I'm going to post this in here. The developer lists it as Tremont, but it's a few roads past the quite liberal southern neighborhood boundaries. I thought I remembered reading about the Metro Lofts, 3307 Scranton Rd, (Great Crash casualty?) but there are four units for sale out of 21 possible currently and reasonably priced. I just happened to run across them while searching for possible homes.

So tying this into other threads, they must have gotten financing that required them to stay rentals for a certain number of years before they could convert to sales? They seem really cute.

The decision to make over MetroHealth Medical Center on Cleveland's West Side may just be the spur that gets the neighborhood surrounding the public hospital to take off.

 

The neighborhood, with West 25th Street as its spine, has been treading water for years. Although it has a sturdy housing stock comprised of homes built in the decades before the recession, the miseries that have beset so many parts of Cleveland — a decline in the public schools, the lure of newer suburban housing and, early on, freeways that chopped up neighborhoods — cost the neighborhood its vitality and led to a fleeing middle class.

 

Now, though, nearby city neighborhoods have rebounded, and city leaders and planners think this area has a chance to be the next Ohio City or Tremont. And, unlike in the past, MetroHealth is turning outward to embrace the neighborhood as it remakes its campus, instead of turning its back, as it had done in the past.

My son's school, Menlo Park Academy, has a contract to buy the Joseph & Feiss property. They plan on converting the building(and surrounding 7 acres) into their new campus. They are in the due diligence phase right now, but if there are no unforeseen problems and the financing goes through, it should be a go.

Does Menlo Park Academy use the entire former St. Mel's school building (it looks L-shaped from the air)? And is Menlo Park Academy still about 370 students? If so that's got to be a REAL TIGHT fit in St. Mel's which, according to my estimates, is only about 25,000 to 30,000 square feet on two floors. The Joseph & Feiss building is about 70,000 to 75,000 square feet on four floors. That's also going to make that area an interesting mix of schools -- with the new Max Hayes High School on West 65th & Walworth, the ever-expanding Urban Community School on West 50th & Lorain, and now possibly Menlo Park Academy off West 53rd and Walworth.

Ironically, four parcels that include the Joseph & Feiss building to the left, the gabled tower and building to the far right and the land in between them totaling 7 acres was acquired by quit claim deed on March 26 of this year by "WALWORTH LOFTS LLC."  https://www.dln.com/realestatetransfers/details/id/236738

Yes, that's the building and site. Menlo uses all of st Mel's and it is very tight. We are at about 350 students now. The goal is to grow to 600 in the new building.

Menlo Park Academy buys former Joseph & Feiss complex

Plans are in the works to revive the former Joseph & Feiss complex on Cleveland’s West Side as a campus for a charter school focused on gifted children.

 

Menlo Park Academy of Cleveland is the new owner of the highly vandalized and graffiti stained building.

 

Since 1997, the 1920-vintage garment factory and warehouse has been the subject of two sets of stalled plans by different developers to redo it for residential use. The original suit maker shut the West Side operation that same year. It consolidated its Hugo Boss line to its Brooklyn location, which again is under a closing threatened for April.

 

Fraser Hamilton, a member of Menlo’s board and chair of its facilities commission, said in a phone interview on Friday, March 13, that the brick building will allow the school to increase its enrollment to more than 600. It can’t grow much beyond its present 364 students at its current location at 144000 Triskett Road, the former St. Mel’s school. Menlo serves students from kindergarten through eighth grade.

nonconforming use shall be considered discontinued: (1) When the intent of the owner to

months or more. The intent to voluntarily discontinue a use may be implied from acts or the

failure to act, including, but not limited to, the removal of and failure to replace the

characteristic equipment and furnishings; or (3) The cessation of business operations for

two (2) years or more unless the cessation of business operations was caused by factors out

of the control of the business such as the disability or illness of the proprietor or

governmental action unrelated to the behavior of the business.

5. Section 352.08 through 352.12 which states that a ten foot wide landscaped transition strip

providing 75% year round opacity is required at the rear of the property where it abuts a

residential district.

