July 15, 201410 yr The 515 Euclid building in one of the renderings is odd. But this has to be the most unlikely announcement i've heard... well, ever. Maybe it's a sample marketing promo for a company trying to drum up business?
July 15, 201410 yr Wow. The building itself would be an incredible "Welcome to Cleveland" when coming off of I-90. Even more impressive is the tie-in with Ferrari. No matter what your opinion is of this "showroom" there is no doubt it will help change perceptions of Cleveland. We don't really have any residences downtown for those who want to be considered the who's who of Cleveland and this could change that (although I think the lack of pretentiousness is part of what makes Cleveland great).

If this project could get me [a person of a certain age, income bracket, lifestyle] to think about living Downtown, I'm sure thirty somethings in the area, who have friends that live in cities where condo living is considered "the norm", would think about moving to this or other buildings. People are going to see this building as a bench mark of luxury living and want a piece of it. If this is built, marketed and executed properly, I suspect, rental prices will go up and for purchase niche condos will start to pop up in places we didn't expect. As I said earlier, the Chester/Payne/Superior corridor is ripe for high rise condos and apartments. This development could very well mean the confidence and local attitude/perception in downtown living - in Cleveland - is changing.

Not just NBA, Greater Cleveland has its fair amount of people who can afford luxury goods. As I've said before, certain neighborhoods/zip codes in Cleveland internet shop at luxury brands more than any other city in the US.

July 15, 201410 yr Bernie Moreno has come into this town in the last 5 years and has bought car brands and remodeled or built numerous dealerships. Having a Ferrari dealership in such a visible location would seem right up his alley... Thanks, Bernie.. Also.- in the aerial shot from south - the giant, gaping whole of a. parking lot on the north side of the Q - once offered up as a potential Cavs training facility/luxury apartments (for the players) - sticks out even more. Time to turn that into something much better...

July 15, 201410 yr This whole 'project' sounds a little unusual - from the way it was either 'leaked' to the public or accidentally disclosed, to the lack of specifics other than the Ferrari dealership and "condos and offices" description to its supposed sponsor. Does Mr. Moreno have any history in enterprises of this type and scale? It seems he is supposed to be the driving force behind the project. Also, who owns the land where this building is supposed to be built? Has there been any change in its status/ownership? Hopefully the PD will illuminate us all soon.

July 15, 201410 yr It's owned by Rock Ohio Caesar's Cleveland LLC. I think this is CAG going big to try and convince Ferrari that there should be more than one Ferrari dealership in Ohio, and they should be the ones to run it out of this place. Then hey maybe in a few years they can open one up in Cincinnati, or whatever other markets they've expanded to by then (Boston in progress).
July 15, 201410 yr I know that there was a car dealership that was considering going into the first floor of another existing downtown building, but I don't know anything more. Maybe they are considering other options or concepts.

July 15, 201410 yr A couple of issues.... First, I think there's some confusion as to this building's location. This is the grassy, pocket park on the "northwest" (actually more northerly) corner of Ontario and Huron owned by the City of Cleveland and in front of the former Gateway garage now owned by Rock Ohio Caesars Cleveland LLC. Because the land is owned by the City of Cleveland, it may have to sell the property though a sealed bid/RFP process as it has done and doing with other prime real estate it owns throughout the city (lakefront land by the stadium, vacant church at Lake & W117th, parking lot at East 13/Payne, etc). Perhaps others can provide more legal guidance on this? Anyway, see the map below for this building's proposed location.... Second, you can post images of the building. In fact, any images posted on the Internet are for public consumption and are therefore not exclusive as long as the source of the material is identified. July 15, 201410 yr Like I stated above, this all seemed very STRANGE (both the project and the way it was presented on line) and the updated article makes more sense now...obviously too good to be true. We certainly get excited pretty quickly on this board. It was fun while it lasted (a whole 4 hours).

And don't give me the Only In Cleveland self-defeatism. Its only purpose is to hold us back. And why is it too good to be true? If we want Cleveland to take the next steps, projects like this need to happen. Granted, there is no building project yet and probably won't be until the city-owned property is sold through an open, public RFP process. But I love the aggressiveness and forward thinking! July 15, 201410 yr ^True and good points but the original Naymik article presented it like a done deal. Based on the updated article (thank you at least for doing that), the original was just poor journalism. Jumped the gun for what ever reason. Should have waited until he had all the facts.
