In Houston it doesn't.  Other places like here, it kinda does, and that can cut both ways.  I agree with you completely regarding the Duck Island residents who fight everything urban that tries to come in.  Rights typically have limits.  I don't believe people in a city should be able to insist on a semi-rural lifestyle for themselves at others' expense.  But I do believe in design review, especially in historic areas where the overall architectural feel comprises so much of the value.

CLE Magazine has a brief piece on Duck Island developments... One new piece of info I haven't seen elsewhere is "Duck Island resident Matt Berges owns 1.7 acres in the neighborhood. Along with his partners, Berges has plans for 60 housing units near West 18th and 19th streets, the first large-scale residential project since the 1900s." Is this referring to the large swath of land at the NW corner of Abbey Ave and W19th? A couple random structures were demolished to clear that site earlier this year. The map left off the McNulty townhouses, the townhouse cluster above by the Animal Clinic, and I'm sure a few other small projects. Also, looks like the Duck Rabbit Coffee is targeting a December opening, and Forest City Brewery a February one.

^There's a lot of really nice development quietly happening over on Duck Island.  The townhomes on 17th and Bradford are probably my favorite in the city.

I'm excited about the development.  This small area is brimming with potential.  I just wish, in the scheme of planners, the Red Line were seen as more relevant as the transportation tool it was designed as and not just for this Greenway thing.

I believe that is the same developer, so it may be an extension. Could be wrong though.

I think Matt Berges did the Bradford townhouses.

West 17th & Bradford was a different developer.

Am sorry to see the last remnant of the HAAB family "empire" gone, but am also glad. Sad because of all the memories of the HAAB family, the bakery, and my many, many times spent with them. Mrs. HAAB was a very kind and giving person (she is living with her daughter in Bratenahl now). Mrs. HAAB moved in with her daughter after her own home in Duck Island burned down some years ago. She owned many of the homes in the Duck Island neighborhood that are now gone. My sister was married to one of the HAAB brothers; he passed away in May 2014. The other brother who ran the bakery for many years after taking it over from Mrs. HAAB passed away in 2013. That left only the daughter who gained control of the HAAB "empire", and didn't want anything to do with the properties. The daughter sold off all the properties/land last year, and my doing so has actually helped make some of the redevelopments happening in Duck Island possible.

 

As much as I was involved with the HAAB family for twenty five plus years due to my sisters marriage to one of them, and having spent many, many times in the bakery, the home my sister and brother-in-law lived in (the Seltzer Home "mansion" that was on W. 20th), now demolished, and the home behind it in which one of my nephews and his family lived in for a number of years, I am glad the HAAB family "empire" has come to an end. Not only due to the new development happening or soon to happen on the properties, but because when the properties now since demolished were owned by HAAB family, they were not kept up very well, and some people would probably have considered the HAAB family slum lords.

 

Also, I had an Uncle and Aunt who lived on Columbus Rd. hill for many years too, and seeing all the changes going on there is great too. I really do like what I see happening in the Duck Island neighborhood.

Looked like a charming little building with lots of memories therein. Sorry to see it go.

There's been some progress on the Forest City Brewery building. They have painted the building, and also added new entrances for Duck Rabbit Coffee and Western Reserve Meadery. From what I understand, the actual brewery/restaurant will probably be the last thing to open, since they are waiting for an existing tenant to exit so they can expand into their space.

February opening eyed for duck-rabbit coffee in Duck Island

 

Calvin Verga, founder of duck-rabbit coffee, has very specific standards when it comes to pouring a proper cuppa, starting with where the beans are grown.

 

"We roast in such a way to highlight all the different characteristics," says Verga, adding that a good cup of coffee is defined by its origin. He tags berry, currant and grape notes in coffee from Kenya, Rwanda and Burundi; citrus and floral flavors from Ethiopian beans and rustic earthy notes in those from Sumatra. Unlike the more common dark roasted beans, a delicate light roast brings out those nuanced flavors.

