While it may not be the most architecturally interesting, it definitely will do well to serve its intended purpose.  That said, they could have given it a "stylish industrial" appearance to further its role as a vocational training institution.

While DSDC submitted the application for the west-side project (it serves Stockyards & Brooklyn Centre), it's not in Detroit-Shoreway....

 

Low-income housing tax credits pave way for two residential projects in Cleveland

The Detroit Shoreway Community Development Organization and Cleveland Housing Network plan to undertake housing projects in Cleveland after receiving allocations of U.S. low-income housing tax credits administered by the Ohio Housing Finance Agency.

 

Detroit Shoreway and Cleveland Housing Network announced separately on Friday, June 19, that they had received allocations that will allow them to undertake, respectively, a $9 million conversion of the former Lion Knitting Mills Building, on West 25th Street at Meyer Avenue, and to construct an apartment for the elderly dubbed “Heritage Housing” on a site on East 97th Street north of Chester Avenue.

 

Lion Knitting will be converted into 36 loft-style units with affordable rents. The structure dates from 1919 and housed a garment firm that closed in 1990. Detroit Shoreway’s news release noted support from Dr. Akram Boutros, CEO of MetroHealth, and that of other officials as helpful in securing the award.

I'm really glad to see this project and things happening further down 25th, south of the freeway. I'd love to see more around 25th and Clark too. One of my favorite intersections being that it's one of the few "complete intersections" with buildings built up to the sidewalk on all corners.

The $10 million conversion of an 1892-vintage former garment factory on West 25th Street to loft apartments is beginning in earnest after the Detroit Shoreway Community Development Corp. nonprofit group, civic and government officials held a groundbreaking for the project on Wednesday, June 29.

 

Jeff Ramsey, executive director of Detroit Shoreway, said in an interview that the project is an early step in fostering redevelopment of the commercial corridor in the Clark Fulton neighborhood near MetroHealth Hospital’s main campus. The project, called Lofts at Lion Mills, will consist of 36 one- and two-bedroom apartments.

 

The second and third floors of the building have views of downtown Cleveland’s skyline, Ramsey said, and rentals are designed as affordable housing because the project incorporates U.S. low-income housing tax credits sponsored by PNC Bank. Under the guidelines, a family of four with an income below $30,000 annually would qualify to rent in the building. Suites will be available in 2017.

This is in regards to the land area at the top of the graphic below. R2 zoning allows residential densities up to two-family homes. R3 allows apartment buildings...

The site to be rezoned is owned by Hubo One LLC (aka Marc Strauss), which also bought and redeveloped the unfinished/burned townhomes along Fenwick that were started by Ameri-Con Ashbury LLC in the early 2000s. Hubo/Strauss finished the townhouses and sold them off. Looks like he's seeking to develop apartments along Walworth Run between the townhouses and the new Menlo Park Academy (former Joseph Feiss factory)....

Update: iconic water tower retakes rightful place atop Lofts at Lion Mills

In its heyday, Lion Knitting Mills established a reputation for making wool military goods, and later sweaters for the consumer market.

 

The 1919 factory at 3256 W. 25th St. in the Clark-Fulton neighborhood sat vacant after Lion Knitting Mills closed its doors in 1990, until the Detroit Shoreway Community Development Organization (DSCDO) bought the 52,000-square-foot building and began converting it into affordable loft-style apartments in 2016.

 

The Lofts at Lion Mills, due to be completed by the beginning of September, will soon be 21 one-bedroom and 15 two-bedroom apartments that pay homage to the building’s history.

^ Hmmm....I do believe there's an UO connection to that one.

 

Not sure of the UO connection, but the building had an accidental fire in it last summer (a stray firework set off nearby was the cause and there was no working fire even though businesses were operating in a part of the building...).

 

It's been shopped (for sale at least 4-5 years for sale) but nothing happened the last I heard.

New Housing is Coming Our Way

Two more affordable housing developments will be built in our neighborhood after today’s announcement that the Ohio Housing Finance Agency has awarded them tax credits.

 

• The International Village project, located near the Thomas Jefferson Newcomers Academy on West 46 Street in the Clark-Fulton neighborhood, plans to build 22 new single-family homes on vacant lots. MetroHealth System to form non-profit to revitalize W. 25th Street neighborhood

CLEVELAND, Ohio - The MetroHealth System plans to expand beyond health care by forming a non-profit corporation to revitalize its West 25th Street neighborhood.

 

For example, the non-profit expected to be approved by trustees on Wednesday, could buy property and work with a developer to create affordable housing.

 

"We are in the midst of a campus transformation - it is not just physical campus changes of building a new hospital and parking garage," said spokeswoman Tina Arundel. "We are committed to the entire revitalization of the neighborhood, including the West 25th corridor.

The main building of Menlo Park looks about finished. I didn't get close enough to really check it out, but from distance the renovation looks incredible. It was the early evening so the pics have a bit of grain. If I can get back there soon I'll try to take better pics. The complex is at the corner of W.53rd and Walworth Ave for anybody that wants to look around.

Sadly, it's an oasis in a mess of a neighborhood.

