Looks like iHeartMedia is finally moving into their new space! The window construction banners are down and there are people/activities happening inside.

 

The transparency, brightness and activation here is pretty awesome - what a difference from the full and lifeless stretch this used to be!

That's not too bad honestly. ~170 a night for what essentially is a suite with a full kitchen, plus the level of amenities you get is pretty good when the alternative would be staying in another hotel for that time. For comparison, the Extended Stay in Beachwood is on special for $78 a night for a one bed studio (with cleaning included) for that same time period. The standard rate for that room their appears to be $110 a night. I think we can all agree Roost will be a much higher level.

Yeah I think we have to remember that it is law firms and other businesses who will be paying this for their employees or people with high income. The average middle class person is not the target here at all.

I reached out to Roost regarding their use of non-Cleveland pictures and I received this nice reply:

 

”Thank you so much for bringing this error to our attention. We accidentally launched the site with placeholder photos from Philadelphia. This has been removed. We have a photo shoot of Cleveland scheduled next week and will have local photos up shortly. We love our new city and look forward to being a part of the community. Let me know if you are interested in coming in for a tour.”

 

I’m looking forward to seeing the Cleveland pictures posted to their website. 

Random observation - the latest developments between E105 and E55 have really served to bring this whole stretch together (other than the islands close to E55 - but hopefully that changes soon).  Not long ago if I was taking an out-of-towner into the city I'd avoid Euclid.  It now shows better than Carnegie and a good part of Chester.  That said, the maintenance of the street is typical Cleveland shabby.  Broken concrete, gravel all of the sidewalks from the asphalt repairs and the mandatory non-working street lights.  I know we're coming off winter but the city just can't seem to maintain ANYTHING.

Have you reported the areas of streets that need repair? Ime reporting has resulted in relatively quick patching.

That is a good article, and May Company is the headliner. It made a good point that these old Dept stores are great for conversion, high ceilings and large windows are features that make a logical conversion to desireable residential units.

Downtown Cleveland to Get Five Iron Golf Simulator, Restaurant and Bar

We can soon add Five Iron Golf to Northeast Ohio's growing collection of golf simulator entertainment concepts. The new venture will join ProXimity Golf Lounge in Cleveland Heights, the recently opened West Bank Golf Club in the Tank West Bank in the Flats, and others.

The Cleveland spot will be the company's second in Ohio and seventh in the Midwest, with more planned for the region. Five Iron has signed a lease for a 16,000-square-foot street-level space in the new Euclid Grand (1101 Euclid Ave.) complex downtown.

The New York-based company, which launched in 2017 and has grown to a collection of 13 locations across eight cities, is considered one of the leading indoor golf and entertainment experiences around.

^ awesome. i saw it was in ny so i looked and there are 3 in manhattan. i want to try this place out sometime. looks like fun. i did a simulator once at a driving range, it was pretty fun — and im sure these are an improvement.

 

its so good to have places and things to do that arent just bars or restaurants. and not just in the flats or e4th st.

This will greatly liven up that dead zone of Euclid. Hopefully they add accordion open storefront doors and a sidewalk patio to bring some life out onto the street.

Just in time for spring! 16000sqft is a pretty sizable buildout. I know those are deep spaces, wondering how much frontage they’ll take up on Euclid. 

That place will make a killing.  Already putting it on the list for client and company events.  

According to the article in Crain's, only 1,500 sq ft of retail space now remains available at Euclid Grand.  Huge win for the building in landing Five Iron.

Planet Fitness will fill a 21,421-square-foot void left by Barnes & Noble at 11451 Euclid Ave. The university bookstore relocated to a 4,608-square-foot space across the street at 11434 Uptown Ave., formerly occupied by ABC the Tavern Uptown on the ground floor of the Triangle Tower II graduate housing complex.

as for the frontage, this one has very nice lowkey signage outside, but the other two in midtown are in completely anonymous buildings and you would not even know its there from the street.

This should fill in the UC section of Euclid Avenue nicely

I’m pretty apathetic about Planet Fitness specifically, but I’m so glad to see the space getting filled quickly.

Glad for that. A recognisable, affordable gym brand is always good.  One of the many pieces of the pie when you are factoring the needs of all the different people in the area.

No doubt. Having the gym there may make it easier for people further north in Glenville and further East in East Cleveland to get there easily.

Downtown Cleveland’s Euclid Avenue is a bit of a dead zone between East 9th and East 12th streets, but it’s not for a lack of residential. Almost every building on both sides of the street were converted from offices to residential uses over the past decade. What silences this stretch of downtown’s historic main street is the scarcity of ground-floor activities.

I would have loved to see 3 or 4 smaller tenants move in to get some more variety and bring in more foot traffic on the sidewalks but I will take anyone over vacant storefront anyday.

Any chance in the near future that we may see one or two of the smaller buildings (2-3 stories) on Euclid be demolished for larger ones? Euclid is filling up!

I think there are too many lots in the urban core that needs to be filled up before we consider tearing down any building. I want to see us focus on empty lots on prospect, huron and bolivar. This will create a nice block of activity. 

Also, there are several available parcels in the WD surrounding SHW.

I agree, but I was thinking that the demand to be on Euclid between Public Square and E17th could outweigh the benefits and savings in building on an empty lot in another area of downtown. I don't know much about the building located at 1110 Euclid, the two-three story building in the pic below (I think that it is the correct address). But it appears there was once a taller building on this site.  I was looking at the City Club Webcam and it stood out to me. This is a prime location.euclid.png.f608829e2b155613332f69bbf29e72ef.pngt

Before they would tear down this 3 story building at 1110 euclid, Remember there is an EMPTY lot somehow around 1255 Euclid ave,( North Side ) i think it is next to the Sterling building and the Cowell & Hubbard building in playhouse square can accommodate approximately 20 stories on top it like the beacon and the  Dwellworks building can accommodate 5-10 floors.

All of this was discussed in the playhouse square thread around 2018-2019  or if we want more inside info we need to ask KJP

as far as demos go, Sterling, itself, would be a good one.  that lot could a vertical build there would really bolster the square.

Do Playhouse Square owns these buildings? If so, I am wondering why they were considering building new for lumen phase ii (when it was still alive) instead of building on top of these structures? Is it because of lack of parking or is there an increase cost for building on top of an existing structure?

I thought cowell and hubbard spot could theoretically only accommodate another floor or two.

It was the home to Webb C. Ball, a well reknowned watchmaker.

^ I’m fairly sure it’s not the same piece of hardware, but that clock was clearly the inspiration for the one a couple of hundred yards away at Star Plaza at Euclid and East 13th.

The street-level interactive entertainment space, which opens at 6 a.m. today – Wednesday, July 26 – is located across from Heinen’s in the heart of downtown.

 

As Brendan Heckler, a regional operations manager for the company, describes it: “Very much indoor golf, but also very much an entertainment space.”

I'm not a golfer myself, but this is a great use of retail space. I hope it attracts visitors.
