we have downtown don't have the best retail connections or portfolio especially when compared to a Dan Gilbert (Obviously there are others). We'll see what happens with the May Company renovation but I don't think the same passion is there for Dan Gilbert in Cleveland like Detroit.

I think it has been discussed previously that the new retail in Detroit is being HEAVILY subsidized by Gilbert & Co.  (Correct me if I am wrong)

 

I'm not sure what's better... having retail that is impressive but not actually viable?  Or waiting until it comes about organically and makes sense.  

 

Either way... I don't really understand the point of Auto World taking up this storefront.  Like I said- the 'For Lease' signs haven't come down.  So thats a good sign.  ?

It looks really mediocre from the street tbh, if they did a quality job and it didn't look half baked it'd probably be different. I guess it's worth giving it time to see if they improve the space. At present, sure it's not an empty storefront, but it gives 'wtf is this doing here' vibes.

It does look like the ground level of a parking garage...

They left the space completely unfinished and just parked some cars inside so it just seems a bit odd to say they have a retail tenant.  I assume this is just temporary based on the look of it, until they can sign a permanent tenant.

^ As much as I hate cars, I would be ok with this being a showroom for higher end cars if that's what it ended up being. Ironically, it would be a huge pedestrian draw because people love to go in and gawk at that stuff; however, in its' current form, it looks about as good as one of the used car lots on Lorain.

I asked them on IG if it was temporary since it looked half put together. This was their response.

This is not permanent.  I sent an Instagram message to the leasing agent from CBRE after he posted a video of the space.  He said he just thought it was a creative way to get eyes on the space and hopefully attract a good permanent tenant.  So there we have it!

That's what I was hoping it'd be.

I never realized how intricate this building is. The different levels of windows/increasing detail as it flows upward. What a cool building and great restoration job.

^ It is a great building. One of my favorites in downtown. My only gripe is the fiberglass detail panels used on the lower levels to mock the stone finish in parts. They look OK at at a glance, but once you see them they can’t be unseen.
