I note Stan Bullard refers to the Brinck project as "Ohio City."  Is it west of Columbus Road?

Hmm...the description in the article is more promising than the picture shown.  Looks like something you would find in Beachwood (at least from the pic).  Trying to understand from the pic where all that retail mentioned in the article is going.  Is third time a charm?  Still does not have financing and Brickman definitely has other stuff on his plate.  I thought this was going to begin way before many projects which have broken ground and are well on the way.

Fortunately, I'd say Duck Island is hotter right now than the apartment areas of Beachwood!

Such a cool and insulated little neighborhood. My only gripe with it is its relative isolation - but even that is really a stretch, considering the WSM is a 10 minute walk. Duck Island Club is a treasure, in my opinion, and the new homes fill in the neighborhood very well.

As to thos thirteen Bldg. Permits mentioned above, the addresses on W. 20th are way to the south - not even in the main part of W. 20th, near Abbey and Lorain, so I don't think that would be considered Duck Island.

They're north of Willey, that's all Duck Island.

Saw the townhouses down on the south end of W19th are listed again, with new looking renderings this time.  Maybe signs of life for this project.  Wouldn't be surprised if Knez is encouraged by the sales of their other homes in the area.

^ Those look fantastic. And the pics show brick on all sides. Typically the courtyard of these townhome projects are just a depressing sea of gray vinyl.

Glad to see this is still happening!  That really cleans up an ugly dirt parking lot.

What is the exact location of this project, please?  The only site I'm aware of where a bunch of houses are planned together is vacant lots.

On the south side of Abbey Ave. between Columbus Rd. and W. 21st Pl. They have a map on their website with a yellow star for the location of the project.

^I recall seeing the same McNulty sign at the corner of Abbey and Columbus, catty-corner from the Red Line Rapid station... This would make particular sense because there has been significant activity at the other end of the block (with the very popular, classy Velvet Tango Room in the middle)... At the other end of the block, near Freeman Ave (across from the new Forest City Brewery bar/restaurant), a small crumbling 2-story (but deep) gray-brick/stone warehouse has been re purposed and reopened as 18 to 20 apartments with 4 row house-looking entrances.  I understand the land has been cleared next to it (at the Freeman-Columbus corner) for yet another row of new townhouses...

 

... Duck Island is hummin'!

People are already living there.

Took a walk through Duck Island yesterday on my way over to Ale Fest (awesome) and snapped some pics of a few of the going ons. Here is the new apartment building discussed right above. People are definitely living there already, but work is still proceeding on parts of it.

And here is work starting on a couple of homes on the corner of Freeman and W19. Are these the "McNulty" ones mentioned above? I didn't see more than the sign up for the ones on the corner of Abbey and Columbus.

No those two at Freeman and 19th aren't the McNulty townhomes. You missed the more interesting shot right across the street. It looks like the 10+ units south of the animal clinic is starting. There is heavy equipment and piles of fill dirt on the site.

Forums are back!!!  I noticed yesterday that they are starting construction on a private residence at the dead end of Lorain Road, right next to Grove Court condos

^ I noticed that too the day it went down, there was a small mobile crane up there. I was down on the LakeLink Trail and wondering what it was from.

I was also on lake trail and saw the equipment.  There was an earth mover and a large auger, like the kind that drills foundation holes for large buildings.  Can't believe that would be for a single family home.

I talked to the owner....he was watching them drill on Thursday.  Said it was for his new home

CLEVELAND, Ohio - Like many Northeast Ohio breweries, Forest City Brewery has expanded, showing healthy growth. But it's not about adding fermenters or widening its distribution area.

 

In addition to attracting regulars who belly up to the bar or head out on nice days to the historic beer garden, the brewery has evolved into a gathering place, a former dance studio turned into a meeting hall.

 

The neighborhood - known as Duck Island - is growing, with 19th century homes surrounding the brewery's building, which also houses Western Reserve Meadery and Duck Rabbit Coffee. The area is a comforting fit for Demagall, who majored in history and is a pre-turn-of-the-century baseball buff.

Was riding around Duck Island neighborhood yesterday.  There is certainly a lot of action on both sides of Abbey....and very cool looking architecture.  As Mack34 noted previously there is a private home under construction at the end of Lorain next to Grove Court.  They must have issues with the hillside moving....thus the caissons drilled previously.  Wonderful site for a house as long as it stays put!

There are going to be three houses on that end of Lorain.

Related to this, the Brickman project is still in progress but has changed in appearance (from that insane rendering we saw a while back).  It will still probably be a multistory development but in the 10 or under range.  Not sure on time frame but things are moving ahead.

Corner of West 17th and Lorain Ave. These parcels were combined and re-split last year into 3 diagonal parcels, presumably so each house has direct views of downtown. See before and after shots of the parcels. The house that's been framed is #1 on the right, and it's huge.

Duck Island earlier today. As many have said, this area is going to look very different very soon. Lots of shovels in the ground. Too bad that hovel across the street from the Gateway Animal Clinic is still there. How is that thing still standing?? It stands in stark contrast to the $400,000 townhomes going up right next door. Duck Island's yesterday giving way to Duck Island's tomorrow....
