    Yea it’s a decent size, I toured it when I was in Cincy a couple weeks ago for the FCC game. Great building, the leasing agent said they are filling up fastttt. Took a few pics.

It's looking good... a missed opportunity compared to the original proposal but a big improvement over the Pogue's garage. Glad that thing is gone

Wish it would have been around the height of the Hilton hotel but still a lot better than the empty lot.

That is an itty bitty pool for that size of development. Always curious as to why they bother with a pool at all when it's that small and useless

It looks decently sized to me. That's a lot of deck chairs around it. It's not really for swimming laps as much as it is for lounging in.

It's a huge selling point for these developments. Even if residents don't/can't use it much it's a great tool for leasing agents to get them in the door and get potential tenants excited. Also having a pool nearby tends to make people more comfortable lounging around in swimwear to tan/socialize even if they don't get in the water.

I don't understand why the developers didn't make this building a couple floors taller. The demand is there!

your definitely right about that, from what I’ve heard literally the entire business district is like 95%+ full. I called all the major buildings and they all where either completely full or just a few units (580 Building only had the penthouse available). The agent said that it’s been a crazy leasing spree downtown since April.

I remember at one point it was at 15 floors then for some reason they moved it back down to 14. I can still remember when they had the 30 floor proposal. Man that would have really been a nice addition to the skyline.

If I remember correctly, there was a study done about 10 years ago that found that there was demand for 10k-15k more apartments in the urban core. Since then, we have added probably a few thousand units, but at the same time, I would bet that the demand has also grown because of the amount of new amenities that have been added over the same time period. So I would not be surprised if there is enough demand to add several thousand more apartments (if not another 10k!) in the urban core.

Agreed - but hopefully that excess demand will lead to more infill on surface parking lots. Perhaps this is a false choice fallacy, but if I had to choose between two 15-floor buildings or one 30-floor building and a surface parking lot, I'd prefer the two 15-floor buildings.

Which reminds me I wonder what the plan is going to be for the Jean Roberts tables spot that 3CDC bought.
