Urban Investments, owner, proposes to erect a new four story, 3,040 square foot two family house

on a 3,200 square foot lot in a B1 Multi-Family Residential District. The owner appeals for relief from

the following sections of the Cleveland Codified Ordinances:

1. Section 355.04(a) which states that the minimum lot width for a two family dwelling in a “B:

area district is 50 feet and a 32 foot wide lot is proposed.

2. Section 355.04(a) which states that a minimum lot area of 6,000 square feet is required for a

two family dwelling and a lot area of 3,200 square feet is proposed.

3. Section 357.09(b)(2)© which states that in a Multi-Family District no interior side yard on a

lot occupied by a dwelling house shall be less than five (5) feet in width for a corner lot, nor

less than three (3) feet in width for an interior lot, nor shall the aggregate width of side yards

on the same premises be less than (10) feet. However, the width of any such yard interior side

yard shall in no case be less one-fourth (1/4) the height of the main building on the premises.

Building mean height is approximately 36’-2” thus no interior side yard shall be less than 8’-

1/2” a 5’-0” side yard is proposed. (Filed August 5, 2016)

I really hope they can get this going soon and it doesn't stray much from that design. This project seems more realistic than the Flats West Nautica building.

Was the Brickman project downsized? In an April 2016 Cleveland Scene article, the project was described as having 500+ apartments. That Crains article says only 300...

that is pretty groovy -- i hope they can pull it off. yes it does seem much more realistic than the east flats parking lot fortress with the moat around it.

So I was perusing the intraweb this morning and stumbled across this pdf of what is planned for Duck Island. If you look at Zillow and center around the Duck Island neighborhood, you can see that they are basically following this exact plan which is a good thing IMO. I am particularly excited for a "mixed-use" new build shown on the pdf

A dozen proposed houses in Duck Island were posted for-sale in the last week. A couple are listed in the promo material above ^. The designs are okay, if a little uninteresting.

OK, let's keep it to the infill going on in Duck Island.  Not a comparo of infill across the city.

Agreed the layout is spot on. I'm just not a fan of fiber cement panels especially on a house at this price point $500,000.

Duck Island's market shows tremendous strength. Consider the development above as just one example. It went from an idea in the summer of 2015 to under construction in the summer of 2016 to selling for a very good price in the winter of 2017. How good? The townhouse at 2135 West 18th sold last month for $450,000. Notice that as vacant land, this property was valued at only $11,000 for taxes. Now this is how you increase the value of your urban neighborhood and city.....

I've been really impressed with everything going on there. I took a little drive around the other day and it seemed like every other lot was either newly constructed or under construction. Also, the block where Abbey Market "grocery" is cleared and has heavy construction equipment. Cleared except for the market of course, which really is an eye sore.

3 more basements dug on West 19th also, right across from park.  Duck Island is a great story right now

Whatever happened to Sam McNulty's plan to build townhouses near/around Abby Ave & Columbus Rd?

He's hoping to get started sometime this summer.  Also, the two lots to the south of Forest City Brewery are getting some sort of condo project.

Here's hoping Morgan Linen Services decides it wants an efficient new facility on the Opportunity Corridor in a few years and offers its space for redevelopment.

Such a cool and insulated little neighborhood. My only gripe with it is its relative isolation - but even that is really a stretch, considering the WSM is a 10 minute walk. Duck Island Club is a treasure, in my opinion, and the new homes fill in the neighborhood very well.

Hmm...the description in the article is more promising than the picture shown.  Looks like something you would find in Beachwood (at least from the pic).  Trying to understand from the pic where all that retail mentioned in the article is going.  Is third time a charm?  Still does not have financing and Brickman definitely has other stuff on his plate.  I thought this was going to begin way before many projects which have broken ground and are well on the way.

What's with the big curving drive running directly into the side of the building where there's no door.  I think this rendering isn't ready for primetime.

"It will be an architecturally significant building ..." said Brickman.  Ok, but it sure doesn't look it. Still, the current occupancy rates cited in the article remain encouraging.

Remember: It's the Year of the Snake

In all fairness, I think we're seeing the "back" of the building- or really what will be an interior courtyard once phase II comes around.  The architectural interest will be along the bluff, and hopefully along Lorain Ave.

The disappearance of tall buildings sure seems like a cave to the 'we don't want shadows on our houses' crowd.  As CMHA's Riverview Towers demonstrates, the location on the hills overlooking the Cuyahoga can be majestic -- whatever you think of Riverview, there's no question you can see it from miles away and, no doubt, the reverse is true for residents in the upper floors.  As it stands now, the more squat Centric over in University Circle seems more impressive than this Brickman Phase 1.

^ I think the change in plans has little to do with community push back but has everything to do with ' sticker shock'. That thing he was floating out there last year looked to be north of 150mil.  This looks more in line with what Brickman does. I like the choice of Vocon they do nice stuff. Depending on the budget and the finishes I think we will see more of what is described in the article then the current render. I'll save my hope for a mixed use high rise for the Market Square retail strip if that ever happens.

This seems like a fair compromise to me.  There was definitely some neighborhood pushback against the height, but could be some sticker shock as well.  If there is an entrance on Lorain and retail as mentioned, I think it works pretty well for the neighborhood setting.  Looks like the drive pictured is West 20th.

It's great most of the recent apartment buildings have (or will have) their parking below grade. This one would be unique in that it has 2 levels buried. I wish NRP would have done better with the Edison

 

The design calls for a four-story building with two floors of underground parking on the site on the north side of Lorain Avenue on the opposite side of a hill that the project shares with G

Grove Court Condominiums.

From Brickman:

 

"We are in the conceptual stage of this property and still working with the city to get all of our site plans approved. We will keep you updated as we get closer to ground breaking. Right now it looks like we will begin construction early 2018."
