The top floor has two rooftop decks, one facing either side, with a kind of "four-season" room in the middle, which was a really cool part of the house. They are having a "model opening" party tomorrow night to attract buyers. $515,000 was a little steep for us, but when you factor in the 15-year tax abatement, it's comparable to buying a non-tax-abated property for around $350,000.

I think a lot of the people (certainly not all) who lived in the neighborhood before recent development occurred are from rural Appalachia, it had some of that same atmosphere, and they were comfortable with that. But I do find it ironic when people build new Westlake-eque homes and then complain that other people building new homes aren't making them fit into the neighborhood.
January 9, 20205 yr I live in the area, and I've found that sign (and others like it) to be particularly distasteful. Basically a statement that different kinds of people aren't welcome in a neighborhood. You see signs like that in suburban areas any time multi-family housing is proposed.
January 9, 20205 yr I love the townhomes being built there. The neighborhood is becoming so vibrant. People buying/building there also makes me think there will be a lasting positive effect. My wife and I will probably end up buying there (mainly due to complete lack of options downtown).

I am incredible excited about this project and the connections is will bring to the city and this neighborhood. Also it’s interesting to envision the proposed TOD site on the left side of my image. We desperately need more transit ridership, and this would be such a key way to help increase it by adding a new dense development here. Plus it would encourage even more Greenway usage. April 19, 2020 04:00 AM Chicago developer Stoneleigh buys site in Ohio City, plans apartment project Stoneleigh Cos., a Chicago-based apartment and office builder, is preparing plans for a $60 million, 241-suite project at the west edge of Hope Memorial Bridge between Ohio City and downtown. Rick Cavenaugh, senior principal and Stoneleigh founder, said it's the kind of site his company seeks because it's central to people going to or from downtown, but also near restaurants and amenities where people like to live. "It's not an internal site in the neighborhood that's near where people want to go; it's on the way to where people are going," Cavenaugh said. "It will have views of downtown Cleveland and be within walking distance from the West Side Market and West 25th Street." Stoneleigh on March 30 shelled out $7.6 million for the four-acre parcel to Brickhaus Integrity Ohio LLC, according to Cuyahoga County online property records. I hate to question a development without first seeing the renderings, but from the written description I am disappointed with what may end up going up at this prime site with incredible views of downtown. Sounds like it is going to look like one of those 4-5 story wood framed rectangles that are popping up all over town. And no mixed use like Brickhaus proposed and could not accomplish. April 21, 20205 yr Author I'm also disappointed that it would top out at only 4-5 stories. The Brickhaus plan would have been awesome. I'm not sure how realistic that plan is though with the Harbor Square development going in down the street. There is only so much demand for commercial and retail in the area, and Harbor Square's location gets way more foot traffic obviously and is a better spot. This is a more realistic plan and it will do a ton for the area in connecting the Carnegie bridge with Ohio City from a pedestrian perspective. Is it clear that this will have no ground floor retail from the article?

Not that bummed about the lack of retail, was/am more concerned about the potential of the development in terms of quality of the design and build out, especially for such a prime site. As I said, hate to question what may be built without seeing renderings first, but the descriptions in the article as well as some of the developers comments left a bad taste in my mouth. Hope I am wrong.
May 28, 20205 yr Some preliminary renderings and plans for the Stoneleigh project at Lorain and W. 20th. I wasn't able to get all of the floor plans, but it is similar to the Quarter in that a lot of the first floor is actually wrapped parking, with some additional underground parking accessible from W. 20th. There is no retail, unfortunately, and the Lorain frontage is a mixture of lobby space, which looked attractive, and parking. The units are a mix of one bedroom and studios, with a good number of balconies. The stated timeline was groundbreaking within 2020 and completion in 2022. Edited May 28, 20205 yr by gg707
May 28, 20205 yr This is a much less ambitious design. I hope it still gets built, but really mostly because that vacant lot is getting sad.
May 28, 20205 yr Given its somewhat awkward location I can see why retail would be a tough go, and with 25th and INTRO / WSM just up the street not a big deal to me. The design could be a little more inspired but I will be really glad to see something go there and fill that ugly missing tooth!
May 28, 20205 yr I get the ground floor is just parking, but it really needs to look more inviting from the sidewalk. Other than that, that will be a huge improvement coming over the bridge into Ohio City.
