I like how the glass juts out in the Northeast corner echoing how the building juts out at the top.  Nice touch!

 

Not that this is a big deal, but the rendering is "option A".  Was this option selected?  I like it slightly better, but could live with either one since it is not a major difference.

Construction update 5/26.

 

May 27, 2014 CONSTRUCTION:

1)The deep foundations that support the structure are caissons, which are essentially concrete shafts that are drilled

  and poured down 180’.

a)21 of 29 caissons are expected to be completed by the end of May, which are made up of 2,300 CY and 200 tons

  of reinforcing steel.

2) A total of 23,696 onsite working man hours are anticipated by the end of May.

3) A total of 0 recordable or lost time incidents have occurred to date.

4) To date, 98 people have come onsite for construction. There is expected to be a total of

  5,000‐ 6,000 workers total on site, with a peak of 500 workers per day.

SCHEDULE: Construction is currently on schedule.

1) Caissons will be complete by mid‐June.

a) A total of 3,900 CY and 330 tons of reinforcing steel are anticipated at completion.

2) Sheeting the site to stabilize the site and excavation to haul out unneeded soil is slated to start in June.

a) 10,000 CY of soil are expected to be hauled out to various fill sites.

3) Concrete foundation work will start in June.

a) 8,300 CY of concrete and 800 tons of reinforcing steel are anticipated for the foundations.

b) All structural concrete work for the entire project is scheduled to be completed summer of 2015.

4) Structural steel mill order has been placed for approximately 800 tons of steel.

a)Steel erection is slated to begin in September.

DESIGN: Design team is working through finalizing the design for construction permitting

 

What caught my eye is: "b) All structural concrete work for the entire project is scheduled to be completed summer of 2015".  This means that it will be almost topped out by about this time next year.  That is pretty speedy.  Let's hope next winter is not so harsh to slow down this timeline.

Caisson operation is demobilizing, and the H-piles and lagging, site foundations, and associated work is going to start shortly.

Looking at this picture I like how refreshing it looks, and how well it fits in with the new construction on the Mall. The amount of street presence it has as well is very well done along with the height. I'm even more excited about this project than I was before!

And once the BOE hotel is complete, there will be at least one hotel, within 100m, in each direct, of the CC/MM site.

West - Hilton (you can also say adjacent)

North - Westin

East - Drury

To all downtown, not just the WHD.  This will boost interest in the Avenue District as they will need services.  People visiting and convention will no doubt partner with PHS venues.  Those in the city will want to see a production there.  Foodies and sports enthusiast will be inclined to visit the gateway/East 4th area.  Party people will visit the WHD and East bank.  Not to mention those healthy folks will run, jog and bike in the area.  This is GREAT for the heart of the city.  Its a nice foundation, but there is a lot of work to be done in order to be considered a convention destination and take a bite out of our nears competitors of Chicago, Toronto, Philadelphia, Nashville & DC.

^Of Course, keep in mind that the CC needs to generate the foot traffic, not the hotels.  As long as the CC is a proven success, then we should be in pretty good shape.  People aren't jsut going to come to stay in our new hotels for the heck of it.

I don't understand your post.  The hotel business is more than just business travel, hence why so many hotel loyalty programs have weekend specials.  Up until recently Cleveland did not have hotels that 20 or 30 somethings would want to have a weekend getaway in nor the attractions to get them out the room.  With the addition of the Westin, Le Meridien, the Metropolitan and Palamor, that all changes  Those are hotels that are themselves "destinations" and people will come into town for leisure trips.  Cleveland has to work to make a regional draw and destination and this is a foundation.

^I agree with that also MTS, but I think the genesis of the hotel boom in Cleveland was centerred around the MM and CC being constructed here.  The demand that venue would bring.  Therefore, I was just enforcing the fact that those entities need to be successful for the hotels to succeed.  I do believe they will also.  I don't think they were built for weekend get aways.  That will come when the business traveller discovers Cleveland on a trip to the CC while staying at the Hilton, and then decides to bring their spouse for the weekend.