6. Section 343.23(h) which states that in a Pedestrian Retail Overlay District for any

nonresidential building or storefront facing a Pedestrian Retail Street Frontage, not less than

sixty percent (60%) of the front façade between two and one-half (2 ½) and seven and onehalf

(7-1/2) feet in height shall be composed of transparent windows or doors. (Filed February

Apparently there's been some negative comments about the Aragon project in the community. So its important for people to show up at an upcoming public meeting and keep an on news coverage (and those anonymous comments in opposition):

Why? What's the problem? I don't know anything about this project except that Councilman Cummins supports it, and he's usually had pretty good judgement. Why don't you like the project MayDay[/member]?

 

EDIT1: Or does anyone have any info about the downsides of this project? Is it the proposed use? The owner? The architect? Something else??

 

EDIT2: Apparently the concerns are limited to the availability of parking and that the establishment would have a liquor license. Whether you support or oppose the project, or better still have ideas on how to improve it, I hope you'll show up at the public meeting (see my prior message).

The downsides are the occupancy limits (1,200 people), hours of operation, the liquor license (if it's truly a conference/event center, it wouldn't need one as long as events aren't open to the general public), the closest homes are 12 feet from the building, and the planned valet parking sounds great - if it weren't for the fact Lincoln-West and West 25th will be construction zones pretty soon.

I hope you can attend a public meeting. You always have good ideas on how to improve site plans. The alternative of letting this building (vacant for 20 years) continue to rot is equally not viable.

so glad to see the aragon is coming back to life. the render looks great. yeah, as a neighbor i would be wary of the booze permit too. other than that, it wont be holding any more people than it did in its prime, the area just enjoyed a way too long reprieve with their parking.

This building is just over the tracks from Ohio City in Clark-Fulton. A landmark nomination suggests they owner is seeking tax credits to renovate the building for whatever purpose....

This has been covered someplace on UO already.  It's the owners of Platform Brewery, they are making a large contract brewing facility where they can brew large batches for expanding microbreweries.

Thanks for the heads up. I'm curious about this He has owned the adjacent parcels for at least 10 years. Wonder what he's interested in. One of the adjacent parcels that he owns had a small convenient store in it which closed shortly after the owner was (fatally?) shot in a robbery in 2001/2003.

 

3217 was also the location of 'Sam's showbar' which I was a strip club.

Looks like a graphics communications union based in Cincinnati owns the building next door, at 3227 West 25th. Parcels south of that are owned by Nagi Abdelkarim.

Low-income housing tax credits pave way for two residential projects in Cleveland

The Detroit Shoreway Community Development Organization and Cleveland Housing Network plan to undertake housing projects in Cleveland after receiving allocations of U.S. low-income housing tax credits administered by the Ohio Housing Finance Agency.

 

Detroit Shoreway and Cleveland Housing Network announced separately on Friday, June 19, that they had received allocations that will allow them to undertake, respectively, a $9 million conversion of the former Lion Knitting Mills Building, on West 25th Street at Meyer Avenue, and to construct an apartment for the elderly dubbed “Heritage Housing” on a site on East 97th Street north of Chester Avenue.

 

Lion Knitting will be converted into 36 loft-style units with affordable rents. The structure dates from 1919 and housed a garment firm that closed in 1990. Detroit Shoreway’s news release noted support from Dr. Akram Boutros, CEO of MetroHealth, and that of other officials as helpful in securing the award.

A small project, but a big victory in having a building renovated rather than demolished. This heavily Latino stretch of Fulton, although low/working-class, is active and populated so more affordable housing is a good thing. The building is the two-story box-shaped structure with white siding...

Clark-Fulton, Cleveland, OH - The Detroit Shoreway Community Development Organization (DSCDO) is pleased to announce that the Lofts at Lion Mills project has been awarded Low Income Housing Tax Credit (LIHTC) funding for 2015 by the Ohio Housing Finance Agency.

 

The project is one of only three projects in Cuyahoga County to receive LIHTC funding for 2015. DSCDO is the only real estate developer in Cleveland, both non-profit and private, to receive LIHTC funding three years in a row.

 

The $9 million project is an adaptive reuse of a mostly vacant commercial structure to create thirty-six (36) loft-style units with affordable rents. Additional amenities include eighteen (18) parking spaces, an elevator, a laundry facility, a community room, and open-concept floor plans.

