December 28, 20195 yr I see Gap, GapKids/Baby Gap and Pottery Barn are all having store closing sales at Beachwood Place. Noticed several other prominent inline space vacancies. Seems like Pinecrest, Eton, and Legacy are all nibbling around the edges, snagging tenants who would formerly have been a natural fit at Beachwood Place.

I believe it was known that Pottery Barn was leaving ever since Pinecrest appeared and they opened a store there. Just riding out their lease at BP. The Gap is closing stores nationwide. I wonder if they are going to even open somewhere else on the east side like Legacy or Pinecrest. With Gap closing the lower level Dillards wing is going to seem even more dead than it already is. Lots of space to fill there.

I thought only 1 space currently vacant in lower level Dillard's wing - the former Hollister which moved into better upstairs location with new design? Both Dry Goods and Akira have opened new stores there in recent months. At the same time this seems to be a turning point for Beachwood Place as we head for 2020. There are modest plans for a a park/public area on Richmond side, but two large restaurant vacancies remain at front of mall and numerous other vacancies or temporary tenants are visible throughout - including a closing Sperry store, too. How long anchor dept store tenants will have patience with the current state is TBD... and would seem Brookfield, the mall's owners, need a stronger, more transformational plan to make their place viable for the coming years. At the same time, was at NJ's Garden State Plaza, one of the handful of biggest/busiest/best enclosed malls in the country this week, and they are not immune to large swaths of vacant store spaces, under-tenantsd spaces and store/chain closings - despite having marquee retailers thriving there. But even they are dramatically remaking the mall to compete in the next decade of retail.

June 11, 20223 yr Beachwood is home to apartment boom By Ken Prendergast / June 11, 2022 While one-third of all apartment demand in Greater Cleveland is downtown, Beachwood appears to be the most active suburb in the development of apartments. I don't know if that's true or not, but the reality is a lot of elderly, like my parents in Beachwood, disproportionately utilize the Clinic's and/or UH's services often, and there is a convenience factor that grows more important as you age. Driving to and parking at the main branches can be confusing, difficult and stressful. If not for my dad, almost 84, I couldn't fathom my mom, 81, getting to University Circle on her own; fortunately they have local doctors and rarely go down there.

Other than that seems like the Clinic and UH have just been racing to build competing centers on either side of suburban freeway interchanges.

June 12, 20223 yr You know how we always talk about how important good paying professional jobs are to the region? While that is true there appears to be a potential roadblock to filling those jobs. That being a real shortage of qualified people. Our schools aren't graduating enough of those people and many that do continue to leave the area. Recruiting large numbers of highly trained professionals seems to be difficult as well. I know there is a focus by some government and private organizations to remedy the problem but from what I've read it remains a serious issue. I think we're at somewhat of a crossroads here. Finally, after lagging much of the country in professional job openings we appear to be creating many of those same jobs. A new problem is how to fill them.
June 12, 20223 yr This is true. On the other hand, the remote work dynamic has created new opportunities for those that wanted to stay but were required to leave in order to pursue careers with specific employers - or complete job sectors - without a local presence.

December 8, 20231 yr Here is more info from Crain's. https://www.crainscleveland.com/real-estate/cabinet-maker-masterbrand-picks-beachwood-corporate-hq Expecting up to 40 employees and $7.25 million in payroll (not tax). I guess we were the beneficiary this time. The Masterbrands CEO was the CEO of Myers Industries in Akron, and several other executives worked for companies around northeast Ohio. They still have large operations and manufacturing in Indiana so I'm not sure how it makes sense to locate here. Hopefully they consider NEO for more than just executive jobs in the future.