It's not simply the "hotel" its the brand and location as well.  The Hilton will be a convention hotel, but will most likely do large family events as well.  The Westin is a brand that goes business/leisure.  Our property is in a location and has a restaurant which make it of its pieces a draw.  The AutoGraph, Palamor and Le Meridien are in a location for sports enthusiast, foodies, Live Performance lovers, etc.  Not to mention they are apart of loyalty programs that offer diverse benefits.  Starwood and Kimpton are very user focused programs that have large gay followings.  The Marriott program, which has the most rooms in Cleveland, has elite brand loyalty beneftis over the others.

 

These properties are a win-win for business and leisure travelers.

Can you give us an expected delivery date for the tower crane? :-)

I could be wrong, but based on what I know about the brand, it will be a Palomar or Monaco.  There are their two main brands.  They compete with Westin, Sheraton, Hilton, Marriott, Hyatt, Crown Plaza.  I also could be wrong and it may become a one off brand. 

 

In addition, the property will have a well thought out restaurant!  Kimptons restaurant portfolio is very, very good!  I've eaten at more restaurants located in their properties than nights slept in their hotels.

Agreed.  I thinks its just at a point where we can't physically see things going on or see a massive change.

Most certainly looks like it.

It could still be a few weeks a month even before the rest of the crane shows up. You have to secure the crane base in a concrete foundation so that looks like what happened. The base concrete needs time to cure before you add any more to the crane, especially the jib. Putting the other pieces on should happen pretty quick once they do arrive.

in the June construction update. it says that the tower crane will be erected at the end of July and will be about 400 feet tall.

jUNE 2014 Update

 

CONSTRUCTION As of June 11, 2014, the 29 caissons were completed, which totaled 3,700 cubic yards of concrete and 328 tons of reinforcing steel. These 180’  deep foundations were needed to meet bearing strength requirements for the height of the building. The crew worked 12 hour days and every other Saturday for eight weeks. Challenges during the drilling process involved running into boulders and methane gas. Workers filled the shafts with water to avoid methane build up and all the work was completed safely. On June 23, preparation of Mat Foundation work began. Sheeting the site to stabilize the site and excavation to haul out unneeded soil is required. 10,000 cubic yards of soil are expected to be hauled out to various fill sites. A total of 7,966 onsite working man hours are anticipated by the end of June. To date, 154 workers have been onsite for construction. DESIGN The design team is continuing to work through, coordinate, and finalize the design for permitting and construction. Foundations, underground utilities, and structural steel design drawings have been released for permitting. 50% construction documents are expected to be released late August. SCHEDULE Construction continues to remain on-schedule! Concrete foundation work starts on last week of June/first week of July. •8,300 CY of concrete and 800 tons of reinforcing steel are anticipated for the foundations. •All structural concrete work for the entire project is scheduled to be completed summer of 2015. Steel fabrication in Kansas City, Missouri will begin in July. •All steel is expected to be fabricated over a 16 week period. Steel erection is slated to begin in September. •All steel is expected to be erected over a 13 week period. The first section of the tower crane, which will eventually reach almost 400’ tall, will be erected near the end of July

That sounds a little quick to me.  And if structural concrete won't be finished until next summer, then what is it "structural" for if the steel is done 6 months before that?  The floor slabs aren't considered structural concrete.

The only thing that is steel is the podium, which will include the meeting rooms, lobby, etc... The whole tower is post-tensioned concrete.

Not that this is the tower crane thread, but flats tower, cuyahoga county headquarters, airport for the new control tower, southwest general, there were two at UH building a parking garage. This is what I recall in the past 3 years or so. May have been one or two more.

 

Anyways, the tower crane for the hotel is going to be a beast. Cannot wait for it to start going up here shortly. I'll try to get down there while they're doing it and get some pictures.

Sorry to derail--was thinking just downtown.  Forgot about county HQ.  None the less, it's exciting and we'll take them!

Who cares?  You say it like these aren't legitimate investments in our town.  Like they don't bring legitimate jobs or gainfully employed people Downtown?
