February 10, 20205 yr Fine. Here it is. I'm going to bed now!! ? MONDAY, FEBRUARY 10, 2020 nuCLEus still lurks among many downtown projects In two years, construction may be underway in downtown Cleveland for as many as a half-dozen towers. And that doesn't count all that are in pre-development. If you did, there would be at least 13 towers under consideration. Starting this summer, construction is due to start on the City Club Apartments, followed by the new Sherwin-Williams headquarters, a probable Justice Center Courthouse tower and as many as three more towers that have yet to be announced but are in pre-development with significant financial backing. And that doesn't count major renovation projects that could also be occurring in the next year or two like the 21-story Union Trust Building to be renovated as The Centennial, the 22-story 55 Public Square, 16-story Rockefeller Building and 11-story Baker Building. All are subject to pending renovations and/or possible sales. Lurking in the shadows of the half-dozen new-construction, potentially imminent towers are a pair of proposed buildings. Many people aren't talking about these two proposed 24-story towers anymore. They are the towers in Stark Enterprises' and J-Dek Ltd.'s nuCLEus development. February 10, 20205 yr Thanks, @KJP I think there’s a typo when you reference S-W building height. As much as a hate parking, with recent developments adding residential cars to the current parking lot mix, Nucleus parking will become increasingly important on game nights (especially if we get good at sportsball again).

February 10, 20205 yr I still think Nucleus has a good chance of happening. When you look at the length of time from conception to completion on the Beacon - it’s not a surprise this is now something like 6 years and counting. But if the tax credits bill applies, it might be a relatively fast track. We could be seeing a number of cranes downtown in a year or so. Fingers crossed.
February 10, 20205 yr I had a meeting today at the Akron Chamber and Kirk Schuring who sponsored SB 39 was there. I could not NOT ask about this bill specifically how it relates to nuCLEus. He was pretty optimistic about it. It's been stated before, but when this was first introduced it seems like this was almost specifically done for nuCLEus. It could be transformative for the entire state, and not just for big cities, but for projects in small towns, too. Nice guy who really seems to care about NEO.
February 11, 20205 yr KJP, what three towers were you eluding to in your article? Any news on any new skyscraper buildings?
February 11, 20205 yr Most likely allowing SHW, Frangos, and quite possibly Lumen Act II the opportunity to run for the TIF. As big as SHW is, there's no doubt I think they would immediately attain it, maybe even City Club.

February 11, 20205 yr Lots of proposed amendments submitted to the TMUD bill, some of them working at cross purposes. One of them would instruct the Ohio Tax Credit Authority to implement applications rules within 120 days and then have a 30-day deadline for submitting the applications to push the tax credits out ASAP. Another amendment would remove "fiscal year 2020" from the bill, making it so that tax credits can only be awarded in fiscal years 2021 and 2022. Both amendments might pass. The latter might because the state is already working under a budget for the current fiscal year that doesn't account for the impact from issuing $100 million in TMUD tax credits. February 11, 20205 yr If the latter is what passes, that will further delay this project a year. Whew!

February 12, 20205 yr Wouldn't be surprised if all of this teasing and pictures of the "calm" Stark offices is in preparation of them announcing they're selling that building. After all, it never featured as still being there in the SW plans. I'm sure they have some open office space to move into in Crocker, or in the tower at Eton. Edit: on second thought, didn't they already announce getting space in 200 PS? Maybe this is just them announcing that imminent move. Edited February 12, 20205 yr by PoshSteve

I'll never forget back in 2007 or '08 when someone from this board peeked through the windows of his old offices at 1350 W. 3rd and snapped pictures of Stark's proposed Ernst & Young tower for the Superblock. Bob Stark saw the pictures posted here on UrbanOhio and freaked. He called me at Sun Newspapers because he thought I had something to do with it. Nonetheless, he asked me to reach out to the admins to have the renderings removed from UrbanOhio! But I saved those pictures before they were removed.... ? Anyway, back to nuCLEus..... March 1, 20205 yr SUNDAY, MARCH 1, 2020 Megaproject tax credit slowed by Primary, Larrys' feud A bill intended to provide significant capital to megaprojects in Ohio's largest urban areas and lesser assistance to real estate developments in smaller communities has sped up and slowed down at various times over the past few years. Now, Substitute Senate Bill 39, the Transformational Mixed-Use Development (TMUD) tax credit, is back in the slow lane, awaiting two votes. One vote would be its potential referral out of the House of Representatives' Economic and Workforce Development Committee to the House floor. But before that happens, the bill is sitting in committee awaiting the Ohio Primary Election March 17. Many lawmakers out campaigning as they face challengers in the primary or their friends and allies are. That's where their attentions are focused until the election.
