April 7, 201510 yr Is this project still happening? It really seems like the excitement for this project has dwindled because of all of the delays... Does anyone have any updates? I'm starting to feel like Cincinnati is really struggling to get some of these big projects off of the ground. It's frustrating.
April 7, 201510 yr Yes it's happening. The project was changed pretty dramatically and it went back the design board. That's where it is now. It'll be a 17 story building occupying the full site with ground level retail and over 200 apartments and a gigantic parking garage but that's really all we know at this point. Expect to hear more details in the coming months if the most recent timetable is to be followed.

May 19, 201510 yr Anybody have any idea why they have Elm and 4th streets blocked off. I hope they are preparing to demolish the Pogue Garage. They have a lot of heavy equipment
May 19, 201510 yr They stated June as their goal for demolition, so they might be prepping for it. Would be good to know if it's for this or if there's something else occurring (roadwork, utility work, etc.) that these could be for.

IDK what else that large of a crane would be for as none of the surrounding buildings are that tall. Unless they are putting something on the roof of the new 84.51 building (Dunhubmy) and just assembling it on elm as to not block 5th street.

May 19, 201510 yr I see no reason to start demolition of the garage before the All Star Game. Might as well leave it up to handle that influx of cars to downtown, then start the demolition afterward.
May 20, 201510 yr I rode with the UBBC this evening, and we went down 4th from lytle and then up elm. as we passed pogue's garage all I could think about was how ugly it is. It was even worse turning onto elm. That street between 4th and about 8th is hideous and totally devoid of any charm.

That stretch that caters heavily to the automobile has huge potential for redevelopment. Tearing down garages that are quickly reaching the ends of their lives (several are also owned by real estate investment companies) and integrating new garages into mixed-use developments allows for a handling of convention traffic as well as new residents and businesses in a part of Downtown that's quite lifeless at the moment. It could be a really great section of Downtown eventually.

August 10, 20159 yr Nothing new to report, but was browsing RTKL's (the architect) site hoping to maybe find some new info. Stumbled upon their annual "Works in Progress" report. Last year's had this project in it before it was cut short and shrunken down. The image attached to the project was a black and white rendering that was further developed than what we had seen. http://www.rtkl.com/publications/wip-2014/ The project has obviously taken a different direction than that image, but it shows us a little more of how that building was going to look. With that being said, their 2015 Works in Progress report is coming out soon so maybe we'll get an updated view of how this project is progressing since we have heard so little on the design front.

September 11, 20159 yr That ramp is hideous. It is going to do so much for that area of downtown with the new building. Didn't Cranley once say that he would like to repair it? I am excited for the new building but it seems it has taken ages to get it moving. I would love to see a rendering soon.

What's truly awful are the ramps from 4th Street that make the sidewalk veer through an awkward, downright scary tunnel. A couple months ago I saw a woman pop a squat and pee while I walked through there, which wasn't a surprise as it has never not smelled like pee there. The garage results in what is probably the worst designed sidewalk in the CBD.
September 11, 20159 yr The biggest benefit of this new building (apart from the residential component) is the removal of the skywalk, bridge to the Tower Place garage, and the elevator shaft along Race. Those three things combine to make a really dark and terrible looking block, as soon as you get south of Saks/the Hilton. Opening this area up will transform the block immensely, as will the ability to turn right on 4th (as a pedestrian) without having to cross to the south side of the street.

I get called out on it all the time. I meant the entire structure "Garage". Here is an example :-D "“Right or wrong, we now know the ramp is meant to accommodate the needs of the stadium. September 11, 20159 yr Ramp used to be used where I lived in Massachusetts as well to describe the entire garage. I think the origin comes from most garages literally being a long continuous ramp. But I'm sure someone out there has a better knowledge of this.

December 23, 20159 yr My sister gets her hair cut at Paragon, and she told me that the stylist said the old location is closing on 12/30, and the new one would be open sometime in the first week of January. Once they're out, that should be the last hurtle for development, assuming Flaherty and Collins is still interested and has financing assembled and such. I hope the city (or development team) at least demolishes the garage and defunct skywalk immediately. That whole side of the 4th and Race corner is so cavernous, dark, and uninviting. Can't wait for this project to start.

December 23, 20159 yr They've stated nothing to suggest they're not. They relatively recently updated the project on their site to align it with the current plan instead of the former plan. There's not much reason to think they wouldn't want to move forward.

I've regularly checked the architect's website and their blog to see if they've posted anything but they haven't. Best guess for scale/massing is to take Seven at Broadway and shove a mirrored version of it next to it. It will be about two of that building in height and width.

January 13, 20169 yr I heard from someone who works at city hall that this may be coming down in February. I can't wait for this eyesore to be removed. 4th street deserves better than this. (I've been reading these forums for a while and just recently joined.)
