Posted June 24, 201410 yr I didn't see a thread on this, so I wanted to start one. I saw this on Cincinnati.com. This is approximately a 9.2 Million Dollar project, adding a total of 92 units to this area of the neighborhood. Our business just moved nearby here. This will be a huge project for this part of the city. It seems the Walnut Hills area south of East McMillian is seeing some re-development in a lot of different spots, though for the most part this area is pretty well kept. Where they will do this project is a little bit depressed and will really pull together a large area. Here is the link: http://www.cincinnati.com/story/money/2014/06/24/local-projects-win-state-tax-credits/11305819/ Quote from the link: "Windsor School, Walnut Hills Total project cost: $9,139,567 Total tax credit: $900,578 Address: 937 Windsor St. Award on first application Developer: Indianapolis-based Core Redevelopment Details: Two school buildings, which closed in 2004, will be redeveloped into 44 market-rate apartments. A new three-story, 48-unit building is also planned for the now-empty southern portion of the property."
June 24, 201410 yr I didn't even know this building existed. I feel like a bad Cincinnatian. I'm glad to see it being converted and added onto though. I'm liking the trend of redevelopment happening along the East McMillan corridor and its side streets.
June 24, 201410 yr I think eventually there might be some retail development around here as it is still a bit far from East McMillan. Should be interesting.
June 24, 201410 yr Its a great looking building: https://www.google.com/maps/@39.122374,-84.489904,3a,75y,232.22h,85.55t/data=!3m4!1e1!3m2!1sxUYtHdI9h_avkmSwwshsag!2e0 At least back in 2011 the area needed a bit of TLC, though it seems to be close to where Walnut Hills has been redeveloped to the south closer to Mt. Adams.
June 24, 201410 yr Yeah it is still pretty similar to there, but honestly just the area immediately surrounding is just a bit depressed. The area north still isn't there but if you head south towards Eden Park you are good. To the West is Gilbert Avenue and to the East you run into Victory Parkway and, running East is all good and very nice. I think this will be a really good project to tie in the south and east of here and then push development more north.
June 24, 201410 yr What I find most interesting other then the remodel of the old building, is that they are going to build a new 3 story building as well. It should be interesting to see how they make that work, especially sitting so close to such a beautiful building.
June 25, 201410 yr I agree, I really hope they tie it into the character of the school building. The immediate area is mostly single family housing, so I think they would tie it in similar to the school building. There are apartment buildings that are close by that don't look bad for the area, so maybe they will look for something similar there as well. All in all, 92 new units to the neighborhood will be a really good thing, and in my opinion I really like this area of town. Very close to everything and being a few blocks from Eden Park is always great.
June 25, 201410 yr Also the bus access is great on Gilbert in this part of town and its close enough to downtown to make it an attractive option and its pretty darn close to Mt Adams as well.
June 26, 201410 yr Looks like they have started some onsite demo work already. I'll see if I can get a picture today.
June 26, 201410 yr I agree. I think it is probably my favorite, if not close to favorite neighborhood. It is very urban with a lot of row houses, apartments, and single family, it has a lot of lawyer offices, good mix of residents, Eden Park, University of Cincinnati school of Applied Science. There are some renovations going on in certain spots as well right now. It doesn't get talked about much on here because of downtown and OTR, but Walnut Hills, especially South of East McMillan, seems to have a lot of momentum.
June 26, 201410 yr Glad to see that school building getting some love. It's so gorgeous, and looks from the outside to be rock solid. It even has its original slate roof!
