I liked the old design better. The W25th side with the flat roof still looks fine, but the rest of it looks like a suburban/airport style 2 star hotel that could be anywhere.

Construction due to start on Metro Gateway North Apartments, 3400 West 25th St, 30-60 days after all subcontractor bids are received by the general contractor on July 14. So we're looking at mid-August to mid-September for a groundbreaking here.

West Side gem may sparkle again as Arch at St. Michaels

 

Considered by some historic preservationists as one of the rare architectural gems on the city's West Side, St. Michael School is in the hands of local interests seeking to restore the luster to this weathered jewel. The five-story school building with its statues of saints and other ornaments was threatened with demolition when the property fell into foreclosure nearly three years ago.

But last year, a group of investors acquired the property at 3146 Scranton Rd. to save and restore the building. The group, led by SoTre Properties' Managing Partner Eric Lutzo along with Kim F. Bixenstine and her husband Bart. Lutzo of Shaker Heights, engaged CHN Housing Partners of Cleveland to purchase and redevelop the site. Hiti, DiFrancesco & Siebold, Inc. of Cleveland is the project's architect.

That building is an absolute palace. It always struck me as something you'd see in Budapest or Vienna. Great to see it on the road to being saved. CHN Housing Partners is a great organization to be involved.

@KJPper google maps it already has a name: The Yard by Phunkenship. With an adjacent building to the East a brewery called Phunkenship? Some association to platform brewing

Its their sour haus. When brewing sours it is a good idea to have those beers isolated from the main brewery so as not to contaminate the normal production beers with wild yeast strains.

I drive by the Fenwick houses almost every day in picking up my son from school at Menlo. That neighborhood is a mix of stark differences -- between the crumbling houses with the junked cars in their yards, the small machine shops, and these new houses as well as the Asbury Towers townhouses that started 15 years ago by Ameri-Con which ran into the FBI.

 

On another matter, Dodge Reports shows a Nov. 1 start for NRP's Metro Health South Apartment Complex.

I know I’m just reacting to a small thumbnail, and I have no idea how these materials look up close, but these look a thousand times better than the much more expensive monstrosities Knez has been dumping on the west side.

Some "out the window shots"  mainly from W25th and adjacent streets:

Platform Beer Co. to start beer garden work

 

A building permit application was submitted this week by Platform Beer Co. for its proposed The Yard Beer Garden, 3332 Sackett Ave., in Cleveland's Clark-Fulton neighborhood. The site is an unused, 0.4-acre lot on the southwest corner of Sackett and West 32nd Street, acquired by Platform Beer for $80,000 with additional acquisitions possible.

 

With an estimated investment of about $500,000, the site will be cleared of underbrush and improved. That includes renovating an existing, one-story, 1,152-square-foot brick building that was used as a convenience store and boxing gym.

Happy to see they're keeping the building. Admittedly I don't really hang around Platform after InBev but I hope they interact with the neighborhood. The few times I've been in Phunkenship it feels like a world separate from C-F no matter the season.

@tykaps Do you know how far down Clark this stretches? I'm guessing the plaza with the Little Caesar's will remain, but will it take over the parcel with the auto repair shop? Or is this just the vacant lots over to the corner? 

I'm pretty sure it's just what you see there.

Just the vacant lots and the one building at the corner.

Clark is such a strange street with all the suburban-esque box stores, drive thrus and massive parking lots (I'm thinking of W.25-Fulton section in particular). Not sure how you fix that (or does it need to be fixed??) but residential on the street definitely will help!

i think that the clark-fulton neighborhood will steadily be able to support development and turn clark into a madison-esque street in the next couple decades. Theres a lot of empty lots and mechanic garages that could eventually be built on to create more of a street presence

I just drove down Clark from Scranton to 65th for the first time in a couple of years, and boy howdy has the street resurfacing made a huge difference. I agree that the stretch you are mentioning feels odd, but it still looks better there than it did 5 years ago. And, as you get into the W40s and 50s it definitely starts to feel more urban.

 

As an aside, does anyone know what those white poles are that are being installed around 25th and Clark?

I was wondering the same thing when I was over that way. My first guess was bus shelters. It also could be some type of gateway to the area (I know when La Villa Hispana was first taking off they had mentioned a gateway to that area). I'm just as curious as you lol. 

 

Also I totally agree that really once you get past Fulton there's def industry but some cool buildings (like the old news building across from the cemetery) that should definitely be saved once things start pushing that way.

First new multi-family housing in a century planned on Clark Ave.

 

Clark Avenue is one of those strange streets in Cleveland with an odd mix of buildings.

 

It has a lot of older structures. On the sidewalks are storefronts and taverns topped by a few apartments. There's a scattering of light industrial buildings from the 1800s and early 1900s. And then there's all those newer single-use buildings -- mostly fast-food restaurants and small-box stores -- set back behind lots of pavement and empty parking spaces.

 

One land use that Clark doesn't have are large, multi-story, multi-family residential buildings. That's despite the fact the neighborhood is growing in population and is one of the city's most ethnically diverse.

I love hearing about these new projects popping up all over the place. 

 

I remember about five years ago when One University Circle had just started construction and there were maybe a couple residential projects ongoing in Ohio City, feeling like what was happening was so exciting. But now it's impossible to keep track of everything that's going on and nearly every neighborhood in the city has multiple active projects.

Yes, it's nice to see so much happening in Cleveland. I wish it would have started sooner.

Clark Rec Center to get 'extraordinary, innovative' renovation

New Townhouses is being built off of West 53 Street across from Menlo Park Academy:

They are being built where the parking lot for the former Joseph & Feiss Clothing Factory was located.  About ten years ago a different developer was building Townhouses at that same location, but there was a bad fire and the large lot has been empty ever since.

I did some more research on this new retail store and it looks like it's a new west side location for a existing Shaker Hts store Intro Cle located at:

16895 Chagrin Blvd, Shaker Hts.
