Stoneleigh started construction today, or is about to start. Got some construction vehicles on site.

 

Saw it right before I crossed the Hope Memorial Bridge and hit a VERY bad bump on the east end of the bridge.

I didn’t see any ground floor retail and if so, that would be the only bad news with this project. Besides that, magnificent news!

There is no retail.  The original proposal had far fewer windows on the wall along Lorain at ground level.  So at least it has many more windows now.  The below post (both linked and quoted) had images of the previous proposal.  I had trouble viewing the images, but I did finally get one to link at the bottom of this post.

 

There is a post at the very top of the previous page of this thread with more renders of the final design.

I'm happy with this overall.  It's a very large project seeing it now that they have started digging and is going to really improve that intersection.

up right to the street, great open corner that you can easily cut across walking, i appreciate those, and bright, open entry area. all the most important urban bonafides. nice win.

Does anyone have any idea what is going to be build along West 20th between Abbey and Smith Ct?  Lots of bulldozers on that spot and a HUGE pile of dirt right now.

That seems to be where they are dumping all the dirt from the Stoneleigh project site prep.  Wasn't there a proposal for that lot a year or two ago?  Anyone have an update on the plans after they get all that dirt removed?

Those are actually pretty cool!

I agree, those are attractive.  Are those on the narrow lot bordering Smith Ct., rather than the large open lot bounded by Abbey, Smith Ct, W 19, and W 20?

Your guess is as good as mine. Based on other Maison renderings, the surroundings and street design isn't always accurate to the context, so it's hard to try and say.

The 1101 Auburn Ave address is just where Maison's office is located. Not related to the project.

You're right, my mistake. I can say with a fair amount of certainty, however, that the Smith & W20th project isn't happening in that form.

I was doing some research on the WATERFORD BLUFFS APARTMENTS recently and I ran across this Crains Cleveland article from March 2021.  It included some interesting background on their financial stack for the project and WHY they didn't need to raise any outside money:

 

 

The largest single investment in this year's successful state tax credit applications came from a Florida-based family trust, which put $38.7 million into Waterford Bluffs...

 

The $60 million-plus project will involve only $15 million in debt, said Rick Cavenaugh, president of Illinois-based developer Stoneleigh Companies.

 

And the only reason Stoneleigh is taking out a loan is to lay the groundwork for bonus depreciation on the real estate.

One frustration with the city and construction crews- they've been using the bridge and sidewalk as their parking when they have an entire lot/staging area to park in. It's totally unnecessary and flies in the face of bike/ped/handicap access (I had to tell at a guy to get his truck off the handicap ramp/sidewalk cut as a cop just shrugged). Broad take, but when we have construction projects pedestrians/handicapped/bikes need a seat at the table so that sidewalks don't randomly end and kick people out in the road, access isn't blocked, etc.

Line between Tremont and Ohio City blurs with more investment

 

 

The Near West Design Review Committee, part of Cleveland's City Planning Commission, gave conditional approval today of a 15-unit townhome project in Tremont's Duck Island enclave. Called W20th & Smith, the high-end development would replace five modest, late-19th century homes that were purchased in recent years by developer Matt Berges.

 

Located just south of Lorain Avenue along and east and West 20th Street, the new townhomes will list for sale starting in the low $500,000 range, said Berges in an e-mail interview. He added that each townhome will have two-car garages, various size interior spaces and "we are expecting a skyline view from the rooftop balconies."

CLEVELAND, Ohio — The Greater Cleveland Regional Transit Authority Board of Trustees on Tuesday approved a contract with a development company that aims to build apartment, offices and stores on 1.3 acres off Columbus Road near the West 25th Street Red Line Rapid station.

 

The contract calls for a subsidiary of MRN Ltd. of Cleveland to create and submit plans for the agency-owned land, which is slated to have about 125 apartments and 50,000 square feet of retail and office space. The thumbs up means the project slated for the Duck Island enclave on the edge the Tremont neighborhood continues to inch forward.

 

While any TOD is great and should be applauded in this city, I can’t help but get frustrated at how many mature trees (and therefore canopy) we’ll be losing. Considering we have thousands of grass filled empty lots in this city, frustrating.

There is no development plan. So how do we know if we're going to be losing any mature trees or all of them?

Let's not be silly, here.  The lot in discussion is entirely wooded.  There's no way to develop it without losing at least some of the trees.  We can debate the "mature" part, as most of them are not particularly large, and probably aren't native, but they have been around for a little while, at least.

🤔 how about planting trees in the grass filled empty lots....

If the TOD development works out as intended you can't help but wonder how much CO2 can be sequestered vs the trees that are there. Additionally more people closer to where they work should reduce VMT as well. As @lockdog pointed out, [quality] trees should be planted on these vacant lots (WRLC and other orgs are going this route FWIW).

The contract lists the available site as 1.78 acres.  It requires a minimum of 50k commercial plus 125k residential, 175k s.f. not including any parking.  

 

1.78 acres is roughly 78k square feet, so it would already require more than 2 stories if built to the edge on all sides, not including any parking.  I suppose they could excavate up to the sidewalk on Columbus and put parking underneath but it's still going to be very tight.  

 

Contract also calls for modifications/improvements to the station, but it does not mention the parcels on which the glass structure sits nor the bus drive-lane.  

 

I'm very curious to see what they come up with.

Of course, any CO2 impact means the tenants USE the rapid. Great access to the airport, public square, Little Italy, and the southern part of Case's campus. With the lack of rapid lines, the number of destinations without having to then jump on a shuttle/trolley/bus is limited.

Totally. I'm always surprised how many people I see in downtown leaving parking garages in the mornings. Like, you live downtown and then drive to your job. Wild. 

 

Maybe WFH can help remediate some of the sprawl but I have my doubts. Maybe a discussion for another thread.

I did this for 5+ years and there are lots of good reasons why it can make sense.  It made sense for my wife and I to live downtown because she worked downtown and was able to walk while I would commute every day to my job in the suburbs.  This enabled us to have a single vehicle while she still had the flexibility to commute to and from work on her schedule.  Living downtown was also a preference for us and it's something we were willing to pay a small premium for (even though I don't think we did at the end of the day).

Obviously two things can be true at once. Just because we need more trees doesn't mean we shouldn't be cutting some down. In comparison to the tens of thousands of trees that need to be planted throughout the county, this lot is nothing. In our climate, any empty lot that isn't sufficiently maintained will eventually end up with trees. So saying you don't want to cut down trees on vacant lots is pretty self defeating if you want to have a city.

My comment was poorly worded. I know you're not saying that, but others on the thread were implying it.

I wasn't able to grab a picture, but there was some boring equipment out on the large vacant lot between Smith Ct. and Abbey Ave.