^^Well this leads me to believe that we still have a ways to go before this project gets going.  Strange because I thought this was something that was going to be breaking ground more than a year ago.  I know there was an organizational breakup that probably stalled things but these new vague renderings also show a major shift in concept.

That's great to see. We need more density and height around Rapid stations, and fewer used-car lots, u-store-it facilities and other things that don't lend to ridership and jobs access for all.

 

EDIT: I count 15 stories in both buildings. Only a massing, but shows Brinkman's thinking regarding scale...

That's quite an upscaling there! The skyline views will be nice from those towers.  Meanwhile, the demo is proceeding along.  It looks like the industrial building and all but a couple of the houses are down.

Its only $235/sq ft. at list price.  For high quality new construction, and the good location, it's not outrageous.

 

That's just a (poorly designed) place holder. Clearly someone spending a million dollars on a house is going to want to get an architect on board and design it for themselves.

I was back in my old stomping grounds last week. The progress in Duck Island is amazing, and all of those new homes between Abbey and Lorain are really well-done.

I'm so glad the city never vacated West 19th Pl. alley. The new houses on 20th all have rear entry garages.

Things are moving along down at the Craft Beverage Guild, our little building with a Brewery, a Meadery, and a Coffee Roaster all sharing one roof.  Here's a nice write up on Forest City Brewery's upcoming opening from Cleveland.com.  If you look through the slideshow, the wood-strewn room with the wine racks is the tasting room for my meadery (Western Reserve Meadery).  We're getting close to completion with our build out.

Maybe not. County records show there is one property he has yet to acquire:

 

1932 Moore Street, PPN 004-01-082, continues to be owned by Ray G. Hauck Trustee.

 

Everything else in that area is owned by:

BRICKHAUS INTEGRITY OHIO CITY

DI OHIO CITY PROPERTY LLC

DI QUAD ONE, LLC

Cleveland Quad, LLC.

ABODE OHIO CITY PAP LLC

ABODE OHIO CITY TOWNHOMES MLD,

 

All of those are Brickhaus companies.

Those 2 roads are the access to 1932 Moore St. which is the last house up there on the ridge.  Maybe Brickman is going to build him a new driveway but I wouldn't be surprised if he had acquired that property and it is not yet processed through the county records.  The house also appears to be gone in the renderings posted in January.

Signs are up for the huge Brickman development (two 15-story apartment buildings) in Duck Island, next to the Ohio City RTA station.

 

But they're the wrong signs. They're for one of Brickman's other developments, 95 Lake townhouses, just west of Edgewater Park.

I stopped in Duck Island Coffee.  Simple decor, nothing but coffees, teas, and truffles (what a combination....) but the guy certainly went all out in making the iced tea.  I showed him the photos of the place on this forum. I wonder if that area, too, will get the funky modern houses.  They couldn't claim the view the houses near the bridge can, but few of all those new houses don't have great views, either.

A few people have called it Duck Island Coffee, but it's actually called Duck Rabbit Coffee. Just so y'all know.

Hopefully the street vacations are a sign this thing is getting closer to finally breaking ground. Will be a nice jolt of density to that little area.

The houses just to the north of the Hope Memorial Bridge had already looked bad when I moved here 43 years ago, so I really don't miss them.  If the two houses that remain, it looks like 1980 West 19th will come down any day niw, but what on earth is going on with tge very last house in this tiny locale - the house to the north of Moore Court, which heads west off West 20th Street?  From Moore I can't tell if this house is entirely new, a renovation (abandoned?) rehab job, or, if somewhat remodeled, is now in the process of demolition.  If it's to stay,  what on earth is the storyof its being there by itself?  And what's the development now planned for the north end of West 20th???

Andrew Brickman is planning a large development there and has been assembling the site for some time.  I heard that the last remaining homeowner was holding out and was well paid to provide the last missing piece.  Demolition and site preparation has begun on the site and vibrations can be felt down on Columbus Road. 

 

 

Really? Has he been all through the bureaucracy already?  I hope it's actually under way but I'm not so sure.
