It almost makes one want to locate every individual from back in 2001 when after the OTR riots, there was a sizable percentage of Cincinnatians who believed the best way to deal with OTR's problems was to obliterate it. Cooler and wiser minds prevailed with rewards like this wonderful renovation coming back almost daily. Thank heavens at least in OTR smart people saw the potential. It now seems in the future OTR will be synonymous with a prestigious address. (as it already is in some locales) Congratulations on a splendid job; you've made your personal contribution to OTR's renaissance. With the newly installed window caps/cornices the facade looks perfect.
January 31, 20169 yr ^Thanks very much, everyone! You should give a special hat tip to jjakucyk[/member] for all his excellent work on the project. He has been on top of it from day one and done a great job in making the finished product look great and respectful of the neighborhood, while also being absolutely livable. I can't tell you the number of people on the holiday tour who commented about how they could picture themselves living in the space, which is a very gratifying thing to hear.

March 23, 20169 yr Jake and Kristin deserve a lot of credit for pulling off one of the most audacious rehabs I've seen around here. And the architect did a brilliant job of turning 3 blighted properties into an integrated whole. Beautifully done guys!

March 23, 20169 yr Also the long-vacant row house (the address might be something like 95 Mulberry, near the highest point on the street) is finally getting rehabbed. I heard years ago that this one had rotted joists. I don't know if that's true or not.
March 23, 20169 yr Congratulations. Your efforts are now part of the OTR Renaissance and years from now you can point with pride to what was in the past a marginal area but in the future may be some of the most expensive urban residential real estate in Cincinnati. While I had always hoped for a modest revival of the district, I doubt anyone after the 2001 civil unrest could ever imagine how far OTR would come in 15 years. The 3CDC deserves much credit but the individuals who personally invested their time, money, and hard work, made it all happen. I know you will probably keep this as your home for a while but you could probably cash out right now and walk away with a tidy profit. Thanks for saving part of Cincinnati's built heritage.

The back portion of the floors had to be totally reframed due to long term water and fire damage. The small wing on the rear as well as the rear wall have been removed and will be rebuilt as well with new foundations due to water infiltration and hillside movement. Another Larry Rhodes special saved from the brink!

June 26, 20168 yr This is one of the most creative and ambitious rehabs I've seen, especially considering how blighted the properties were to begin with. It looks totally fabulous! I'm curious if the the coffered/tray ceilings serve purposes other than decorative ones?
June 26, 20168 yr ^ The dining room soffit hides some air ducts. The soffit and beams in the kitchen hide air ducts and a steel beam that took the place of a bearing wall. Still probably would have done something in the kitchen anyway since the ceiling is 10'-6" and the room is quite large.
