Hearing that a 'Yours Truly' restaurant is slated for the NE corner of the Halle bldg. , Euclid side. Don't know time frame.

Halle Bros. Building will be home to ninth Yours Truly Restaurant location

CLEVELAND, Ohio -- Yours Truly Restaurants, a locally based group of family-style eateries, will open another location this spring - this one set in what was once one of Cleveland's retail gems.

A 130-seat, 4800 square foot Yours Truly restaurant will occupy the east end of the historic Halle Brothers Company building at 1228 Euclid Avenue, at East 12th Street in Playhouse Square.

The restaurant group is developing their latest restaurant in partnership with building operators, K&D Group based in Willoughby.

Larry Shibley, chairman of Yours Truly, says that his family's newest location will maintain some traditions, and introduce other new ones.

"I've always had an interest in historic commercial buildings," Shibley says. "The other hat I wear is as an historic restorationist. Generally, I'm much more comfortable going into an older, existing structure than into a new strip center." Now in its 34th year, Yours Truly's second restaurant, in Chagrin Falls, was a major restoration - "and the next store after that, in Hudson, was an old tire store, and we kept some of that building's old architectural features," Shibley explains.

YT's at Shaker Square is one of the best restaurant/diner-type place that I know of anywhere and has an amazing neighborhood following.  If it does half as well in Halle's, it'll be a hit.

Great news!  Posters on this board are obviously well aware of the many breakfast options in and around downtown.  But for many suburbanites, this will serve as yet another sign that things are happening downtown.  Much like Heinen's, Yours Truly is a staple in the burbs and may draw curious diners downtown (who will hopefully like what they see).

 

It's also great to see another local chain making a high-profile bet downtown.  DT Cleveland does not lack for restaurants but YT fills a niche--family dining--that won't cannibalize business from high-end, celebrity chef driven outlets.  Again, I can't help but think of the Heinen's analogy. 

 

If these local chains who obviously know the market well are willing to take a chance on downtown and succeed, then I can't help but think some national chains will begin looking around as well.  If and when they start setting up shop in the Euclid/Prospect/Huron corridor, we'll know that downtown has taken yet another step towards being a full-time neighborhood.  Looking forward to it!

Cleveland Rape Crisis Center plans move to Halle Building in early 2016

CLEVELAND, Ohio -- The Cleveland Rape Crisis Center expects to move its central office early next year, as downtown workplace-to-apartment conversions prompt employers to hopscotch across the central business district.

 

The rape crisis center is the largest occupant at the Leader Building at East Sixth Street and Superior Avenue. On Tuesday, the nonprofit organization said it has signed a 10-year-lease at the Halle Building, a few blocks away at 1228 Euclid Ave. The landlord in both cases is the K&D Group, Inc., a major apartment owner that has been bulking up its office portfolio to capture displaced tenants.

 

K&D recently secured financing for a $62 million overhaul of the Leader Building, which will become 224 apartments atop office and retail space. Interior demolition is scheduled to start next week. The project is slated to wrap up by July 2017.

Glad to see another example of offices being displaced by the ongoing residential conversions still choosing to stay downtown, and in this case also helping to move this renovation project along :)

As said above, the fixtures have always been there. They put the new bulbs/ lenses in early last week - I think it was Tuesday.

Saw the light "show" tonight, I agree, it does looks awesome. Nicely done by them. Also, the red and green (sorry, no pics) of the Six Six Eight apartments is impressive in its own right.

The Halle Building Annex (parking garage) is built on several properties. One of the two easternmost properties (1110 Huron, a 40-foot-wide parcel next to the recently converted Creswell apartments), was the subject of a property transaction in December 2015. When K&D bought the Halle Building and Annex in December 2014, the owner of 1110 Huron (June T. Hoyt) didn't sell outright. Instead she sold an ownership stake to K&D in December 2014. Last month, K&D bought out Hoyt's ownership stake and now is the sole owner of all parcels associated with the Halle Building & Annex....

What is K&D's plans for the parking garage annex?

^Parking for the tenants of the Halle Building. Early on they made noise about converting some of the garage to apartments, but they made clear in later articles that that's no longer part of the plan.

The Halle has been lit for months. It was on a rotating-color cycle, then all blue, now red, white, and blue.

Walking past tonight I noticed a couple of new flags up on the Euclid side. One is K&D's logo, the other is the Halle 'H' logo. That got me thinking, when K&D bought the building, did they also acquire the Halle brand and brand assets? Anyone know?

It says 'Spring 16'. I walk past pretty much every day and often take a peek around the paper over the windows. Very little seems to be happening, so not anytime soon it seems. That said, maybe they're planning to throw a bunch of workers and turn it around quickly. Look at how rapidly the Wild Eagle has got done.

Both of these buildings would be amazing condos.  The Halle annex is ripe for residential conversion.

Any idea how this building is coming along, particularly the office renovations?

Not much going on yet aside from Yours Truly.  K&D is finishing work on the Leader before they want to start on Halle.  But they plan to significantly renovate the building including the lobby (while maintaining original features)

NRP Group planning on a move to Halle Building by end of year

NRP Group, a powerhouse national developer of apartment complexes and other multifamily properties, is set to make some real estate noise on its own account. The company, founded in 1995 and based in Garfield Heights, plans to move by the end of the year to the Halle Building in downtown Cleveland, contingent on the approval of state and local incentives. NRP Group said late Friday, April 28, that it's working with JobsOhio and the city of Cleveland on incentives to complete the relocation plan

According to mjarboe[/member] FitWorks has signed a lease to occupy the basement of the Halle building. 

Also the first of the 123 apartments will come online mid 2018 with the rest to follow at the end of that year.

K&D Group closes financing package for Halle Building's redo  :clap: :clap:

The first tenants are expected to move into apartments at downtown Cleveland's Halle Building after April 1 of next year.

 

That's the word from K&D Group as it slips into high gear in the construction phase of the $60 million renovation of the office building in the former department store to mixed uses.  The hulking structure at 1228 Euclid Ave. opened its doors as a department store in 1908 and became an office building in 1985.

 

K&D Group CEO Doug Price said the schedule calls for moving the last tenant by the end of summer next year. Price discussed the schedule after K&D Group and lenders put the finishing touches on a financial package for the project.

Had a tour this week. K&D have really stepped it up. These are very nice apartments that are very well appointed with high-end fixtures, fittings and finish. This bodes well for Terminal Tower.