 

The building was originally constructed for the Lion Knitting Mills in 1919, which produced knitted goods for the military and private labels for 78 years. Due to foreign competition, the company closed down in 1990.

 

The building was later occupied by Kredo Industrial Supply and has since been used primarily for storage. The building is scheduled to be added to the National Register of Historic Places and federal historic tax credits will help finance the rehabilitation.

 

The building is located at the intersection of West 25th Street and Meyer Avenue, two blocks north of MetroHealth Hospital, the largest employer on the West Side of Cleveland with 6,000 jobs, and will support MetroHealths $1.2 billion campus transformation.

$50 million Nestlé ProfessionalNorth America expansion, which retains a Fortune 500 company and its 200 jobs in the community;

$1.5 million Aragon Ballroom project which will turn the historic ballroom into a banquet center for weddings and corporate events;

$200,000 "W25 Big Gig" project by One Community which will bring high speed fiber optic cable to the West 25th Street/Pearl Road Corridor from Detroit Avenue to State Road (funding for the project is provided by Councilmen Cummins, Cimperman, Brancatelli, and Kelley).

The Lofts at Lion Mills is at the southern end of the La Villa Hispana (The Hispanic Village) district which is centered around the West 25th St. & Clark Ave. intersection. The neighborhood has the highest density Latino population in the State of Ohio, and project partners in developing La Villa Hispana include the Hispanic Business Center, the Hispanic Alliance, MetroHealth, the Stockyard, Clark-Fulton & Brooklyn Centre Community Development Office (SCFBC) and others.

 

Mayor Frank Jackson designated the Lofts at Lion Mills project as one of three citywide priority projects recommended to the Ohio Housing Finance Agency for low income housing tax credits. This designation helped the project receive bonus points in scoring.

 

The support of Dr. Akram Boutros, President and Chief Executive Officer of MetroHealth, was also critical to the project receiving funding. Councilman Brian Cummins has played a key role in the development of this project through his leadership and funding in helping DSCDO open a satellite office in July 2010 on Fulton Road to serve the neighborhoods of Stockyards, Clark-Fulton, and Brooklyn Centre.

 

Councilman Cummins and the SCFBC community development office have helped get 300 vacant and abandoned houses demolished in the past 5 years, and another 100 vacant and abandoned houses rehabbed. 

 

The Lofts at Lion Mills will help to advance an estimated $100 million in improvements (in addition to MetroHealths campus renewal) currently underway in the neighborhood.

I would love to know more about this. Sounds like a guideplan designed around this academy, and a very creative and comprehensive one. Whatever attracts new, creative populations to our city....

"State-of-the art" replaces "antiquated" when new Max Hayes career high school opens Tuesday

CLEVELAND, Ohio - Kelly Wittman jokes that she should have a golf cart or Segway to move around the new Max Hayes career training high school.

 

The school, after all, is 550 feet from end to end - almost two football fields long and almost all on the ground floor.

 

As principal, Wittman will open the new school Tuesday that skips the three-story design of the old Max Hayes High School for one that avoids the challenges of hauling heavy equipment and supplies up stairs or an elevator.

I saw this in the board of zoning agenda for August 31. The address points to an existing 2-story brick building on Clark. The agenda requests a variance along W 65th and the existing building doesn't stretch anywhere near the interection. So this is clearly new construction. I just hope it isn't some crappy dollar store or auto parts store with a parking lot and rear entrance. The area isn't exactly booming so I am not expecting much.

the last of the original structures at the 4-way Clark Ave & Fultion Rd  intersecton has been down for a while now (Zannoni's). 60s/70s facadomized but original structure

A (?) Rally's w drive thru looks to be almost complete. unfortunatley the intersection namesake of the Clark-Fulton neighborhood now is as auto-centric and suburban looking as somewhere out in Macedonia. Big parking lots in front of a Rite Aid, Walgreens, a gas station and now a fast food drive thru.

this is what happens without "gentrification."

At least (just away from the intersection) Mazzone & sons italian bakery still prospers

Interesting sale, especially the name of the company that bought the building and adjoining parking lot. Are they going to market Metro Lofts as a residential building for MetroHealth employees? Med Cleveland LLC lists to a Columbus lawyer named Robert Erlanger....
