March 9, 20169 yr Needless to say, great to hear. It seems this project has moved forward from announcement to shovels so much faster than most other projects we discuss on this board (cough, cough...Intesa or what ever it is called now...but really, even many other smaller developments). I wonder what the secret was? It is not like it was an easy project to put together (or cheap), especially with the need for the museum relocation. The run up has been extremely fast. Even though this project is a ground-up new build, the E. 9th Breuer Building/Ameritrust/Heinen's/County Admin project was the fastest (from announcement-to-opening) I've ever seen. When the Geis brothers announced the project with a projected opening in a little over a year, I didn't believe it, especially given the scale and complexity of the project, ... but they did it and, of course, its quality and impact on downtown is spectacular. The Cleveland Trust-to-Heinen's converstion took a bit longer, but was still pretty quick in its own right... I'm very excited for One University Circle. It ought to be a game-changer.

March 13, 20169 yr One University Circle is planned to be 234 feet high, according to a recent P.D. article. Reserve Square's two towers, finished in 1973, are each 266 feet high. The Crittenden, finished in 1996, is 195 feet high.
May 12, 20169 yr Sure wish they'd get rid of that Children's Museum/former Howard Johnsons's, already.... I used to go to the HoJo, and my parents stayed at the corresponding Motor Inn at least once. Towards the end the service for something as simple as an ice cream cone got horrible! I'm an architectural preservationist, but in this case there's no real style left to the complex and I'd really like to get going with that luxury highrise. Btw, the complex between East 12th and East 13th should rightly be referred to as Reserve Square. There are places called "The Reserve," but this is not one of them. You also may know it, but the original name was Park Centre.

Mitchell Schneider, CEO of Lyndhurst-based First Interstate Properties, said work is a few weeks later than earlier forecast. http://www.crainscleveland.com/article/20160515/NEWS/160519863/cleveland-apartments-rising-at-insane-rate Unlike the mushy timelines offered by developers for all the other projects covered in the article, the specificity and imminence of this one sounds a little more meaningful. Guess we'll find out over the next few days.

June 6, 20169 yr I can't wait for University Circle to become a residential neighborhood. Uptown and the student population are a nice start but this project will put the area over the top. Maybe I'm biased, but UC is already one of the country's top 25 cultural destinations. The Clinic, UH, and CWRU make it a significant employment center. The missing piece is the 24/7 activity actual residents bring, particularly if they are in their 20's and 30's (with a nice mix of empty nesters thrown in for variety's sake). If One University Circle takes off in terms of rent and occupancy, I can see the financing for the 3-C project and more (the old CIA building on Bellflower??) following suit. It will also be great for Cleveland to have a hot eastside neighborhood to balance out the success of Ohio City and Tremont on the west side. Onwards and upwards!

June 11, 20169 yr This is pretty significant for the momentum of this neighborhood. Hopefully this will be a precursor for high rise condos. When people choose to buy vs. rent, it is a good thing for the prosperity of the neighborhood.

March 24, 20178 yr ^ Looking good. So that's about the half the final height. I would say that's around 1/3 of the final height. It's going to be such an amazing presence in UC. I love how you can see the crane from 77N just outside Cleveland. Should be somewhat visible from the highway once completed.

I expect this building will fill up very quickly and help the proposed UC3 project across the street to materialize faster. April 1, 20178 yr Of course it will fill up quick, just like all the apartment conversions have, but at what price point. We all know that there has to be a lucrative return to get the banks jazzed about loaning these guys money toward new construction. Thats obviously the missing link in most of these deals. The demand is there but the higher price points are just hard to achieve at this point. I think were getting there though.
