Good. 

As much as I love bodegas and corner stores even I had to admit that was a little too far gone in terms of condition. I could not see a good reason for it to stick around.

 

Happy another empty lot will be gone!

Saw some earth moving going on today on the hillside between Wiley ave and W 19th st. (Saturday, July 2nd). There was additional freshly moved ground  to the left (northwest) of this view. Note the red backhoe by the railroad tracks. It was in action a few hours before I took this picture from the corner of Train and Wiley looking north.

Sometimes it's very interesting when the layers are peeled away. The Abbey Market building did not appear to be nearly as old as the foundation stones here look. It must have been expanded around an older structure and given a new facade. This foundation looks like it's from the mid 1800's.

Yeah there was an excavator there all week trying to dig out the foundations. Quite the old musty smell walking past too. My understanding is they plan to start construction on the apartment building shortly after.

Can anyone refresh my memory which apartment building is going here? maybe a link with some renderings?

I find myself struggling to keep up with the apartment developments lately and I believe that is a beautiful thing.

Oh ya that's my bad. I thought they were referring to the other excavation photo infrafreak posted above on Willey Ave. Too much stuff to talk about is never a problem lol

I wonder if they'll ever get that rinkydink building replaced on the lot the Waterford Bluffs is built around. It seems to be sitting on a nice piece of open land that would be nice for some more density and really get this strip of Lorain looking good

That's the world headquarters of Ray C Hauck & Son Painters! It's been the subject of some pending sale transfers to reputable developers but nothing has taken root. Its sale and development will depend on what happens with the 1.3-acre Brickhaus property next door and the eccentric whims of Andrew Brickman. 

 

But if someone can buy it from him for a decent price (hasn't been reached yet), it would make sense for a high-rise next to Lorain with the parking deck/rooftop amenity deck on the north side overlooking the valley. The property is zoned with a height district of 3, meaning a building of up to 115 feet or roughly 11 stories. The height would be necessary to offset Brickman's asking price and to overlook the neighboring Waterford Bluffs and Grove Court Condos.

Waterford Bluffs got their certificate of occupancy yesterday. Great to see this long-time underutilized site developed. Now, for the vacant lot next door....

drove by it for the first time in a while and I gotta say it looks great on that street. Adding another build nextdoor would really enhance the visual of driving over that lorain bridge headed into Ohio City. That and that giant West Side Market Parking lot need to be filled!

One month later and they got a good bit of the second floor done. Tried to get a better angle of the whole project before the light turned green sorry lol

Does anyone have a quick idea of how much space there is left for development in Duck Island, or is it pretty much built out?

They do have absolute prime real estate right there. That should fetch a pretty price if they were going to move right? Now they seem out of place as the last remaining industrial plot it seems in the whole area right now surrounded by nothing but residential.

The corner store was a nice service for the neighborhood to have.  It is missed.  None of these new developments ever come with anything as useful to the people who live and work in the neighborhood as a good corner store.  Or even a crappy one.

If I recall correctly, very little of the original criticism of this development had to do with losing the bodega.  Complaints centered upon an original mediocre design, traffic patterns and a lack of retail.  These criticisms tended to be from people who generally supported the project.  Of course there were the usual NIMBYs complaining about, you guessed it, too much traffic and lack of parking.

Sorry for the far away pic I was turning left at the light so I wasn't getting closer. But these are the Abbey Ave Apartments already up onto the 3rd floor. Looks like the pace is a floor every 2 weeks

Hot damn!

Seeing this many units that close to a rapid station makes me so happy.

Interesting to see the floor layout. There was talk in the Harbor Bay thread about noise between units. I see double walls between living spaces in some units, but not others (maybe it's just a walk in closet).

Do you think Morgan would sell their land? It sits DIRECTLY next to West 25th station. It doesn't get more prime than that.

Also I am indifferent on Waterford Bluffs. I get that it's an odd land configuration but it looks so odd to me. It looks kind of disconnected.

I see a large missed opportunity for not utilizing the roof in any way. It’s perched over the whole valley. The best vantage point up there I’m sure. 

I wonder if they know something we don't(?)  

 

'Like who owns the vacant properties across the street where a newer-taller building might rise and potentially block that incredible view - maybe even in the near term. 

Why spend on rooftop improvements in lieu adding other attractive resident amenities.

 

A friend of mine in Arlington, VA bought an exclusive upper floor condo overlooking the Potomac River and National Mall - and was SHOCKED that another skyscraper went up in a few years that completely obliterated all of it from being seen at all.

I can't imagine what would be built that could block more than a little of the view from that rooftop.  At the very least, there's little chance of anything blocking the view of Irishtown Bend.  And the something in question would have to be absolutely massive to block the whole view of Downtown.

I think that's a great spot for a vertical development. I'm sure Morgan will get fair market value and relocation costs paid someday.

Not in Duck Island it doesn't, but let's not forget about it's prime, surface-level-parking neighbor on the other side of the tracks that serves the Market. 

 

(Though arguably the most prime location would be the highly improbable building directly over the station.)

I have never understood why the  city has never put out an RFP for a parking garage with  a high rise development on that parcel.  Seems like a no brainer, especially if it could possibly increase the number of parking spots for the market.  The only problem I could see is the temporary lose of a lot of parking during construction, but I am sure bright people could come up with a solution.
