Boutique Marriott hotel checks in at Orange Village project

Developers of the planned Pinecrest project in Orange Village have started to make it live up to its mixed-use program by announcing a contract with a Rochester, N.Y.-based hotel developer to install an AC Hotel by Marriott in the development.

 

Pinecrest lead developer Fairmount Properties announced Tuesday, April 19, that DelMonte Hotel Group has signed a purchase contract to install a 145-room hotel above the project. Crews are preparing the site for construction of Pinecrest on Harvard Road east of the I-271 interchange. Fairmount said it expects crews to be able to start building the complex this spring.

 

Alex DelMonte, president of DelMonte, said in a news release that the company worked with Fairmount at its Rochester project and liked the firm’s “careful attention to every detail.”

The Red Robin restaurant that sits on an elevated piece of land on the southwest corner of the Pinecrest land - between Pinecrest and 271 - has just closed. Easily could have closed due to business lacking, but would seem odd timing when a $200MM+, crowd-attracting development is going up literally in your backyard.  Certainly could be a new piece of land the developers have bought to open up Pinecrest to the southwest, since an unmoveable UH facility will block much of the Pinecrest view east from those traveling on 271.

Isn't FlipSide going into Pinecrest? I heard the other day that Red Robin bought them. Maybe they don't want to compete with themselves?

That's funny I know a server from there who works over at granite city now who told me that red Robin would be closing and when it didn't Immediately close I kind of laughed and thought he was full of it but here it is they're closed

Any updates on the big space at la place the old bookstore??? Do we know if it's going to be the container store yet or not.

Red Robin bought FlipSide?  I haven't heard anything about that.

Flip Side was on leasing map for Pinecrest at one point - and 3 Palms, the same owner's pizza place, too. Shake Shack on leasing map at one point, too. Last map update publicly available, November, had neither. Perhaps, based on rumor noted above, Red Robin is moving into Pinecrest and, in turn, freeing up their land for developer or another restaurant?

 

I heard at a family dinner last night that Slyman's was moving into Red Robin.

Well Red Robin wouldn't be moving into Pinecrest as that isn't really the type of place that they are trying to attract.  Somehow I don't see Red Robin buying Flip Side, as there really isn't much similar about their business models (unless it was purely as a separate entity) . 

 

I'm still waiting to hear about any "expected to be relocated" stores.  I'm expecting a new Restoration Hardware to be built in Pinecrest.  This is the new 2 story prototype that they will be changing over to.  Also whether Arhaus will be moving there. 

 

Strange, they seem to be going full force at Beechwood Place with their expansion, yet I don't believe anything has actually been announced for it.     

 

   

In early Fall, Restoration Hardware (though veiled) had a 50,000 sf store on leasing map at Pinecrest (and had previously been rumored to be going to Beachwood Place expansion.) - about 4-5x current store size. By November, Arhaus (by name) had taken its place with a 20k-25k square foot store.  An unknown 25K sf store coming to old Borders space at La Place (now part of Beachwood Place) - though no other named store coming to expansion of BP at this point, though an external Zara entrance hinted at from Beachwood planning records.

These stores (RH and Arhaus in particular) have got to be loving this. I'm sure they're playing all these different shopping centers, moving around to find the one that will go lowest on rent. All these rumors and popping up/disappearing on planning maps... I just hope Legacy doesn't get total hammered with stores moving over to Pinecrest/BWP. There's still way too many vacancies over there.

Crate and Cheesecake have been courted by Beachwood Place for years (and despite the Legacy challenges Cheesecake remains a top 20 location in the chain). Two more stores have recently closed, several temp leases keep a few spots filled,. and know Lilly Pulitzer, Loft and maybe others have been on Pinecrest leasing maps (both were alluded to even in the AC Hotel rendering last week).

 

One thing I'm sure of -- if Eton can go from a nearly empty, total failure to a market-leading powerhouse in a few short years (a dozen years ago) - Legacy, with a solid core, comparatively fewer challenges and Easton-owner Steiner doing the leasing, it should be able to reinvent itself successfully. Capital Grille and LL Bean happened in last year. One destination retailer like American Girl could help change the tide.

You're correct not to mention the fact that a store very much cherished by women Soft Surroundings just opened this past month next  to LL Bean , that hotel pictures the same thing I thought Lilly Pulitzer loft by Ann Taylor and the nautical store I was thinking something like vineyard vines

Just heard a rumor that Pinecrest has run into financial problems (which might explain why there has been no activity there in months) and that Whole Foods will NOT be going there anymore (they even renewed their lease at Village Square). If true, this would be a bummer for sure.

And, presumably, this is from someone in the biz/in the know?  If Fairmount/partners not going forward with this project - you'd think this high visibility, cleared land would be magnet for other developers...

 

You'd also think that Orange would request/require a project of similar tenants and layout - as that is what's in the development agreement.  If Whole Foods doesn't move, they definitely need to expand/modernize to meet the standards of their new stores.  But, even then, this would mean a big delay/setback...

 

Reading the 4/19/16 Orange Village zoning minutes... They say this (Paraphrased): There have been many rumors about Pinecrest, but the developers spoke to Orange on 4/15 and dispelled the rumors, noting rumors like this not uncommon to major projects - and that construction would start soon. Loans are in process. Hotel to be announced shortly (it was). 60% or retail space leased.

