I'd fully expect nuCLEus to be fully dead and the property sold in the next couple months. Who knows if that'll end up a bad or good thing.

The last I'd heard, they're expanding to Key Tower, but not abandoning 200 Public Square.

 

Again, Ezra Stark said the project is on hold. Stark owns two parking craters downtown -- the Huron-Prospect-East 4th crater along with the Herold Building, 620 Prospect Building and Arena Stadium Parking at 630 Huron, plus the St. Clair-West 9th crater along with the neighboring Hilliard Building. Stark is constantly getting inquiries for these craters as well as reaching out to others to populate the right tenant mix for BOTH sites.

Cleveland-based Stark still aims to develop the 3-acre Gateway District site, across from Rocket Mortgage FieldHouse. But the company does not have a firm plan.

"In terms of NuCLEus, we are evaluating the types of uses and programming for that project. We still intend to create something on probably the most critical undeveloped piece left in downtown."

How does this square with your reporting on Bedrock moving on this property?

I was wondering the same thing.  However, Michelle is a great reporter and is usually on top of things.

 

@KJP some of what is contained in the article is in conflict with your initial reporting on the possible Bedrock purchase and redevelopment of the Nucleus site.  Have things changed?  I recall your sources suggesting that Benesch was a possible tenant in the new Bedrock office building.  Also, as you noted above Ezra Stark was quoted by Michelle as saying Nucleus was still going forward in some form.  I know the truth is not his best friend but he is really putting himself out there giving a quote like that to such a well respected reporter like Michelle.

Welp, so much for the billionaire dream partnership. A development backed by Gilbert has so much more grand potential than anything Stark could bring to fruition.

You would think that 160k sq ft and a long term commitment from Benesch would have been enough for Stark to break ground on at least the office component of nuCLEus. He should have built it in phases. But thats not Stark.

@KJPI will never, ever question your reporting. You are top notch. Your reports about Bedrock didn’t come in a dream. Is it possible that Stark has an agreement with them to still put his footprint on this site? Maybe a collaboration.

Funny, I was rooting really hard for Nucleus for a long time.  Then, when it appeared to "die" - I was super excited when @KJP's Bedrock reports surfaced, thinking - "this will be even better!"

Now, I'm  kind of hoping that Nucleus is truly dead and that this is just posturing - if in fact, Bedrock is really serious about developing that site.  I can't see Stark putting something together near the scope of what was rumored with Bedrock. The thought of a Hudson Tower scale project on that site with billionaire developers is extremely enticing.  I'll look forward to upcoming reporting on this situation.

Why shouldn't you question my reporting? I'm a human being who makes mistakes. No one is beyond question. I believe in my sources although they can also make mistakes. Sometimes things change. I don't know if that's happened here. Thanks. However in this case I did not attempt to mislead. I got a speculation wrong. When I do mislead, I don't change the facts the of the story. And I have reported in the past that Benesch was abandoning nuCLEus for Key Tower. That was based on source info.

Just because Benesch isn't a part of whatever is happening here doesn't mean that things are not happening... According to the previous articles from KJP the primary tenant of a hypothetical office tower was Rocket Mortgage / Quicken Loans and the Shinola Hotel. Remember that Stark denied that Benesch was leaving so we know they aren't exactly transparent 😁 We just need to wait and see! 

It was reported a while back that Stark withdrew the TMUD application for nuCLEus.  Is it possible that was incorrect or perhaps it was re-submitted?

Michelle Jabore of Crains recently re-posted an article summarizing all the TMUD apps and Nucleus was not one of them.  I am sure there was a deadline to submit this round which Stark missed even if they wanted to re-submit this round.  I don't believe Stark "withdrew" an application.  I don't believe they submit one in the first place.

Seems like a rather quiet exit by Bob Stark with the still unresolved status of the Nucleus parcel in the balance and the company still saying

"We still want to develop that land."   Let's hope they do something soon  - or, perhaps as @KJPreported earlier, maybe there's already a deal to

sell the parcel to someone with some real pockets that not only wants to build something great - but can.   Happy retirement, Mr. Stark.

Sorry, I haven't heard anything new since I reported that Stark was/is selling the nuCLEus properties to Bedrock and that Bedrock wants to build something bigger than nuCLEus on it.
