November 14, 20195 yr I was in downtown Canal this morning. This project has broken ground. Just as nice as anything Clintonville has put up. It's at 18-26 Waterloo Street. So half a block West of High Street (main street in Canal Winchester) just across from Loose Rail Brewing. Good job, Canal! Edit. It's over 6,000 square feet of retail with 18 apartments above. It's probably cheaper to rent in Canal since you don't have to pay for direct access to the Rickenbacker intermodal or have train tracks go directly into your building like Whirpool has at Lockbourne.

August 17, 20222 yr I was at a zoning meeting where their study said that 90% of the space near Rickenbacker is E-commerce. I don't know if this is considered "near" Rickenbacker though. Some of these places have a sign out front that is literally 12"X18" and has a bush growing in front of it.

I grew up down the street from this Meijer and know this area very well. There's 3 things that have slowed the progression of this area. 1. 2008-2010 recession. When the Meijer was built, it was supposed to include several tenants along Diley Rd but those plans were shelved due to the economy. The homes built around this area were also shelved for many years which slowed the growth in this area. We are just now seeing new neighborhoods pop up with more families moving in which allows for the new commercial places to thrive. 2. Canal Vs Pickerington. With Busey Rd being the border between Pickerington Vs Canal Winchester there's always been a competition between the two cities. Pickerington did not want to build up around this area and have folks live on the Canal Winchester Side and shop in Canal Winchester (tax purposes), most of Pickerington's commercial development was focused on 256 (even the "downtown" area of Pickerington is woefully underwhelming with very little development the past 20 years). 3. Road Access. Believe it or not, this area isn't ready to handle large volume of road traffic, with many of the roads besides Diley being a 1 lane road in each direction this area will back up significantly in the future if additional modes of transportation and/or road widening is not implemented (Puke). With the interchange being redone at Pickerington Rd and 33 for a cross over ramp this will allow for an appropriate exit to connect via Basil-Western Rd with Hill Rd and Diley Rd. I'd also expect Basil-Western to be 2 lane road in each direction.
