I've never been in one, but I've seen photos of interesting shipping container buildings built in other places.

Lots of proposals, but few if any shovels in the ground. The O-Zones funds are basically time-sensitive free money. If you’ve got a bunch of capital gains you don’t want to realize there is basically no better investment.

Looking at google, apparently North Coast Logistics (2323 Lakeside Ave E) is there? Sure doesn't look like it from the outside hah. I used to live over there E40 and St. Clair-ish in an industrial conversion (an old Brown Hoist building) and it's an interesting neck of the woods. It's loud with all of the industrial fans running in the neighborhood and cops don't really show up if you call them because nobody lives in that area (gunshots, car was stolen [but later recovered! lol], etc.- I've also learned that the cat ratings don't really prioritize these things but whatever). BUT I absolutely love Hamilton - if more of these factories/shops move out to the suburbs it'd be a cool neck of the woods with retail and stuff. It was A Brown Hoist bldg., but not THE building lol 4059 St Clair if my memory serves me correctly. Looking over the plat maps from way back Brown Hoist had quite the industrial compound there back in the day. Lights were on at night at their old admin building, so as far as I know people were living there haha And I feel ya with the suspension issues lol. Shoot, I can't think of the name of the park but like 46 and S Marginal- I always thought that spot was great w remnants of an old amphitheatre of sorts, there's some good bones for ppl to flow back in over there... Kirtland Park. FYI, I was told there was a geotech drilling rig over there this past winter although I never saw it personally. I never found out why it was there or exactly where it was drilling. Someone said it might have been on the east side of the Kirtland Pumping Station where an electrical substation is located. May 26, 20205 yr I feel the city, alongside developers, should work on converting the older building stock on the main streets, especially St.Clair from 55th to about 79th due to the bones still being there, into "workforce housing". It would be for people who are not as well off to be able to stay in the neighborhood or move to the neighborhood, while reinvigorating that stretch of St.Clair. Obviously Market Rate conversion could be a thing still but I feel that this would be a less expensive way to fix the quality housing issue on the East Side.This would also allow the city to maintain that current population that are there instead of them leaving for the suburbs.

I'd be curious to see what the theater looks like inside. Unfortunately, it's unlikely that anything gets restored, so it's for the best to see something new built. The neighborhood just doesn't have a lot of momentum on the Horizon, at least not in that area. As a bonus, my mom used to live in a house across the street from Richman Brothers on Luther. She said the house was haunted, though. I guess I'm saying watch out if you ever see a "For sale" sign in front of a house on Luther, happy late Halloween.
