October 9, 20168 yr A quick blurb about Brickhaus' "OneWest20" project at 20th and Lorain: http://www.crainscleveland.com/article/20161009/NEWS/161009825/realty-buyer-dan-siegel-turns-developer Realty Buyer Dan Seigel Turns Developer In the largest and likely to remain the most high-profile project, Siegel's Beachwood-based Integrity Real Estate Group has joined Andrew Brickman's Warrensville Heights-based Brickhaus Development Inc. project to construct about 300 apartments on a Lorain Avenue site near West 20th Street, within walking distance of downtown Cleveland, Ohio City and Tremont. <snip> Neither would disclose terms of their joint venture, but they hope to start construction in early 2017 on a first phase of the project called OneWestTwenty.

I really hope they can get this going soon and it doesn't stray much from that design. This project seems more realistic than the Flats West Nautica building.
October 11, 20168 yr Was the Brickman project downsized? In an April 2016 Cleveland Scene article, the project was described as having 500+ apartments. That Crains article says only 300...
October 13, 20168 yr that is pretty groovy -- i hope they can pull it off. yes it does seem much more realistic than the east flats parking lot fortress with the moat around it.
October 13, 20168 yr This thing has gotten started up, too: https://myplacecleveland.com/property/2097-columbus-road/ They're knocking out the blocked out windows and doing interior demo as well. In other news, I should be able to announce an opening date for Western Reserve Meadery very soon!
October 13, 20168 yr ^ wait, that is going up next door to vtr? oh no, that would be dangerous -- to my liver lol.

October 18, 20168 yr So I was perusing the intraweb this morning and stumbled across this pdf of what is planned for Duck Island. If you look at Zillow and center around the Duck Island neighborhood, you can see that they are basically following this exact plan which is a good thing IMO. I am particularly excited for a "mixed-use" new build shown on the pdf http://www.duckislanddevelopment.com/wp-content/uploads/Duck-Island-Marketing-edis-for-web2.pdf
October 24, 20168 yr A dozen proposed houses in Duck Island were posted for-sale in the last week. A couple are listed in the promo material above ^. October 24, 20168 yr Tough to know from the renderings how the facade materials will look in reality, but the basic morphology of these units is A+. Stoops, no front-facing garage doors or curb cuts, minimal side yards... [Typo]
October 24, 20168 yr ^I agree. I'm really pleased with almost all of the new construction in Duck Island.

October 24, 20168 yr OK, let's keep it to the infill going on in Duck Island. Not a comparo of infill across the city.
October 25, 20168 yr Tough to know from the renderings how the facade materials will look in reality, but the basic morphology of these units is A+. Stoops, no front-facing garage doors or curb cuts, minimal side yards... [Typo] Agreed the layout is spot on. I'm just not a fan of fiber cement panels especially on a house at this price point $500,000.

February 5, 20178 yr I've been really impressed with everything going on there. I took a little drive around the other day and it seemed like every other lot was either newly constructed or under construction. Also, the block where Abbey Market "grocery" is cleared and has heavy construction equipment. Cleared except for the market of course, which really is an eye sore.
February 14, 20178 yr 13+ More units from Matt Berges along W 17th by Lorain and W 20th between Follett and Wiley. Amazing how quickly those lots are getting built up. February 15, 20178 yr ^Yup. Framing was already started on at least one of them when I drove by this morning. I've loved almost all of the development in Duck Island, but I'm not totally in love with style of these latest proposals. But infill is infill. We'll take it.

May 11, 20178 yr Author Thirteen more single-family homes may be coming soon to The Island. My only gripe with it is its relative isolation - but even that is really a stretch, considering the WSM is a 10 minute walk. Duck Island Club is a treasure, in my opinion, and the new homes fill in the neighborhood very well.

May 28, 20178 yr Hmm...the description in the article is more promising than the picture shown. Looks like something you would find in Beachwood (at least from the pic). Trying to understand from the pic where all that retail mentioned in the article is going. Is third time a charm? Still does not have financing and Brickman definitely has other stuff on his plate. I thought this was going to begin way before many projects which have broken ground and are well on the way.
May 28, 20178 yr Author If Brickman's project keeps shrinking like this, soon it will be underground. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
May 28, 20178 yr What's with the big curving drive running directly into the side of the building where there's no door. I think this rendering isn't ready for primetime.
May 28, 20178 yr "It will be an architecturally significant building ..." said Brickman. Ok, but it sure doesn't look it. Still, the current occupancy rates cited in the article remain encouraging. Remember: It's the Year of the Snake
May 28, 20178 yr In all fairness, I think we're seeing the "back" of the building- or really what will be an interior courtyard once phase II comes around. The architectural interest will be along the bluff, and hopefully along Lorain Ave.
May 28, 20178 yr The disappearance of tall buildings sure seems like a cave to the 'we don't want shadows on our houses' crowd. As CMHA's Riverview Towers demonstrates, the location on the hills overlooking the Cuyahoga can be majestic -- whatever you think of Riverview, there's no question you can see it from miles away and, no doubt, the reverse is true for residents in the upper floors. As it stands now, the more squat Centric over in University Circle seems more impressive than this Brickman Phase 1.
May 28, 20178 yr ^ I think the change in plans has little to do with community push back but has everything to do with ' sticker shock'. That thing he was floating out there last year looked to be north of 150mil. This looks more in line with what Brickman does. I like the choice of Vocon they do nice stuff. Depending on the budget and the finishes I think we will see more of what is described in the article then the current render. I'll save my hope for a mixed use high rise for the Market Square retail strip if that ever happens.
May 30, 20178 yr This seems like a fair compromise to me. There was definitely some neighborhood pushback against the height, but could be some sticker shock as well. If there is an entrance on Lorain and retail as mentioned, I think it works pretty well for the neighborhood setting. Looks like the drive pictured is West 20th.
May 31, 20178 yr By the way, the Crain's article posted above was updated with a rendering from Vocon. http://www.crainscleveland.com/apps/pbcsi.dll/storyimage/CC/20170528/NEWS/170529754/AR/0/RENDER2.jpg?MaxW=880&v=201411210943 It's great most of the recent apartment buildings have (or will have) their parking below grade. This one would be unique in that it has 2 levels buried. I wish NRP would have done better with the Edison The design calls for a four-story building with two floors of underground parking on the site on the north side of Lorain Avenue on the opposite side of a hill that the project shares with G Grove Court Condominiums.
June 1, 20178 yr From Brickman: "We are in the conceptual stage of this property and still working with the city to get all of our site plans approved. We will keep you updated as we get closer to ground breaking. Right now it looks like we will begin construction early 2018."
