bizbiz---- In particular, E.71st between St. Clair and Peck. Now just because that is pin pointed, it doesn't mean the activity stays put. It does wander in each direction.

I'd exclude a couple of areas from those you mention:

From #2, I'd exclude Slavic Village (*roughly* bordered by 55th, I-480, and Broadway).  Not that it's exactly paradise down there, but I also don't fear for my life walking around either.  Also some new development going in down there (Hyacinth Lofts, some new townhomes near St. Stan's and that big development of like 300 homes way down Broadway). 

 

From #3, I'd exclude some of the eastern parts of Collinwood (E 185 and in toward the Beachland, but especially the E185 area).  It's pretty working-class and neighborhoody up there, with a decent commercial strip along E185.  Again, you're never going to mistake it for Chagrin Falls (or Tremont, for that matter), but generally safe.  Re-reading your note, you might have excluded this area, not sure.  Agree with the rest of it though...

 

The other part of NE Ohio that I'd be careful in is East Cleveland (and maybe some of the surrounding parts of Cle Hts).  East Cleveland is as much deserted as it is dangerous, but it seems to excel in both.  Parts of Warrensville Hts and Maple HTs aren't all that exciting either...

E. 185th St. is definately a safe area. However, I'd consider it a good cutoff point between good and bad. I wouldn't say that means E. 184th St. is dangerous, but rather that slowly things get worse, especially by the time you reach the mid-100's.

 

As for around Beachland Ballroom/Collinwood, I would say that specific block is safe, but right around the corner is Villaview (running along I-90) which has seen several homicides in the last year. Otherwise, this area you are referring to is quite secluded from the rest of everything else. Bratenahl to the west, the lake to the north, and I-90 to the south. You pretty much have a capped off area from E. 135-E. 185, which truly isn't a bad area when compared to the rest of Cleveland.

 

I'd agree that Warrensville Hts and Maple Hts aren't the best places, but when you look at the big picture: how many homicides, sex predators, and other crimes take place in those 2 inner-ring suburbs, you will notice a SIGNIFICANT difference when compared to any part of Cleveland, even at an equal ratio of people.

 

Slavic Village near Broadway will most likely get better in the same way Tremont has. But that's going to take time. The area is slowly losing Polish/Slovakian residents to crime-ridden people. The "goonies" gang and many crimes are well documented in this area. I don't think Fleet is bad, but by golly, Broadway/Union is a damn shitty area..

^Can't disagree with you re:E185/Collinwood.  As for Slavic Village, I can't remember too much about Union/Broadway.  Some times when I go there, I get the impression it's just about to turn the corner.  Other times, it feels pretty crappy.  In the end I'm not entirely sure which way it'll go.  They've had a few developments (mentioned above), but nothing like we've seen in OC, Tremont, Downtown, etc. 

 

Speaking of Tremont, it always amazes me that in spite of all the progress that neighborhood has made, it's still not hard to find boarded up or dilapidated homes.  If you want to take the glass half-full view, it just means that this already cool neighborhood has even more upside.  Still, it also illustrates how far urban living in Cleveland has to go.  When you think of some other major cities, they all have a neighborhood or two that people in the city and burbs roundly agree are great (and the prices reflect it).  I'm thinking of Beacon Hill/Back Bay in Boston, Chicago's Gold Coast, Georgetown in DC, etc. (maybe mrnyc can help out and provide the NYC parallel - I'm not familiar enough with it).  To give you a sense of comparison, newly renovated 2000 sq ft condos in Back Bay routinely go for 7 figures(!)  Not that I'd like to see anything in Cleveland get quite that expensive, but right now nothing's remotely close (to hit  figures, you have to buy a penthouse in the Pinnacle - I shudder to think what a similar condo in Boston would go for...)  Will any neighborhood in Cleveland ever get anywhere close? (Maybe the lakefront area of the Edgewater neighborhood comes closest?)  (To be clear, I'm not hoping that folks get priced out of anything urban, just that I think the city should have a variety of housing and neighborhoods available).

Detroit, Clark, Denison, and Lorain are the 4 main east-west roads that make up this portion from W. 25th to W. 130th. Metrohealth, Riverside Cemetery, and both sides of Train Avenue = BAD things happening! You will hear a lot about homicides along Detroit between W. 70th-W. 90th."

 

In reference to the dangerous areas on the west side of Cleveland, I would have to say that anywhere along Storer Avenue but particularly around W. 45th St. is the nastiest little section West of the Cuyahoga River.. I should post this data map I have, as it shows a minimum of at least 100 convicted sex offenders living within 1 mile of that quad. That's the ones who were caught..
