Where did all this infill come from? 🤯 I know about the timber building across from WSM but not all of the rest. I guess I need to keep up! 🙂

I was curious about this too. As best I can tell the double walls are only where the kitchens are which makes me think it might be to give space for mechanicals rather than for sound proofing purposes.

Time for Morgan Linens to relocate!!!  That site is screaming for a large Intro-style development.  That would really go a long way in stitching Tremont and Ohio City back together.

IMHO, there is nothing wrong at all with Morgan co-existing in the neighborhood with the new Infill.  There is plenty of low-density residential available for redevelopment prior to relocating an employer that still requires employees to report to their physical address.

I was curious and apparently Waterford Bluffs has 241 apartments and on their site they have 95 available. So they are about 60% leased already. That's some pretty good demand already. Wouldn't be surprised if they are fully leased this year.

Exactly! Mixed use neighborhoods need mixed uses.  There are employes that take the train to work and back home.  Still lots of open spots to put up very large developmemnts! 

Hear me out. We just find a developer to build 5 stories of apartments ON TOP of the Morgan buildings. Free bonus all the residents would get free dry cleaning of their linens or whatever Morgan company does lol

That site will need some major cleanup if Morgan leaves. The dry cleaning biz is incredibly toxic.

Nice job with all the pics. I agree Waterford Bluffs does look very nice. They also did a nice job of making the non-retail having first floor look good to outsiders. The location is amazing so I can see why they are seeing good demand.

Anybody know the occupancy rates at Waterford Bluffs so far?

This is in no way scientific but we know the project was 241 units and according to the leasing page of their website they have 75 available so they are close to 70% leased:

A development in the works from the sounds of it! I think they've recently started reaching out to locals in the area/businesses. Forest City Brewery referenced it in a Facebook/Instagram post last week as it's going to remove some large trees:

And we’ve come full circle. Forest City brewery is now getting its trees cut down.  We’ve timbered the whole city.

I think that was me. But I was referring to 2169 Columbus. They filed this in March and I was considering it for a Seeds & Sprouts piece, but the owner never got back to me...

While most of the article is about Ohio City, the article mentions Duck Island quite a bit, including the lead photo.

"No man's land"- that would come as a surprise to the many men (and women) who lived in Duck Island before Berges started buying up the homes they lived in and kicking them out.  Honestly, Cleveland has seen very little true gentrification caused displacement, but Duck Island is one place where it was widespread.

Based on the amounts that Berges paid for those homes, I would hardly say he "kicked them out." Residents were fairly compensated and then some. And most of the demolitions he undertook were more recent. I'm sure you're well aware Doug of how much vacant land existed on Duck Island 20 years ago and, for that matter, why it was called "Duck" Island. If anyone should be held in disregard for pushing poor people out to create more vacant land, that would be the late Mafia princess Rosemary Vinci (aka Madame LaRue).

While Duck Island isn't exactly a hidden neighborhood anymore if you haven't visited in a year or two you will be quite surprised by the amount of (expensive) infill. It's almost built out and serves to seamlessly connect Ohio City with Tremont. Quite impressive l think. 

 

I went to the Market last Sat. and there were a lot of people walking around and what l thought was especially cool, a few dozen folks looking out from the rooftops of Intro. A real urban experience there.

I am talking about the renters, of course.  Do you think they got any compensation?

No but renters have rights too and I hope they exercised them. BTW your post is the first time I ever heard someone say something bad about Berges. From all the comments I've gotten on social media and emails from people about the article, everyone says great things about Berges.

And it looks like they've planted actual shade trees along the street.  Should be a nice stroll in a couple of years. 

The smith ct townhomes are predominantly vinyl siding. It looks even cheaper when you are up close. Too bad the folks paying hundreds of thousands for these units didn't demand higher quality materials.

Isn't this a Horten and Harper design.  I was always under the impression that vinyl siding is not a common feature of their work.  Maybe the developer insisted for cost reasons.

Only the sides and backs are vinyl. They actually look really well done up close.