Perhaps, but I have three kids at this school and they are thriving there.  The school is the top-ranked gifted school in Ohio and is attracting a great deal of attention.  Hopefully this will help develop the area.

i hope the site gets r3 zoning and some real density. it's rather isolated and very well located, so it's perfect for something like a mini modern urban neighborhood of its own.

 

With very few exceptions, apartments should be allowed throughout the city.  It is particularly absurd to ban apartments in areas where there's no suburban tranquility to disrupt.  Cleveland's outdated anti-density laws are in need of immediate reform.

I hope so. I drove a friend from Florida (who is looking to boomerang back to Ohio or New York state) around the city a few weeks ago and we drove by the new school. As we bounced over the terrible roads in the neighborhood past the overgrown, vacant lots and boarded-up, run-down buildings, I quickly headed over to the Clark and on to Tremont to try to show some of the better sides of the city. I don't think he forgot what he saw though. I know I didn't.

Crain's editorial: Good neighbor

 

One of the most intriguing pieces of MetroHealth's ambitious campus transformation plan — a nearly $1 billion project that will physically remake the system as we know it — is the community tie-in. The bulk of Cleveland's major construction efforts have at least some component to source local talent for construction jobs, but MetroHealth's plans take that approach to the next level. And, of course, all of the local hospital systems have committed dollars in some regard to uplifting their surrounding neighborhoods, but none yet has taken it to quite the level that MetroHealth intends.

 

The health system's board in late July approved the creation of CCH Development Corp., a nonprofit devoted to revitalizing its West 25th Street neighborhood and developing nearby abandoned real estate in collaboration with various other partners. And while it's a unique model among Northeast Ohio hospitals, it's not completely foreign to the region's major institutions. Both Cleveland State University and Playhouse Square launched development entities — with success — focused on uplifting their neighborhoods.

MetroHealth taps Turner, Hammes for campus transformation

MetroHealth has selected Turner Construction Co. to lead construction management of the system's campus transformation, including a new 270-room hospital slated to replace its aging patient towers.

 

Turner's proposed team includes four local partners and three of the firms are minority-owned.

 

MetroHealth also announced that Hammes Co., a health care facilities development company based in Wisconsin, has been selected as the owner's rep for the project, meaning it will oversee all management aspects of construction and ensure plans are completed on schedule. Hammes will partner with Northeast Ohio's Signet of Akron and Moody Nolan. Moody Nolan managed the renovation of the MetroHealth Lyndhurst Health Center in 2016. Signet served as the owner's rep for the building of the MetroHealth Brecksville Health and Surgery Center.

 

MetroHealth's board of trustees approved the hiring of the companies at its board meeting Wednesday, Sept. 28.

Dialysis center opens near MetroHealth

MetroHealth says that a new dialysis center opening Monday, Oct. 9, across the street from its main campus is a sign of the health system's commitment to revitalizing its neighborhood.

 

The Ohio Renal Care Group at Farnsworth, a 9,800-square-foot center opening at 3280 W. 25th St., is a partnership among MetroHealth, Cleveland Clinic and Fresenius Kidney Care.

 

The three partners also opened a new dialysis center on the East Side of Cleveland earlier this year.

 

As part of its nearly $1 billion campus transformation, MetroHealth is working to revitalize its West 25th Street neighborhood. For instance, the health system is forming a nonprofit organization dedicated to the work.

Beta Propco LLC., owner, proposes to change use of an industrial building to 69 dwelling units in a C1

Semi-Industry District. The owner appeals for relief from the strict application of the following

sections of the Cleveland Codified Ordinances:

1. Section 355.04(b) which states that in a “C” area district the maximum gross floor area of

building to be used for residential purpose cannot exceed one half of the lot area. In this case

31,024 maximum square foot floor area is permitted and 56,725 square feet gross floor area

proposed.

2. Section 349.04(a) which states that 69 accessory off street parking spaces are required and 59

parking spaces proposed.

3. Section 352.10 which states that a six foot wide landscaped transition strip is required where

parking lot abuts street.

4. Section 357.01 which states that side and rear yards are required and none are proposed. Per

357.05(a), a five foot side street yard is required along West 30th street and Per 357.08(b)(2)

a 20 foot rear yard is required. (Filed September 19, 2017)

Wonderful to finally be rid of the eyesore that has been a drag on this neighborhood. Too bad it couldn't be repurposed. But now that site could be returned to productive use, hopefully with a nice, new employer.

This morning started phase one of the demolition of the long blighted and condemned Swift building.  Not only is this the removal of a crumbling eyesore, but it is the start of the future of the W. 65th corridor.

That's a shame, that stretch of industrial buildings is, now was, one of the most interesting stretches of the city.

Surprised this isn't already a designated landmark. I'm also surprised this is still a going concern, considering the decline of the surrounding neighborhood. I've always wondered what this looks like inside....

^ Sachsenheim is a hidden treasure. Check it out on Taco Tuesday’s or Wing Wednesdays. They also have $1 burgers on Thursdays. Specials on Fridays can be a surprise. So much character. It’s fun to roam around that place, inconspicuously of course ;-)

 

Ps the cook there is Grumpy, from Grumpys Cafe fame in Tremont.

Some very nice city views up there by Sachsenheim, Denison/Ridge. Could only imagine how impressive it would be from some mid-rise apartments. That's years/decades away, if ever, though.