 

I guess we'll see soon.

Too many east side luxury or near luxury malls. Turn it back to residential. Something denser like townhomes. Let the retailers fill up the existing space that's sitting empty i.e. Legacy Village, or have Beachwood do a real expansion to accommodate the stores that were to go here. If this project is dead that is.

There ARE too many (3 built, 1 pending) east side luxury/near luxury shopping centers - BUT there are too many key retailers and restaurants not yet in the market than would fit in the existing vacancies.. IN an ideal world, there would be one large "Easton Town Center" that would have everything... yet CLE is many decades past the space to build that...  Plus, those vacancies aren't necessarily of the size, visibility, competitor-adjacency requirements that key retailers expect. 

Well if the current plan can be reconfigured in such a way without the whole foods this seems like a great space for Ikea!  :-D

I wonder if it's possible that Whole Foods will renew/keep its current Woodmere lease - to transition to their new Trader Joe's-aimed "365" model  (a store just announced for Akron) AND will build a new, full-line Whole Foods store at Pinecrest. As these two Whole Foods stores will already co-exist in markets like LA, and have different target customers, having them close shouldn't matter (and could compete well against a very strong Woodmere Trader Joe's) - plus this lease renewal talk, if for reason noted, could easily be fueling the "not moving to Pinecrest" rumors...

 

Just a thought...

I can't imagine Whole Foods would operate three stores within 5 miles of each other (Woodmere, Orange, and University Heights).

Well, UHeights and Woodmere already co-exist as Whole Foods stores... There are already 365 stores announced for places like Bellevue, WA, where a Whole Foods full line store already exists within a mile or so - with many other Whole Foods also in that market. The Woodmere space where Whole Foods is currently located is 30K sq ft or so... the targeted 365 store size. Read article about their strategy in which they think they will add sales via 365 - not cannibalize nearby Whole Foods. We'll see what happens in eastern suburbs.

I thought/assumed the opening of a Whole Foods in Pinecrest would mean that the Woodmere store would close...

So Cleveland.com story today indicates Pinecrest is still on track for late 2017 - though was to be Spring 2017  - and that construction should resume in about 30 days. Story notes lots of rumors flying and that they have lost no tenants due delay (signed tenants I assume).

 

West Elm is formally confirmed as coming. However, leasing map shows multiple stores where the never-confirmed Container Store was to go. This continues to lead me to believe it is headed to Beachwood/La Place... or ?

Even though Cleveland.com posted those two articles a couple weeks ago saying everything is on track, just a couple months delay, in the past week I've heard from two people supposedly in the know that Red the Steakhouse and Whole Foods have backed out. I guess we'll see whose right but there sure are a lot of rumors of this not taking shape as expected. I'm hoping that if they did back out that those deals were simply contingent on the project securing financing and once that is attained, they will be back on.

So I talked to one of my favorite servers from the former red Robin in orange he now works at the Independence location and one of my other favorite service works now at the North Olmsted location but he told me when they were informed about the orange location closing they were given three weeks notice on the closure and they were told that slyman's is going in there

Slyman's was announced...today maybe? But that's official now.

It look like there was activity at the site again finally today

As noted above, many pieces of construction equipment and materials back on site this week..  Love or hate Pinecrest, it appears it IS go-forward, per Fairmount's statement they'd start again in June. Perhaps the rumors of its demise and tenant defections were just rumors. Guess we'll see.

Splash page on Pinecrest website now says Opening 2018.

Just drove by there last week and the amount of work done thus far is crazy. Lots of machinery in place, and that wall.... WHOA!

Thankfully most of it will have the garage attached to it.

With all the site work done, they are having a "groundbreaking" on Thursday.  Probably get some new announced tenants then.

Lol actually nothing really new was announced except for vineyard vines, was hoping to hear something along the lines of Burberry Tory Burch a standalone Louis Vuitton maybe the restoration hardware gallery and American girl store we can only hope that the next round of announcements will be something like this.

Yes it was in Cleveland.com December 1 and also Crain's Cleveland business, now my question is someone had mentioned about Cooper's and Hawk going somewhere around Richmond and Harvard are there any updates about that

Just noticed that Pottery Barn and Williams Sonoma are now on the Pinecrest website. Unfortunately, it looks like a number of tenants are merely moving (Red, Whole Foods, PB, WS) from just up the street and that there is not much of an influx of new retail and dining. And, the new dining are all chains that are for the most part the same as what we already have in the area. Not impressed so far.

OH developers score $142M loan for Cleveland mixed-use project

Dive Brief:

 

Cleveland-area developers Fairmount Properties and DiGeronimo Cos. have secured a $142 million construction loan for the $230 million suburban Pinecrest mixed-use development just outside the city, according to Commercial Property Executive.

 

Capital markets services company HFF facilitated the deal for the 58-acre, 650,0000-square-foot Orange Village, OH, project, which will include 400,000 square feet of retail and restaurants, 75,000 square feet of Class A office space, almost 90 apartments and an AC Hotel by Marriott.

 

The development — scheduled for completion in 2018 — has already secured a number of retail tenants, including Whole Foods, REI and Williams Sonoma, as well as three commercial lessees, according to Crain's Cleveland Business.

I saw Shake Shack on a published Pinecrest leasing map as early as Fall 2015... well prior to the Nucleus announcement.
