Here's a couple more shots.

Dude, your bike is ruining the awesome paint job!  ;)

The cornice looks fantastic, and the continuous sills came out absolutely great.  When the whole thing is painted, it's going to look like dynamite.

I may have stopped by at lunch, and they may have been laying the tile for the kitchen...

You're just jealous.

Looks amazing!

  • 1 month later...

Wow, over a month with no posts.  So, tile floor in the kitchen is done.  Cabinets are in.  Tile floor entry way and in one of the bathrooms are done.  More tile put in this week.  Hardwood floor install starts today.  And painting of the exterior should start next week.

A lot of stuff coming together.

as he said...

Love the basket weave tile pattern in the bathroom.  That's a classic look.  Is that apron sink going to be porcelain, stainless, or copper?

^Stainless.

Nice.  Looks like that will be a great kitchen.

Thanks.  It is going very quickly now.  I think the hardwood may be installed by the end of the week.  They are moving fast!

Are you going to be able to buy a standard garage door or will you have to have it custom made?

The opening is a tad narrow, it's 15'-6" wide by 9'-0" tall, but a standard 16' x 9" door will work fine.

Hardwood floors are done, tile work is nearly done, painting on the outside has begun.

What no pics?  Pics or it didn't happen.

There's definitely been a bunch of scraping, of that much I am certain.

Paint and stairs (the replacement lintels for the two first floor windows are still in process).

Is there going to a tertiary color used for smaller details within the lintels and cornice?

It's looking great. I love the color of the body of the buildings.

The cornice brackets are going to have some red accent color, along with the two entry doors, but the lintels are going to be all cream.

Refresh my memory... are the missing lintels being replicated/replaced or being left as-is as a reminder of the building's history?

They're going to be replicated out of wood.  I'm anxious to see how they turn out.

^Me too.  That will look great.

...and then we can finally have our UO Party 2016!!!

Solar panels arrived yesterday.

I walked past last Friday, and it's looking great. Mulberry is a really nice street. So many gems hidden up on the hillside streets around the basin.

I am so tired of filling nail holes, caulking, painting trim, sanding...and haven't even gotten to the walls yet.

Is it 2016 yet?

I *think* that will be able to work.  Haven't completely confirmed it yet...

Been a while since we've had pictures...

I was in the premises before any major work was done.  Is the spiral staircase located where a wooden staircase was that was kind of in the center, and served maybe 3 floors?

Loving the colors! Thanks for saving this little gem of a building. I've done enough of my own to understand the monetary and emotional investment you've made here.

No--that staircase remains, but has been rebuilt.  The spiral staircase basically replaced a very small staircase in the far left of the buildings, which is no longer there.  The entrance to the attic on the 129 building now comes from the other end.

Were you at the pre-construction open house?  (Trying to figure out who you are....)

Also, if you are looking for an in-progress peek at the property, it is one of the homes on the OTR Holiday Home Tour this Saturday night and Sunday afternoon.  Tickets available at Mica or through American Legacy Tours website.

Bring it!!!

Getting close.  Still need to work through punch-list, stair treads, backsplash tile, shower glass (no the curtain isn't staying), and the two replacement lintels on the first floor exterior, but it's almost there!

Thats one sharp looking renovation!

I believe that the north side of Mulberry is 45219, and so not technically Over-the-Rhine.  So this house is in "OTR", as announced by that tile, by a mere 10 feet.

I'm on the north side of the street and am still in the 45202 zip.

I'm within the OTR Historic District boundaries, not technically within the OTR Neighborhood boundaries, but the community council includes my property.

Depends on which definition of OTR you are using.

Also, do zip codes follow neighborhood boundaries at all? I know they often follow city boundaries, but I would be shocked if they followed the neighborhood boundaries except as remnants of old cities/towns that have been absorbed by the city (Madisonville, Westwood, etc).

I just looked it up...turns out I had bad information courtesy of John Back, if anyone here knows who he is.  45202 encompasses everything up to roughly Dorchester, which does not have any buildings on its south side west of Sycamore.  Also goes up the Rice and Loth hills to a similar latitude in line with Dorchester.

Fantastic renovation!

Looks great!  What I really want to see is a before/after comparison of the exterior after those lintels are installed.

Congrats.  This is completely awesome!

Gorge!

Thanks again for saving this gem. Congrats on your new home!

^Thanks everyone!  It's really close now.  (Sorry, been a busy new year and haven't had much chance to post here.)

Hopefully everything will be done by the time of any forum meet....

Here's a near-complete before-and-after photograph by the fine folks at Architects Plus:

^that is an unbelievable transformation!

Holy moly!

The two replacement lintels on the first floor (made of wood) are finally installed.

incredible

The building on the right is unrecognizable. Really good job. I've loved watching the progress.
