I agree.  One of my favorite places anywhere is the <a href="http://travel.yahoo.com/p-travelguide-2744681-liberty_bar_san_antonio-i">Liberty Bar</a> in San Antonio, precisely because it is so utterly ramshackle (the entire building leans to the west).

^Wow, great find!  Those are some giant units -- up to 2600 sq. ft, with most being in the 1100-1500 sq. ft. range.  The web site is pretty good overall.  The only thing missing is some sort of a message as to when the project will be done.

Rental.  The email that I got from them also had the following in it.  I guess I should have just posted the whole thing before.

 

The preliminary pricing for the suites are as follows:

 

1-bedrooms will start at $785

2-bedrooms will start at $1225

3-bedrooms will start at $1795

 

If you would like to pre-reserve a unit, please let me know.  I can add you to our “First Call” list.  We are seeing tremendous interest in Tremont Place Lofts and we want to ensure we give our customers the opportunity to pre-reserve units if they wish.

is this a situation of state/federal tax credits dictating the units must be rental for 5 years?

^Well, we know that it's up for the new state credit.

The pdf versions of the floor plans include the phrase "An historic tax credit rehabilitation project" so I'd assume that would mean it's subject to the rental rule.  Also on the site it talks about renting out some of the units as "hotel suites" for business & leisure travelers, corporate short-term stuff and with an unusual focus on entertainers. 

 

I agree with whoever said that it's too bad that they dropped the Gospel Press name.  The building itself is really downplayed - you don't get a sense of it being a bldg w/historic character at all.  B/c of the bldg some of the floor plans are pretty cool - check out #103.

I have lived in Tremont for seven years and I remember when I first saw this place thinking it would be sweet if it would be rehabbed.  It has been great to see the work over the last year pick up pace.  I do agree with others though that the name "Tremont Place" kinda sucks.  To me it seems a bit too close to Tremont Point, which I think is a slightly different demographic than they are trying to target.  While I think the name Gospel Press is cool, I can also see why they would want to dump the Gospel part.  They still could have gone with something like Tremont Press, University Press, Jeffereson Press, or Lincoln Press.  Keeping "Press" immediately conveys the historic nature of the building before you even see it.

CLEVELAND -- Cleveland police say a construction worker has died after falling from scaffolding.

The worker was on site at West 7th and Jefferson renovating a building when he fell approximately six stories.

 

The victim's identity has not been released pending the notification of family.

CLEVELAND -- Cleveland police say 45 year old Joseph Albanese died after slipping and falling from scaffolding.

The worker was on site at West 7th, in between Jefferson and College Street, renovating the United Gospel Press Building when he fell approximately six stories.

 

Investigators say it appears Albanese slipped on wet lumber as he was trying to clamp on a safety harness, falling in between the building and the scaffold.

 

Albanese worked for B.F.C. Inc out of Cuyahoga Falls. Police say he has one son and lives on Hall Street in Akron.

 

OSHA is now investigating whether there are any safety violations. OSHA says it will look into things like the worker's fall protection, the scaffolding, the work surfaces, protective equipment and what level of training workers receive.

 

The United Gospel Press building dates back to the 1800's. It once housed Cleveland University and then turned into a gospel publishing building. The structure has been vacant for years and is now being rehabbed for new apartments.

 

Albanese is 1st cousin to the husband of Akron City Councilwoman Terry Albanese.

Hey Blinker- did I imagine that the Gospel Press project was one of this year's Emerging Cleveland stops?  How did things look inside?

Alas, we didn't go this year. I never heard back from the developer. I'm assuming it had something to do with the construction worker fall, as I contacted him right before that happened.

I hate to be one to arbitrarily "bump" a thread, but any updates on this project?  I haven't made it down to this part of Tremont in a while, but last time I was there it looked like things were progressing slowly-but-surely.  It does seem like construction's been going on for ages, however.

I drove by it the other day.  The project is just so massive that it seems to drag on forever, but I always see signs of progress.  Most notably there are a lot of the new windows installed, particuarly on the north side of the complex.  It sure would be nice if someone who lived in the area *cough*mayday*cough* were to stop by sometime and take some pics.  :)

my girlfriend and I are very interested in moving in here. we scheduled an appointment for march 7th to look at a few units that will be available may 15 (our hopeful move in day). I'll try and take some pics

i've always really loved this one, i'm so glad it's being put to this use at last -- just like i always dreamed about everytime i looked at it.

 

i know its old news now, but that's really sad about the construction worker. at least his work legacy will be such a beautiful historic building.

I think $785 is really reasonable.  My gf and I called last Summer and the agent said they had nothing under $900.  If prices are $785, might have to take a second look.

I dunno.  $795 does sound a bit high for Tremont.  I was renting an entire house there for $800 for a few years.  That sounds more like what you would expect for Warehouse district.  Maybe the units will be finished quite nicely, but I would have to think they would have some difficulty moving units at that price range.

Well they do list quite a few amenities like granite countertops, stainless steel apps., washer and dryer etc..  Many with gas fireplaces.  Most of the units seem pretty spacious. 

 

Oh and dont forget Heather Haveiland will have a joint there for coffee and yummy homemade goods!

I don't think $785 is totally unreasonable, but it seems a bit steep for the base price for a one-bedroom (with two-bedrooms starting at $1225). At least for me.

The price is appropriate as those units are huge and on a prime block that can/will only get better.

 

I'm sure the developer thinks he can get that price as more and more people are looking for rentals and the rental market in the city is very strong.

I tend to agree.  also, tremont has lacked this kind of rental, relying instead split up houses, and older apartment buildings.  the higher rent brings expectations.  if this building can deliver with nice finishes and nice in-building amenities, they deserve what they ask.   

Does anyone know if they rent furnished apartments to the public on a daily basis? I want to bring my partner and his family to visit Cleveland and would be interested in staying there since it's in Tremont. I emailed them but have not heard back. Reading through their website it seems like they have apartments called hotel rooms? If anyone knows that would be helpful.

Yes, they do have 'Hotel Suites' that come entirely furnished.  They run like $2800/month.  You can also rent out the hotel suites (non-furnished) on a month-to-month basis.  The apartments are spacious, and there is gated (non-covered parking) which is free for the first year.  Everything is brand new in the apartments and they are energy efficient.  One Bedroom's now run anywhere from 950-1300.  Two bedroom's start at 1300.  My only complaint is that their isn't enough closet space, but I love the place and that really is my only complaint.  I have pictures of some of the apartments if you e-mail me privately.

I got a tour of the model unit over the weekend. It was fairly well done - a lot of historic interior brickwork preserved. The kitchen was a very skinny galley-style, somewhat awkward.

I was told that 37 of the 42 units they have online have rented already. Impressive! There will be 102 units total.

Can someone post photos of this place pleeeeeeeeeeease? :)

I have lurked on this website before, but finally registered today. I happened to take those photos of Tremont Place Lofts above as I have a friend who lives in there.

 

The units inside are remarkable. This building was continually built upon and added onto since the early to mid 1800s therefore each unit has an entirely different vibe. Some of the units have an amazing art deco glossy orange brick from the 1940s, while some have a rustic looking brick, and others have interesting wood paneling.

 

The floor plans of some of the units are quite funky, but they all have great character.
