I think it's a good product for a finished basement or a laundry room but I'd prefer real wood floors in a $700k home.

Just like when faux leather couches were rebranded as "vegan leather". I guarantee the intern who came up with that term was not properly compensated. 

 

I'm usually not one to complain much about neighborhood character as a reason to alter development. Building trends change all of the time and it's usually just a nimby excuse to block stuff. But some of that would have really benefited Duck Island. It needed a little bit of love, but had a cozy older neighborhood feel. Now it's being filled with cheaply built $700k townhomes. 

Unfortunately 2,000 livable square feet with a two car garage (~500 sf) in an urban area oriented over four stories at ~$280/built sf sale price is pretty mid range quality and LVP flooring is to be expected these days.

Seems like just about all of the rehabs and new construction builds in Cleveland have this LVP flooring. I never really knew about the stuff until recently house hunting. Definitely not a fan and it's also got to be pretty environmentally unfriendly too.

Yeah, the good old days of TV's hung from a tree on a vacant lot at W19th and Smith by drug addicts and drunks, the abandoned Haab's Bakery deteriorating for 10 years, hookers and drug dealers, etc.

Not all the new construction there has been great in terms of construction or design quality, but what was torn down was, for the most part, in terrible shape and unremarkable/unmarketable 1.5 story houses built at the end of the 1800's.

The design is around the 37 minute mark. It's going to be a beautiful house. Great to see families choose to move and build something like this in the city.

I remember seeing a news clip yeeears ago that had a quick interview of the owners of the small home that used to stand on that site. Might have been something about the changes in Duck Island, but I distinctly remember the owner jokingly saying "I wonder why anyone would be interested in our property" while looking over her shoulder at the skyline.

I think these look better than a lot of the townhomes on duck island. I mean we are getting that quintessential aspect where the only shapes allowed are flat square.
Hey at least this doesnt resemble geometric vomit, amirite?
Maybe one day we can start building things with tile roofs or have nice decorative elements on the facade, but what can you expect from a 700-800k build? One can only afford to add so many design features for affordable housing, we cant be picky now!

As it should be :-) I think every neighborhood should have it's own gems of different styles, shapes and sizes.  That's part of what makes the city unique IMO.

That really big expensive house on the hill and the other ones on Carter (not much progress)
