Isn't the unwritten rule of city council that if McCormack is down with this deal that all the other councilfolks are supposed to "get in line". Isn't that how TJ Dow tries to shake down every project in his Ward? If so, I can't believe this deal having to big a problem unless someone wants to grandstand.
July 14, 20177 yr Also true. There's going to be a few who will probably oppose it (ie: Reed, Johnson, Cummins, etc). But I don't see Council stopping this project either. So even though it still does have another 20 yards to go, the few opponents who might try to stop it are too far up field to get in the way. I now think this project will get done. I think other cities may routinely do 100% TIFs but Cleveland has generally shied away from those, at least during the Jackson administration. Instead they do non-school TIFs where the school district gets their portion of new taxes and the remainder is TIFed.

July 18, 20177 yr Its a post card asking residents their views on nucleus. It has about 8 meetings on the flip side starting at the end of July. Kind of smart to target people already living downtown since it can be a sales pitch too.
July 18, 20177 yr Thanks. It's both smart and dangerous to host public meetings in the neighborhoods about a financing plan for a big development downtown. For many, it won't matter what you say. They will hate it or make demands that can't be satisfied. Offering a new vocational high school for the east side is a nice carrot, but I'm concerned it won't be enough. July 18, 20177 yr I'm curious to see how people react. I've noticed that once you start moving further out into neighborhoods past me (I'm in Cudell) the general view of almost everything just becomes "this project = Frank Jackson = BAD!!!" followed up by "but the DIRT BIKE TRACK" so I honestly don't foresee some of these meetings being very productive. It's actually impressive how quickly people relate things back to dirt bikes.
July 18, 20177 yr It's from CMSD, so I don't think they're targeting anyone in particular to advertise for the project. They are holding hearings to get opinions from the community prior to making their decision in August. I received the same notice though, and I don't even live within the district's borders, so maybe they are advertising a little...

July 19, 20177 yr I sort of agree it's a bit lame. I've always wondered if financial backers of these huge projects are swayed by names without realizing it. A name is basically the first impression and can skew how someone views everything after. I doubt there's any good way to quantify this though... But in real news, I'm happy to see they're willing to try creative solutions to make this happen. And it sounds like the overall deal will actually be a good thing for all parties in the long run.

July 21, 20177 yr It's all or nothing for the TIF... No TIF = No NuCLEus. Also, I might have missed this in the article posted earlier, but it seems like the final vote is really in the hands of city council...regardless of CMSD decision.
July 21, 20177 yr I see no reason why a TIF won't be passed for Nucleus by CMSD & City Council. The Key Ccenter had a TIF to help construction. Other projects also had TIF's such as FEB.
July 21, 20177 yr Especially because this is a mixed use development. This brings vibrancy to the street and adds residences and workers to what would otherwise be a vacant lot. No one is likely to hold out for a better deal and I don't think there really is one. The only other options would be a larger development, which it already is quite large, or maybe a park? Are there really other uses that the property could be better suited for? I don't think so. As stated earlier, it's a win-win-win.
July 21, 20177 yr The gap between the value of of the property when built and the cost means that quite literally nothing of significance will be built there for a very, very long time without some creative way to fill the gap. The breakdown of the proposal does not account for what I would consider to be a likely appreciation of ALL property values in the immediate area which would also result in an increase in inflows to the schools and city. Make it so.

I know the issue is file size. Is there a way for the UO site to compress without making the uploader compress them?

His response was that he and his son have a debate about that. He referred to himself as more of a "poet developer" and his son as perhaps the more pragmatic one who would be more open to doing things piecemeal. He went on to reiterate why he feels it needs to be such a large project and why he would strongly prefer to do it all at one time.
